Inventory took a pummelling this week, which fell the stat to almost half of what was on the market at this time last year. Reductions in all tracked products across the board this week, but the status difference is likely due to the surge of properties that received and accepted offers this week, almost 300, which is 100 more products under agreement in a single week from this time last year as well. The feeling is that there are a lot of folks still trying to get into a place period, but there is also several of said buyer pool that would like to settle in before the school year kicks off. Since the Spring market was delayed this year due to the pandemic, it has caused a time delay in the market season as well, so this still feels very much like a vibrant Spring market. In fact, we hit another record this week with a first time event! For the first time since tracking these stats, the absorption rate has hit an all time low of a measly 7 weeks. So strange to say that since I reported there was a record in the same category a short 5 years ago, but it was the highest absorption rate ever reported! Crazy to think how different these two market are and the unique challenges that both possess. The big question here is if Atlantic Canada is now as susceptible to the boom/bust markets of those seen in the larger metropolitan cities like Vancouver, Toronto, Calgary etc, or is the mentality to hold fast regardless of how out of hand things may get? I can't help but think that some of these sale prices will burn some folks if the market turns, but desperate times call for desperate measures, and it seems there are more buyers willing to do whatever it takes to lock down a property regardless of resale or neighbourhood value factors. My name is Lola and I am a 1 year old blue heeler/border collie mix weighing around 35lbs. I came all the way from Calgary 2 weeks ago and after settling into my foster home I am ready for my next step! I am currently living with cats and we all get along well. I was cautious at first but they all seem nice! I also live with a german shepherd and he is fun! It took me a few days to start playing but now we play all the time. The cat tried to take food from my dish when I was eating one day so I snapped once to tell him I like having my space. I don't mind if my humans are around when I'm eating but if I have something high value then I don't really like to give it up. I need proper/slow introductions to new people so we all get off on a good start. I have a high pitch bark I will probably let out when meeting someone new and can try to lunge because I get anxious meeting them and feel restrained on the leash but if you just stand there and let me come to you I have done well so I hope my forever family will be patient with me and help me continue to learn humans are good! I have not met any kids and because I need proper introductions I will only go to a home with adults. I went to doggy daycare for the first time this week and I was very cautious and reacted to a few dogs coming up to me but after 15 minutes I was a good girl and had a blast meeting dogs of all sizes! I am muzzle trained for both new people and animal introductions. I am fine letting you put it on me but its not my favorite thing to wear. I am also crate trained for when you have to go out because I am still a puppy and like to keep my mouth busy. I bark a few times going back in the crate but settle very quickly. I have the odd accident in the house but as long as I get out every few hours I have been good. I will just stand or sit in the car but I suggest we clip me in because I will try to roam around otherwise. I LOVE water and LOVE my ball when my foster parents play fetch with me. I am a very energetic girl and would play all day if you let me! I am still learning to walk slower on the leash, everything is just so new and exciting I just want to get to the next place as fast as I can! I will let you know if I hear or see something so no apartments for this girl. I am quite the sook when I trust you and if you're sitting down you can bet you will get kisses all over! After weeks of steady inventory decline, last week finally reported an uptick in the available predicts, only to see it drop again one short week later. Looks like single family homes are the main culprit though, which of course is the most available option in HRM right now (I do use the term "available" loosely, since we all know that is not really the case right now). The sales to list ratio's are finally starting to reflect our market environment at the moment, although, it doesn't really give a complete picture of just how bad it is out there at the moment. I witnessed a listing in Dartmouth sell $100k+ over the asking this week, which was pretty shocking. I have seen listings go over that amount in Halifax, but that's the first time I have ever seen a property in Dartmouth go over $100k. Just a short year ago it was almost unheard of to see listings sell at asking, never mind over asking. Now the question is not IF it will sell at asking price, but how much over the asking price it will sell for. Frequently, the core is seeing the likes of 20-40k over asking respectively, but that average has been climbing rapidly as the Summer wears on, and seeing a couple properties sell $100k over the asking makes you wonder if we have seen the worst of it yet. I've been in the rescue for a few months now trying to get my health figured out but I'm finally ready to find my forever! I really enjoy going for walks (and sniffing every tree along the way!). I also LOVE going for drives and I’m very well behaved in the car. I’m housebroken so good news for you! I play with toys occasionally but mostly I’m not too interested in them. I know the commands ‘sit’ and ‘stay’. I like to sleep on beds or on the floor beside a bed. I usually sleep all night and I’m not really an early riser. I’m not destructive at all. I love being in the company of people. I’ve