Listings falling under contract edged up a bit, but still reporting much lower than this time last year, despite having more than double the property options. Values overall held steady this week, but the average selling price in general is reporting lower than this time last year, to include the single family home six month median selling amount. The six month median stats themselves have now turned over, and are starting to show positive signs of value increase. With the way the first quarter of the year has performed, it is not surprising to see the values recover so quickly, however, with the sagging start to the second quarter, it is now more questionable than ever to see how the Spring will turn out. Nova Scotia is still doing much better than some of the larger markets across Canada, as prices across the country continue to cool and sales slump. Affordability, ocean living, and everything else the jewel of Atlantic Canada has to offer, we continue to be a national draw, holding strong against the pandemic market correction. With March in the books, April will be our tipping point into defining what the rest of 2023 should look like, and with the way the numbers are reporting, it could go either way. I came from Texas a couple months ago and now I need to start the search for my forever home. I came as a very nervous little girl, but I am blossoming slowly into a more confident dog. I will require a patient and attentive home. In my current foster home my ma and pa are retired, and with time, these two have become my pals. Their grown children and spouses, well, they may need a bit more time. They come and go and we can all hang out in the same room together, but sometimes I show them my very best teeth. This is to remind them that we are not on a first name basis yet. I will do this even if they glance in my direction and do not approach me. My foster dad was smart and did a lot of stuff beside me and never looked at me, that is the way I like it. I don’t think I’d be a good match for small children. I will allow my foster mom to pat me all over, but I prefer to have her on the floor with me, so I can decide how long and how much attention I want. I will crawl in her lap, but I do not want to be picked up. I can get on the furniture, but usually won't if someone is already on it. I will go in a crate on my own and this is handy for going to the vet, a place I can certainly do without!! I am not leashed trained as I haven’t yet had the courage to venture outside. Hopefully that comes soon because I get so excited when my foster mom comes home from walking the other dogs, I think I’d definitely enjoy going with them. I get so happy to see everyone, I am bouncing and tail wagging like crazy. It lets my foster mom know that a playful dog is hidden deep inside. I don’t really like toys, have not really cared for food games or puzzles. Unless there is a significant reward I won’t work very hard, if at all. I am also a silly animated dog at meal times, otherwise I am hard to convince to come out of my bed. I am not destructive in the least. My bed, well, I love it. I had a nice fluffy one waiting for me and I love it. It is my safe space and I don’t want ANYONE to bother me when I am there. My foster mom really wanted me to join the pack so my bed is close to everyone, which is fine. At night I have a bedroom bed. I am fine with that and am happy in the bedroom with everyone, I totally get my nighttime routine. I cannot be convinced to get on the human bed. I have climbed on to explore but not to sleep. I really don’t like other dogs in my personal space when I curl up so maybe if no dogs where up there, I might. As far as other dogs go, that is another uncertainty. I like my foster brothers, who are all very chill, but I am not part of the pack. I might choose to be near them if I am nervous, but I might want them to buzz off too. I definitely don’t want them near my bed or dinner. I think I like them around, but I don’t think I’d like a dog up in my face. Cats? They are to chase and howl at aren’t they? The one here is for sure, the few times I’ve seen her. So maybe best that there's none of them in my new home. My foster mom is dying to get me outside, but the last few weeks have been so cold, and I have showed zero interest. I have a feeling if the weather goes above zero I will be forced out that back door. While I am an indoor dog I am a very tidy, pee pad trained girl. My foster mom really thinks once I'm brave enough to take on that big, scary world outside, I'll blossom into my best self in no time. I am not going to be the dog for every family, as I'll need a very patient family, but my cuteness is undeniable. The reward of becoming my friend is significant, to earn my trust is a gift. Even with the lack of new listing turnout this week, the overall inventory did take a gain, with expectation that this number will continue to rise as certain areas and price points continue to stagnate. The weekly sales to list ratio continues to report drastically lower than last year at this time, and although we have over double the inventory from last year, there was only half of the amount of conditionally accepted