Lack of sales in the past few weeks, coupled with an apparent never ending supply of inventory has set the absorption rate to record highs this week. To put into perspective, If inventory additions completely stopped today, it would take over 8 months to sell off the current stock at this sales rate. That being said, we are at the end of the season and typically see this type of performance. This week just happened to have a huge spike. Let's hope that trend doesn't continue. Doesn't really look like the inventory wants to reduce at all! Single family homes had a marginal reduction and condo inventory actually gained. Nearing the end of November we have seen numbers strengthen over the past few weeks, which is usually not the norm for this time of year. Still lots of last minute shoppers out there, with viewings and inquiries frequenting listed homes. Lots of last minute deals as we close the books on the 2013 market year, and quite a few value priced properties currently for sale that ended up "chasing the ace" this season, and now well below what was originally presented. Still, lots of inventory out there on the market, and it doesn't seem to be flying off the shelves anytime soon whether it be to cancellations, expiries or sales. I imagine a few factors like the Remembrance Day long weekend, coupled with the end of year market decline where pretty impactive on the result. Although the overall inventory has started the annual decrease trend, this week made one last twitch at a come back. Although single family homes have decreased in numbers, the gutter-ball sales to list ratio failed to stop the overall gain. Days on market for both products is chugging along at an average pace (a little over three months), and values in the sold single family homes took a cut. So as we compare this year to the last, things are still a little out of balance with last year having the edge, albeit oh so slightly. Inventory wise however, it appears as though we are on pace to meet up with last years stats hopefully, by the end of the year. Lots of price drops this week, which has been the trend going into the "last ditch effort" zone for sellers of the 2013 market year. Unless the property is vacant, it will be a challenge to close anything before Christmas, and really, focus will shift soon enough. Although many stats are reflective of this time of year, condo's reverse the trend by actually gaining inventory this week. We did have a solid week of sales however, and much better then last year at this time. It almost took a year, but our market is starting to be reflective of last year, now hopefully it will run the other way! REMEMBRANCE DAY Remember, this monday, November 11th is Remembrance Day. There are many services across the city to attend and pay tribute to members of the military that have served, are currently serving, or have paid the ultimate price, for our freedom.