been fine when I’m left alone but feel a little bit anxious when people first leave. I would thrive in a house where I get lots of attention. I love human contact and affection but will let you know when I’ve had enough. I don’t like to be picked up but once I know you very well, I may let you do it. I'm a little scared sometimes when meeting new people and am not always on my best behaviour but once I get comfortable, I'm a delight. While I’ve been with my foster family, I've encountered other dogs and did fine but my foster family thinks I would do best in a home without any high energy pets or kids. I’ve been wonderful with older kids though. I have some vision and hearing difficulties but it doesn’t stop me from being a happy boy! I’m allergic to meat so I eat vegetarian dog food. I LOVE a little bit of rice and cheese mixed in with it sometimes (or as a treat). I am food motivated but have great table manners. I was a bit itchy when I first came to my foster family but they got me some allergy medicine and that helped a lot! I’ve had some symptoms that my vet thinks are related to mild seizures. I have daily medicine for that and it has helped so much. I also get daily eye drops and weekly ear drops to help me feel good. All my medications do add up(approx $200 per month) so I hope my forever family can continue to support me in my needs. I don’t like getting groomed so we’ve had to make some special arrangements to get that done so I can look and feel my very best! Are you my forever home? Did the inventory actually add a few properties? After several weeks of continued decline, the overall inventory levels actually increased, although minor, it was still in the right direction! The increase does come from both single family homes and condos after one of the biggest addition of new listings this year so far, which is likely a very welcomed site for weary buyers. Sales and buyer activity is still rocking, and despite almost half of the available options from this year last time, there is almost double the activity! Keep in mind that the market year of 2019 was a great year for sellers too, and is a contributing factor in the market we currently find ourselves in, but it seems that COVID=19 is becoming a front runner for how our market has accelerated. We are still bubbled with Atlantic Canada, so my prediction that this activity will remain sustained now, and ramp up once that bubble has been burst to the other provinces. For now, it's the new normal for our market, and that new normal includes multiple offers, well over asking price competitions, lack of options and increased demand. With school and September on the horizon, the feeling is that things may have a brief decline in activity, but this year has been anything but easy to predict, so we will have to wait and see. The insanely hot market continues again this week with solid sales numbers, steady buyer activity, and elevated sales to list ratio, and there is no sign of it slowing anytime soon. Single family homes continue to be the hot ticket, and the largest contributor to the reduction of inventory week to week, which is the product that has the majority of the market share and demand. The absorption rate remains steady at it's lowest recorded value of a mere 2 months, so if there was no more new listings and the market stopped, it would take a short 8 weeks to sell off everything for sale currently which is pretty startling. Values remain steady across the tracked products, and the six month median sale prices are finally starting to reflect the current market environment, reporting over their list prices. Still not a lot of options out there, and just when things look to be tapering off, it ramps back up again. I came from a Montreal gassing pound a few weeks ago and I am ready to find my forever home! I always pull to go see other dogs but it can be hit or miss if I think they are okay. I have also seen cats outside and have pulled to go chase them so I think I'd prefer to just be an only animal in the house and receive all the love for myself! I have loved all the people I met, including some calm older kids but I can get over excited sometimes as well. I am going to need some strong humans to work with me because I am a very strong girl! I do have a torn ACL that I take a daily pain medication for but it does not slow me down one bit! These wonderful people in the rescue have said they are going to pay for this to be dealt with as soon as it is possible! I had a few accidents when I first came to my foster dad but have not had any since. I am getting better on a leash but still pull if there is something yummy or interesting going on. I am learning recall and am ok with no distractions but right now I would still choose to go investigate anything else that is going on. I can definitly be a couch potato just as much of a snuggle bug and like to play once I am comfortable with you. I am a good housemate and usually just mind my own business, I like to sleep in my free time, or watch tv with my foster dad. I don’t mind having my teeth or ears cleaned but it's definitely not my favorite thing to do. I am okay taking my pain medication because I know it helps me but I'm still going to try to avoid it if I can. In the car I am usually fairly calm but due to being a larger girl I need room to keep my balance and will only lay down or sit when exhausted from the adventure we are coming back from. I don't really like being left home alone, I won't touch anything in the house and I don't really like the crate so I hope I don't have to go back in one. I do not counter surf but will always eat what you give me. Toys are kind of weird, I don't really know what to do with them yet; I am just starting to figure out chasing a ball can be fun though! I will answer to sit, down, wait, up and look and know I can keep learning things if you teach me! I might let out a few barks when someone is at the door but other than that I don't really bark.