offers. March 2022 was the beginning of the end to the pandemic market, fast forward a year later and there has been many changes, which has resulted in the current market. There are still some leftover activities, like multiple offers, and the offer holdover period, but they are not as extreme as the market a year ago. Still, as the inventory remains lower than it has reported in many years prior to 2019, it is slowly crawling its way back to regular market ebb and flow. With Spring finally here, inventory should continue to climb, as patient buyers continue to monitor market developments in hopes they are not caught up in a frenzy. Listing prices seem to have a closer alignment between last year at this time and now, with the big change being the selling prices. Speaking of, prices appear to have bottomed out a couple months ago, as the six month averages continue to trend higher from week to week. Still, the uniqueness of this time of year can lend to a false crest, and typically, the first three months of the year indicate how the Spring market will perform. So far, the report seems to point to stabilizing prices, increasing inventory and a buyer pool that is a bit smaller than we have seen in previous years, so it will be interesting to see if this trend continues. I am a 6 yr old, 17lb, chihuahua mix lady. I came from Texas before Christmas and am now starting the search for my forever home. I am a very timid girl who takes great comfort in other dogs. Any forever home will definitely need to have another dog. I am respectful of “dog rules” and draw comfort from the pack, dogs first, people second. I haven't met any cats so not sure what I'd think of them. As far as kids go, no thanks...too noisy and unpredictable for this girl. Although I am very shy, I haven’t shown any aggression towards anyone but my foster family does give me my space. I am not leash trained. My fosters have been working on it without success. A leash is an annoying, useless accessory in my eyes. Although I will tolerate it being attached, that’s as far as it goes. I go into instant flight mode when pressure is applied. Maybe once my confidence builds, it will get better. When I'm outside, I am uncomfortable and am always trying to find a way back inside to safety. Maybe I'm just an indoor type of gal. Even with my foster parents who I've been with for a couple months, if I ever got off leash, I would probably run. I believe once leash trained/comfortable outside I would probably benefit from and enjoy some outside physical activity in daily walks, but I am also very content to lay about. I know my name, working on recall and I will come most of the time when called depending on what obstacles are in my way. With treats involved, the success rate goes up. I use a pee pad with zero issues. Once some leash work is complete I believe the transition to outside potty would be pretty seamless as I am a very smart dog. I am treat and canine motivated. I follow my foster fur sibling almost everywhere. I will also stay close to my foster mom sometimes. As long as there are no visitors in the house, I have no issue relaxing with the family. I do not have separation anxiety nor am I crate trained. I prefer to sleep in a dog bed beside my humans bed, or in the living room or office. I do like the bed and will sneak on during the day or when they are out, but I need stairs to get on/off and I am uncomfortable with being that close to my humans while I'm sleeping. I am not destructive when left alone with free reign of the house. I may snoop when I'm bored so something mentally stimulating would help if you're gone...Kong, food ball, snuffle mat, etc. I will bark with unexpected quick moves/noises. I will also bark at men, but I'm not aggressive, just telling them to keep their distance. I am not a picky eater but don't panic if you don't see me eat. I prefer to do that when everyone is asleep. I don't like baths but I think I tolerated it like a champ. I have shown some interest in toys so I believe, in time, I'll get the hang of them. My tolerance of people has improved since I arrived, however I am still very wary of people in general and will not seek out physical affection. To sum me up, I am a wonderful girl who would do excellent in a home with another dog and owners willing to put the time in to acclimate me to life in a household. I would not recommend a home with children due to noise/activity but older teens would probably be fine. I have a slight aversion to men, but nothing that can’t be worked past, I have not been aggressive. In the short time I have been here, I have adjusted at a slow and steady pace, and am now seeking out a family to further build that trust and a strong relationship with. I am a very intelligent dog and have a willingness and want to be part of a family, but struggle due to my past experiences. Are you the one to help me with this? Winter 2022 carried on the sales decline and correction of the deflating market, but the 2023 Winter market was quite the opposite. Prices did seem to hit a bottom right before the holiday season and the expectation was that prices would continue to fall in 2023, but if anything, prices seemed to