After a shaky start to the year, and a lot of questions about how this year would go, this week we have surpassed the inventory volume reported at this time last year. We have been halving the inventory level each year for the last three or so years, so the question was if it happened again this year could it cause (could still) a major issue in out city? Luckily, as I have been reporting, the local market does appear to be following national trend and has started to deflate a bit, giving relief to Buyers and market watchers alike. Single family homes had a big inventory week, condo's and vacant land marginal., but all had gains and reported higher than last year at this time. Although the options have been limited, sellers are finding a way to get to the market, bumping up the numbers in the last few weeks. Buyer activity seems to be waining as well, which is likely due to many simply being priced out of the home buying option, which is really unfortunate. The sales to list ratio has been cruising at, or just over, the 50% mark, where this time last year was mostly 100%+. Sales also seem to be down, despite the increasing amount of inventory, all signs that are pointing to a slowing market. Next few weeks will be instrumental for the Halifax real estate market, and it's a good time to keep evaluating the ongoing changes. After a few weeks of inventory recovery, we ended up taking a reduction this week, kicking us back down below the availability last year. Single family home sales are the culprit, and it would seem that buyers are back at the search after a few months of waiting for options. A few less listing entries to the market than reported in the last couple of weeks, but still a good showing, and much better than last year at this time. Price change numbers continue to rise this week, and looking over them, the percentage of those that are reductions are starting to increase weekly. For the last year, price change have been few, and the ones that have occurred have been increases, which could be another indication that prices are starting to plateau and the market levelling out. Reports around the Country have confirmed a slowing in most markets, and this week, it was reported that Canada's average home price reduced and sales fell for the first time in two years amid rising rates. You could feel it on the front lines here in Halifax, it was a noticeable drop in activity overall, and just some things happening that hadn't happened in a couple years started to be noticed. Price reductions were one of them, and certain areas/price points actually survived the offer hold over window. Certainly there are many factors involved with the market deflation locally, but early signs of the national market cooling had already started, and it seemed to be directly linked to the rise of interest rates. Couple that with buyer fatigue, unsustainable housing prices, and it was only a matter of time before things started to change. Question is, are we finally at the peak, or another false crest? The next few months will be critical in determining the answer, but one can only think that with every other market across the country cooling, Halifax will be not be an exception. I arrived in Canada two weeks ago from Louisiana. I have to say, I am pretty happy with the move so far! I am only 9 months old, weigh about 30 lbs. and am a terrier mix. I'm now ready to start the search for my forever family. I love my foster parents very much, therefore I take every opportunity to cuddle with them. Let me be very clear, I LOVE to cuddle, it’s my favorite thing in the whole wide world! I am pretty outgoing and social, no matter who you are, I am going to request cuddles! I also like my furry canine foster sister, but she is a teenager. My foster mom explained to me that teenagers need their space, and I respect that! I am very polite and respectful with her and to thank me, sometimes she will play with me outside! We play very well together according to my foster mom. That being said, don’t tell my sister, but I think she is a little boring. A sibling with a little more energy would probably be much more fun. Actually, I would really love a canine sibling to play with! When I am done playing and cuddling for the day, I have a little bed beside my foster parents’ bed where I spend the night without making a single noise, except a little snore here and there! As for my perfect home, an apartment or a house would both be fine. I don’t bark very often and will immediately stop if my foster parents tell me to. A yard would be cool, but going for daily walks is fine by me! I would rate my energy level as medium. I had a few potty accidents inside the house after my arrival but my foster mom figured out my weakness: cheese! If I potty outside, I get a little piece of cheese, what a deal! I only had 2 accidents this past week! For the first week I was feeling a little unsure about my foster parents leaving the house. Thankfully my foster mom found a great solution for me! I need to have access to a window to be able to distract myself by looking outside! After about an hour of looking outside, I take a little nap, and wait for them to come back! Overall, my foster mom thinks that to know me is to love me! I am good with men, women and other animals. I think I would like children as well. I am a very happy and gentle soul. Now I have to go. What almost seemed like a hopeless task (getting back to an inventory gaining market), has finally shed a little light on what some buyers are considering "dark times". You can see it on the websites, and notice it on the front lines though; more options and better selection to toss your hat in the ring for, which is giving a bit of hope back to buyers our there looking for their Halifax property. Listings are still receiving multiple offers in most cases, but the word on the street is that they are reducing in number, despite the overbids not coming down in value. At some point that will change, so it will important to keep an eye on the bids coming in on the last day of the offer holdover period. Single family homes are by far the leader in the gain this week, adding almost 100 new units this week, which was desperately needed, and hopefully more on the way! All eyes on the next few weeks to see if this listing momentum will carry into the rest of the Spring, or if it will be short lived. The good news is that we have stopped the yearly decimation of the inventory. HRM has been reducing its inventory by half each year for over the last two years, and this is the first time we have seen a climb back since the beginning of the pandemic market. My name is Remy and I am a short legged