Generally a slow month year to year, November this year decided to change a few things and really prove this current market climate has some legs. The inventory hits keep on coming with another decent week of reductions, but this annual trend will continue until it hits the the floor at the end of December, so this is not out of the ordinary. The question is, will it get back up again in the new year, or will it stay down for the count? If we have another year like this year in 2020, things could get get quite dicey for buyers. It was already challenging enough for buyers to find an option this year, with many areas seeing prices skyrocketing over multi-offer situations (something that Halifax is generally not as susceptible as the big markets tend to be), and the rock bottom vacancy rate compounded the issue. Woes that are likely to continue into the new year if things don't start changing sometime soon, I mean, just look at that sales to list ratio again this week. I think we will get a really good idea of how the market will perform right out of the gate next year. January usually sets the signal fire for listings to come to market and give notice to buyers that the search must press on. This activity has also kept the absorption rate holding fast to 17 weeks, which is a stat that is usually considerably higher this time of year. Just look at the difference from this time last year to now, pretty impressive. Inventory continues to plummet, and buyers activity is showing no sign of slowing down either, so the expectation is that this activity will continue to push right up until the holiday season. Sale values continues to surprise as well, and reports remarkably above average from week to week of late. The six month median home prices, the real gauge of value increase/decline, is also reporting well above last years margins and is likely one of the most significant increases in such a short amount of time that Halifax has seen in a very long time. Days on market are fewer, prices changes less, and so too the listings that cancelled or expired. All signs that things are still favouring Sellers, so it makes you wonder when the turn will happen for Buyers. For now, though, we will wait out the current Sellers market in anticipation. Historically, this week tends to be one of the slowest of the year, and rightly so, as most will take a moment to reflect and remember those that have fought for the freedom we currently enjoy. It was still an active week though, given that all real estate activities are shut down on November 11th, so it only goes to show that this current market doesn't skip a beat. There was only a few variations this week to overall activity, and they included the reporting of higher sales values for the week, the increase of the average days oil market across the board, and slight reductions to the six month average median values in both tracked products. Does that mean to say things are slowing down finally? Likely not, but the next few weeks will certainly be an indication of where we might be headed as we get ready to welcome in the new year. He is neutered and up to date on vaccines and flea and tick meds. Tyson is fearful with strangers, will bark and needs his space but improving.He is very affectionate with women especially but, he needs more time with men then he is very playful after that. Tyson has a moderate energy level. Will be a good guardian, needs some management when new people come to his home because he's fearful but we can advise you on this. Tyson thrives in a calm environment with one or 2 adults. No cats or small dogs but, he is Okay with medium/big dogs who love to play a little bit rough. Tyson has food resource guarding so needs to be fed separately for meals. He also has a chicken allergy . Tyson loves to play with people but he jumps a lot and can be rough with his paws or be mouthy. He is calm after exercise. He is used to being crated or left in a room when humans go to work. Tyson likes to run away with a stolen objects/ toys.He doesn't give his toys easily but he still wants too play with you do, it's Okay if you exchange with another toy. Tyson always wants to play with other dogs but can be rough with his paws...he's a Goofy sweet boy with other dogs and acts like a puppy! He is being foster with a golden doodle. Tyson doesn't like children only because they are too intrusive of his space and competition for his food resource guarding. He's a dog with good bones if he is in the right home for him, he is a very playful and affectionate dog. The long wait to see if the overall inventory gap would spread wider that 1000 unit difference is over, it happened! Another strong sales week and higher than average expired listings caused a decent drop in the numbers this week, which in turn gave the green light to finally mark the anticipated gap spread amount. Another unusual happening this week is the further reduction of the absorption rate. Of course, given the formula of low inventory + solid sales = lower absorption rate, but usually the reduced activity of the year keeps this stat level, or increasing slightly week to week heading into Winter. It's a very significant difference with this stat from last year, and it's actually reporting back to the numbers of the late Spring, which was the lowest point of the year. The fact that we shaved off 14 weeks of the absorption rate in a short 12 months is surprising, especially given that I have tracked an entire year that fluctuated maybe 2-3 weeks in total. Definitely an indicator that we are in as strong of a sellers market that we have seen in a long time, just how long is the question. Historically, we should see the further reduction of inventory until we hit the lowest time of year, Christmas, but given the way things have been this year, I'm not so sure that trend will hold up.