have stabilized. With a month or so of market activity confirming this, the question has become is it a false bottom, or is our market recovery well underway. Listing activity seems quite average for this time of year, and you can certainly feel the missing pool of buyers out there as properties start to sit much longer than last year at this time. As mentioned in precious posts, certain price points and areas are still seeing multiple offers, and the return of the offer hold window is coming back around as well, both of which are likely surprising to buyers entering the market at this time. All eyes on Spring to see which market will prevail; a continued correction or the return to a stabilized one. Only time will tell, so be sure to stay tuned to the blog to stay informed! I hitched a ride from Texas to the Maritimes, a few weeks ago, because they told me it's the best chance I have at a better life. I haven't had an easy life and haven't had much socialization before I arrived here. Although I can be very loving and want to be near you all the time, my fears get the best of me. I’m still learning to trust humans so I always keep an arm's length between us. I'm fine with dogs, in fact, they help give me some comfort and courage. I’m ok being home alone if I have a canine companion but if I’m alone, I tend to cry. Even though, I'm still scared of your touch, I want you near me as much as possible. I’m so happy when you come home, that I’ll show you my happy dance and give you kisses on your head if you kneel down. I haven't met any kids or cats while here but I don't think an overwhelming household is ideal for me. I am an older gentleman and I would prefer a cozy, quieter home to spend my twilight years in. My hobbies include walking around the house, laying around, eating and napping. I haven’t shown much interest in playing or toys, it's not something that I'm used to. My favourite times of day are mealtimes. I also love getting treats because I’m such a good boy! Lots of that will be the key to my heart. I’m not a fan of being picked up yet, nor wearing a harness or collar nor being on a leash. So until I'm more trusting of you, my only adventures to the outside world will be with me in a crate or if you have a completely enclosed area out there with no possible escape routes. I usually do my business on a pee pad, missing occasionally, but it’ll still be early days with you so it will get easier to get me outside with time and patience. For bedtime, I love sleeping on the corner of the big bed, and I always sleep through the night. Sometimes I let my foster mom give me a few cuddles, as long as it’s dark. I don't have a whole lot of teeth that my rescuers can see but they definitely want to have them checked out. They're still working on getting me comfortable enough to go. It may or may not happen before I find my forever home, however, if it doesn't, don't worry as my rescuers will be 100% financially responsible for this when I'm ready and able. I am a scared, little boy who wants to love and be loved so badly but I just haven't found the courage yet. Hopefully in the near future, I can learn how fun life can be and show you how much love I have bursting inside me just waiting to come out!! After a slow beginning to the Winter, the first quarter of the 2023 market is showing signs of a rebounding market, stabilization and the return of offers holds, multiple offers and other aspects of the pandemic market. Not really a welcome environment for buyers entering the market this year, as I'm sure the expectation is that prices are back to being negotiable, and there is more to choose from. Unfortunately, this does not seem to be the case this year so far, especially in the first time home buyer price point, and areas within 20 minutes to the core of the city. Now, the multiple offers that are happening seem to be settling around, or just over asking price, unlike the extreme six figure overbids that Halifax entertained in the last couple of years. Getting back to a tactic that was happening during the price fall of 2022, listings that sit on the market for a few weeks carry out a drastic price reduction to match the current values, which then attracts buyers with the market value price, ending up in a multiple offer situation. A lot of buyers I have spoken with have lost the appetite to compete, with all eyes on the Spring for more inventory, and options with less competition. Inventory is on the rise, and with some listings sticking around there is a base padding that we have created as a "spring" board for the second quarter market. The Weekly "Adogtable"Hey y’all, my name is Clay: a very cute 4 year old, 10 lb neutered male terrier mix. I came all the way from Texas to the Maritimes in search of my forever home. I'm now ready to start that search. I am a very shy guy that definitely needs a doggie sibling or a few - big or small, I don’t discriminate. I love my foster dog siblings, right now, I’m curled up with my husky fur foster sister! I follow her every move and I have learned a lot about what to do from her. Cats? Not sure what they are, I haven’t seen one in a while but my foster mom says, “likely fine as I