I'll start with our inventory, which is down over 450 products from this time last year with single family homes leading the way with over 400 less properties on the market this year. That is quite the feat! The sales week over week are performing better, as well, the sales to list ratio has also bested last year on average. There are a couple of things that remain at parody (or close to) however, stats such as expired/cancelled listings, days on market, and buyer activity...this week anyways. Values are holding strong and buyer activity is still up, so comparably, things should continue to improve for the market here in Halifax this year. Stay tuned to find out! Thanks for stopping by! This boy LOVES making new people friends; he will roll around on the ground and wag his tail with so much enthusiasm, it almost becomes whip like! Summer has definitely arrived in Halifax, and I for one am not going to complain. Sure I only turn one colour in the Summer and that's lobster, but after the Spring we had I will enjoy the heat and not complain about it! To the market! Sellers seem to be taking gate same approach to Summer as there seems to be lower additions to the market this week (and last), and who can blame them? Buyer are still out though, and our sales to list ratio is killing it because of the lack of new additions. Strangely, the overall inventory levels increased despite the positive activity, but keep in mind that there is time implications with some of these stats and it may take a week or more to catch up to the current market reflection. Values remain steady, as does the sales to list ratio, but those are quite reliable here in Halifax. The market does look better than last year at this time, and has reported as such all year. Hopefully we will see the full impact of the activity we have seen turn around beginning in November 2015, but you'll have to stay tuned to find out! Thanks for stopping by! New listing additions remain lower week over week compared to this time last year, but sales are up in the same regard. Although sales remain tepid, the overall inventory level and sales rate has actually caused a two week gain to the absorption rate. Odd, beings the stats are pointing in the opposite direction, but we did see a bit of a lag in the last few weeks. Values remain steady and we have seen a marginal gain over this year last time, which is a normal trend year over year. There has been peaks and valleys with sales value, but overall, prices trend in the upwards direction annually, however marginal. Many were holding their breath waiting for the price peaks to correct in the face of our inflated market, and some areas have, however Nova Scotians held steady to their listed prices causing what has been noted as a minor correction. This is still a new event however and still developing, so make sure to stay tuned to get the summary and overall impact as we get heated in the Summer months. Thanks for stopping by! New listing additions are down, sales are down,and listing's that went conditional are also down. Really, the only thing that is up is the number of expired/cancelled listings (by a lot), and the absorption rate (which isn't a good thing). Values remain steady however, and they have remained so this year albeit with a few ups and downs. Hopefully this is just a speed bump week on the market, and the remaining Summer months end up getting back on track.
