Not too much of a new listing change this week, and we are still reporting lower than this time last year despite the lacking inventory. Sales remain mediocre, but with the lower weekly new additions and overall inventory, the Fall market has quite the hand up with the advantage of momentum. Inventory stats have been quite the show to watch this year. The ebb and flow of surging and retreating numbers is a site to see, and it's hard to believe that we have reduced by just over 800 properties for sale at this time, or 15%. Buyer activity dropped slightly this week, but values overall held fast. Not a bad start to the season, and I'm looking forward to seeing what the remainder brings. The overall Summer activity continued where the Spring market left off; hot to trot, and leaving a trail of sold signs in its wake. The anticipation is that the Fall market will be just as active and continue the trend into a stronger balanced market foothold, but time will surely tell. Still, certain area's of the HRM are waiting for the activity to catch them, and others are beside themselves with the good fortune of catching the "right time to sell". Last week I reported how things seemed a bit "off", that the numbers seemed a little "delayed". Well, it would appear that this week has corrected that anomaly. Oddly, in a year of minimal new weekly listings, a historically mediocre month has attracted sellers to market. I'm sure these listings are a site for sore eyes (Buyers currently on the market), and a welcome addition to the itinerary or viewing schedule. Some residual sales from last week may have caught up this week strengthening the sales report, but the star of the week goes to the listings that went conditional/pending (received and accepted offers) with a whopping 180 offers accepted. It's no small feat to report 180 agreements in a week, especially during this time of year given the dwindling inventory and lack of selection. Just last year there was over 60 less agreements, which is huge in one week. It will be interesting to see what contribution these sales are providing to the overall inventory count. Usually, the reduction of inventory is largely in part to expired/cancelled listings, but those two stats seems to have switched reports. Slight increase in the overall inventory this week as well, which is unusual, but unlikely to trend. I noticed that trees around the city are starting to change colour, and I reflected on just how quickly the Summer, and the Summer market, has passed. It marks the end of Summer, but it also flags the beginning of the school year and new adventures! I personally enjoy the fall, with cooler temps and the scenic transformation of foliage, but I'm a shutterbug too, so that could be a bit of an influence. September also marks a key turning point in the real estate market, where overall inventory continues its decline, but starts to do so at a more rapid pace. We usually see a large number of listings pull from the market around this time as well, which could be caused by expired listing contracts, the need to concentrate on getting things prepped for the school year, or many other various reasons. This year is no exception with a staggering 324 properties that retreated from the market this week. Not too much more than last year at this time, but this week had more expiries than the last 3 weeks combined! Still a good listing churn though, with an average number of new properties to the market, and a decent showing of sales this week. Sales were however a tad lacking this week, which was a bit off a surprise given the number of pending listings for the last few weeks. Usually, the due diligence period takes a couple weeks from pending to sold, so the effect of sales is usually felt 2-3 weeks post of the listing status change to "conditional or pending". Two weeks ago there was just shy of 150 and 184 the week prior who received and accepted offers, so I would have anticipated that number closer to our recent averages (140-155). That's the thing about the market here in Halifax, although it has some very consistent reports, there are things that change week to week, and if you don't notice, that small change becomes a big one given enough time. Where has the time gone? The September long weekend marks the last squeeze of Summer one can muster, and with lots going on this weekend, it would be well worth it to get out and explore! Sellers may have received the memo, but buyers are still out in full force. New listings this week reported below average but sales remained steady, and there was just under 160 properties that received and accepted offers this week. The market seems to be maintaining its steady pace as the balanced market trend continues, which has caused some frustration for buyers and the need to revisit properties that have been sitting for awhile to create more options. I've discussed the need to price property properly in other posts, but whilst I'm on the topic, the market switch has changed something for these properties. Mostly, initially overpriced property tends to sit on the market, and subsequently chase the market as an attempt to correct to current conditions occurs. Usually, if sellers quickly adjust to the market conditions (which can fluctuate as we have seen), then there is a greater chance of getting sold. Those who tend to drag feet in adjusting, also tend to drag out longer on the market. After awhile, these properties become somewhat of a concern for potential buyers at first glance, with the mentality of "this property seems priced well (now), why has it been on the market for so long?". New market conditions and lack of availability has given these properties a second chance at things. This has been noticed week over week with the fewer listings that expire or cancel from the market (comparably). Still interesting times out there, so stay tuned to make sure you're on top of things!