Catahoula mix weighing around 30lbs. I am only between 1-2 years old with my whole life ahead of me. I came all the way from Louisiana to find my forever home and have been loving Canada so far! I am a very smart boy who knows how to sit, lay down, and come when called. I am fully housetrained and non-destructive. I walk pretty well on a leash, but I do pull a bit sometimes if I see someone or something that I REALLY want to sniff! However, I respond well to a firm “no” when I’m getting into something I’m not supposed to. I love going for walks and have adjusted quickly to the different sights and sounds of the city. I do have some vision issues due to my color/genetics, but it doesn’t slow me down at all! I’m super friendly with other dogs and people and steal the hearts of everyone I meet! I take a little longer to warm up to men but as long as they give me my space and let me approach them first, we’ll become best friends! My absolute favourite thing to do is snuggle up on the couch. When I see my foster mom heading for the living room, I get so excited and immediately jump up and lay beside her for cuddles! I like to keep her in sight so sometimes I’ll follow her around a bit. I’d much rather sleep in her bed but I will sleep in my own. I whine a little when left home alone, but usually can settle down on my own and am sleeping by the time anyone comes home! I am usually great with visitors to my foster home, but I have exhibited a bit of resource guarding lately over my foster mom when people came to visit, nipping at them. I would definitely be better suited in a home with someone who has dog experience and can help me build my confidence. I have not been tested around kids or cats yet, or with other dogs in the home. All in all, I am a super sweet, active, and loving boy who needs a little help to be the best me that I can be. I can’t wait to find my forever family. After a questionable late winter/early Spring inventory showing, we finally have a few good weeks of gain, with this week really bumping things up. Increases in all tracked products this week, but Single Family Homes definitely had the most significant increase thanks to a big dump of new listings. The increases over the past few weeks have closed the gap between last year and this year, and this week we are just over 100 properties away from matching the overall numbers from then. That is significant news to wary buyers out there waiting for their chance to get into the market. Could be a small window of opportunity, or things could continue to trend this way for the foreseeable future, but we will need more time to confirm. In any case, it is a welcomed change for buyers, to see more options out there and perhaps a bit less competition. Values took a hit this week in the weekly reports, but the six month median prices still had gains. A few interesting notes this week was the increase of days on market, elevated price changes, and listings that exited the market entirely. There has been reports of various other markets starting to cool around the country, namely Calgary and Toronto which took a big hit in March (GTA), but has since dropped another 27% since then, down 41% in sales from this time last year. Can't really say I'm all that surprised, nor will I be when it happens here as well. It has been an incredible market here in the last two years, but what goes up must come down. Will we see Toronto sized numbers? I don't think so, but there is bound to be a correction or plateau in values at least. Halifax is still somewhat affordable compared to other, larger markets, so that should sustain activity here for a bit longer. Naturally, when/if inventory ever recovers, it will trigger the basic fundamental of supply and depend. As demand is met, expect the overbids to decrease, and eventually disappear all together. The Weekly "Adogtable"Our names are Pixie (11 years old, female, 17lbs) and Weavel (7 years old, male, 14lbs) and we are a senior bonded chihuahua mix pair! We started our journey in Texas a few years ago, we thought we found our forever home but it turns out they weren't the ones 😔 we are now hoping this time will be the last! Life can really suck you know. It hasn’t been kind to me, I’m Weavil and I am the perfect example of how resilient a dog can be. My journey started in a kill shelter in Texas, I was homed, and then came back into foster care several months ago. I am diabetic. My sugars have been stabilized by two tiny shots of insulin a day. Insulin needles are small and sharp, I barely notice them, foster mom even stabbed herself once, and she agreed, not so bad. Unfortunately the other side effect of my diabetes is my vision, my diabetic cataracts make it harder to see now. My foster mom tells me not to worry because my vision loss doesn’t make me any less loveable. I love my foster family very much and will whine and wiggle when one of them comes home. In fact I will crawl right up your body to get the hugs I deserve. I am a little leary of strangers, I might bark a bit, but not aggressively. I also love my sister Pixie, we are a bonded pair and hope to stay together forever, she is a sweet little Texas belle. I have a very good appetite, and am very food motivated. This is a small issue in my foster home, they already have a full house, people and critters. I can get a little snappy at food time when everyone is going crazy, so my foster mom separates us, so everyone gets along. The same dogs that I see as competition in the food fiasco are the dogs I might be snuggling with later. I will let out a warning growl to them to know what’s coming, so it is easy to avert. My sister and I never fight, we will even share with each other. In this regard it would make it easier on us if we were the only dogs. The cat is a non issue for me, she doesn’t like dog food. Pixie or the other hand she is curious about the cat so we think it'll be easiest if there are no kitties in our forever home either. We do just fine when left home alone as long as there is a cozy place to snuggle up in together. We would really love it if you let us sleep in your bed with you at night but we will sleep in our bed close by as well. Our perfect home would be a quieter one, we haven't met many kids but think we would prefer an adult only home to enjoy some easy senior years! Easy access to an outdoor space would be ideal. It could be a deck or yard. Even with my vision loss I will get around and do my business outside if I have a safe place to explore. We are house trained if you keep us on a schedule and watch our cues. We will walk on a leash, but we don’t need to do marathons for sure. We don’t mind the car, or the vet.