don’t even bother their birds.” I’m proud to say I’ve got great recall. I know my name and come when called. Leash trained? No. I don’t like to get the leash on/off me; don’t like it when you pick up the leash. I have been on a couple walks with my foster family but that took a long time to get there. With time and patience I’ll get there with you. So a securely fenced in back yard is a must for me since that's where I'll need to do my business and have some play time until I trust you. Until I get to know you well, I should definitely be considered a huge flight risk. Once I warm up, I’m not such a flight risk, I’ll be found glued to the dogs first and then people around me later. As for right now, I'm still a look, don't touch kinda fella. I need patience and for you to allow me to come around in my own time. My activity level is medium. I’m quite athletic and love to run and chase and get lots of zoomies but then I’m happy to sleep and chill. I’m mostly housebroken, I do most of my business outside in the fenced backyard, but like many Texans I’m reluctant to go out on very cold or rainy days. How many days til Spring, lol? I love treats and that’s the only reason I’ll approach people. I love to follow the dogs so if they’re going one way, my motivation is to follow. I’m good in the car if you can get me in it. I do not experience separation anxiety. I barked the first few times that the other dogs went for a walk and I was left home alone (my leash issue prevents me from being walked) but after that I just look out the window and wait for them. I don’t mind when the humans leave. I get so excited when my fosters and their dogs come home from a walk. When my people come home I get excited to see them because that’s what the other dogs are doing, I follow their lead. My whole body smiles and my tail wags and I jump up on my fur sister. Am I crate trained? No, but my foster folks are working on getting me used to the crate so they put a comfy bed in it on the couch so I sleep in it with the door open at night. It’s now my favourite location, but nobody has closed the door yet. I like to sleep on the couch in the bedroom. I like to be close to the adults, but not too close. I get cold, so my fosters gave me a down sleeping bag that I curl up under to get warm. As far as barking goes, I mostly bark at the kids in alarm when they make quick movements, although I’m getting more and more used to it. Given my petite stature you might be surprised to hear I can be a counter surfer. Of course, it has to be attainable and it's not hard to prevent that. I like good dog food, and I eat it slowly so sometimes my food needs to be monitored so others don’t touch it. I’m not a picky eater though. I am shy and so far I haven’t let anyone pick me up willingly. So, no baths yet. I am scared of people, especially hands and feet. When I want food I’m not afraid to climb up people’s legs to get their attention, but I’ll run away as soon as they look down at me. I have been known to venture onto my foster’s lap for a treat but if I think you’re going to try to touch me, I’m done with that. I have no idea what dog toys are for. I am a dog’s dog. I love my big foster fur-sister and jump up all over her and sleep on her. I love to chase and nip a young playful puppy that visits, and I nicely co-exist with the older dog that isn’t playful. I’m super easy to love and I don’t ask for much. Some day I hope to be able to trust my people enough to hangout on the couch and get a leash on/off, and be able to go for walks. Since I’m athletic a big adventure would be nice, but I’ll need time to work up to that. All in all, I’m a shy guy that needs a special family that will patiently guide me to be the family dog I want to be. That will take time, patience, and perseverance but I am so adorable and easy to care for. I am ready for my forever family to adopt me, could that be you? Feels like we are flying through the year so far, with Spring just around the corner and hopefully warmer weather on the way as well! The big story this week, and seems to be the highlight of things so far this year, are the prices. Many speculated that there would be a drastic fall from the peak of the market, which started last Spring, and yes there was a correction, but perhaps not as big as most thought would occur. If anything, it has been a soft landing after the peak of the pandemic market, but since that time, the average listing prices have slowly stared to rise to meet those new and fantastic selling prices. Since the amount of the overbid could not be compensated for during the pandemic market, Realtors slowly increased the listing prices to meet the demand of property around the HRM. When the over the top multiple over bids came to a halt, there was a rubber band effect bringing prices back down after a season of correction, with selling prices seeing the most signifiant reduction. Last year at this time, we were still in the peak of the market, and as you can see from above, the average weekly listing prices have not changes all that much, but the selling prices (for single family homes anyways) has been drastically reduced. As the balance of the market continued, the question was when would parity and stability return. So far, 2023 is hinting that the balancing of the scales has occurred, and we are back to business as usual. It is early signs however, and the first three months of the year to tend to be an oddly exciting time in real estate, so more time and data will be needed for confirmation. The Weekly "Adogtable"My name is Ollie; get ready to fall in love with me! I'm a 6 yr old, 45lb, blue heeler mix fella. I’m an amazing boy who recently lost my Dad which brought me back to SALCARS. I first came to Nova Scotia in 2019 from Texas and have been loving my life in Canada ever since! I'm now starting the search for my forever home. I’m good with other dogs! When I first meet them I get excited and say hi! I have a foster doggy sister that I’ve been living with. She is pretty low energy and we get along great! My previous home had another dog, five cats and two kids! I have been finding my voice over the past two weeks and will sometimes use it to say hello to other dogs outside the house, or let you know that my ball rolled under the couch! When I’m outside walking I’m a really good boy walking by strangers; I especially like it when they tell me how handsome I am and give me pats! When I see doggies I get excited and start to use my voice; I just want to meet them! I sometimes bark inside if I hear noises that are unfamiliar but it never lasts long and with gentle encouragement, I am getting better with this. Isn’t it funny that I don’t mind the sound of the blender but don’t like the sound of the Soda Stream!? I have been good with the doorbell ringing, the snow plow going by, and other loud vehicles! I love my leash; it wraps around me like a harness to keep me extra safe! I am such a good boy when my foster parents put my leash on. I LOVE to go for walks! I go for at least two 30-minute walks a day where I get to sniff, explore, and have lots of adventures. I don’t pull on leash when walking but sometimes I nip at cars when they drive by. It’s not all the time and if you’re between me and the car then I won’t do it! I am HOUSEBROKEN! My foster parents are so proud of me for this! If I need to go to the bathroom I will gently scratch at the door to let you know; I am so smart! I love my food! I eat grain-free food because it makes me feel the best. I have a special enrichment/slow feeding bowl that I really like to eat out of! Some days I’m slow at eating but if my foster parents put the kibble in their hand or on the floor I gobble it up! My foster sister was eating out of my very special bowl and I got a bit grouchy with her. It only happened once but now my foster parents know it’s best to feed us separately! Rumour has it I can get into garbage! I haven’t done it with my foster parents because they heard the rumour. They make sure the garbage can isn’t left where I could get into it and also make sure there isn’t food left out on the counter! I don’t really like my feet being touched but with gentle encouragement and work, I have started letting my foster dad touch my feet. He was very patient with me and I even lift my paws for him now to towel them off! I am so good in the car! My favourite seat is back left. Why might you ask? I love to watch on-coming traffic! Sometimes I put my face next to the window and pretend I’m nibbling the car! I also like to lick the car window; you can thank me later for keeping it clean! I love my humans! I am a little slower to show affection with strangers and my foster parents have been really patient and understanding. It may take a bit of time for me to give you kisses and show you my belly but when I do, you will get lots of both! I like to spend time on the couch with my humans and I really love sleeping in the bed with them! Because I love my humans, I miss them when they’re gone! My foster parents have created a safe-space for me in the kitchen. I have a bed in there and it’s where I eat and spend my time if my foster parents are away. My foster parents leave me alone for 6 hours on work days (what’s work!?) and I am such a good boy! The first day I accidentally damaged the blinds but it wasn’t my fault! I was looking out the window and made a boo boo. I also had an accident on my bed but I can assure you it only happened once! I was nervous when getting used to the new routine but I’m such a smart boy I pick up on routine really quickly! While I can be left alone sometimes, I’m happier when my favourite humans are home! I will always be excited, smile lots, and wag my tiny tail when you get home. I really love my ChuckIt balls! I like to play by myself in the house; I pounce on the ball like a fox! Sometimes my ball goes under the couch and my foster parents will get it for me. Don’t tell them but sometimes I do it on purpose! It is so much fun. I am a smart boy! Because of this I am easy to train and have picked up routines and commands so fast. My foster parents think that in my perfect home, my human would be willing to work with me and help me live my best enriching life! I will be a great companion for someone who loves to be active and also loves to lounge on the couch! I can’t wait to meet you and find my furever home!
