Although sales remained average for this time of year, the lack of new listings this week caused the sales to list ratio to jump to its peak for the year so far. By looking at the listings that went conditional this week, it would appear that activity is to remain on par with the last few years. If inventory keeps up with the lower gains each week, it might give the overall picture a chance to keep up or, at least make a dent for the few weeks of activity. Values remain sturdy as we come close to finishing off the month, but I have a good feeling about how June will report compared to the abysmal May report (scroll down). Still, there is a lot of positive activity out there currently, and overall market attitude has improved, although just. Have a great week everyone, and stay tuned for more updates! THE WEEKLY ADOGTABLE Skittles is a sweet little retriever mix looking for her new home! She is very friendly, but when she first meets people she can get very excited and jumpy. Obedience training is mandatory upon adoption for this girl, as she needs works on her manners with people and other dogs! She met Enzo here at Homeward Bound and was very playful, but started to get a little mouthy with him. If she is going to be in a home with another dog, the other dog will need to be very patient with her. We are recommending no children under 7, due to her being jumpy, but that can be evaluated on a case by case basis. This "lovely lady" is available through Good Bones Homeward Bound City Pound, a non profit rescue organization from Dartmouth, Nova Scotia. More info about him, other adoptable's looking for their furever home, and ways to help or donate can be found by clicking HERE. Sale Prices The constant positive market factor, for sellers at least, is the fact that sale values have remained strong in our market. Many buyers and analysts still cry for a price correction, and have fingers to point at who they feel are responsible for the lack thereof. Then again, speculation is tossed around by the best of us when the root of cause is unknown. Still, for sellers, this value strength is a positive handle to hold onto. Inventory As predicted, the slow start to the year caused a delayed listing reaction, which caused a bit of a tidal flood of listings to the market in May, beating out all other years and setting a record high. The third consecutive year over the 5,000 active listings, and the third consecutive year that has beat out the previous. Being on the frontline of the market, I can attest to the sea of listings that swell HRM neighbourhoods, and the challenge that buyers face finding a property. Although there are many listings currently active, the challenge for buyers is to wading through them all to find the right fit. Sometimes the buffet can be too large. Sales Although weather can be a factor with the reluctancy to get out there and look at homes, we have been freed from the poor weather over the last couple of months, and it still appears that we are not able to shake the "lack of sales" blues. As the season carries on, for now, it appears that the buyer/seller gap continues to widen as sales are fewer and listings greater. As you will see buy the graph, annual trend indicates a sales peak in May and June, followed by a taper into the winter. One can hope that the annual trend is a reverse year, right? If not, it may prove to be a long year for some sellers. LET ME HELP YOU OUT Have a question about the Halifax Real Estate market? Thinking this might be the time to purchase or list your property? Might be with the nice weather, sellers are enjoying other activities, or things are still being worked on from the changeover. Overall values for both product remain strong, and both saw decent cuts to the average days spent on the market this week. Although the overall inventory increased again this week, and still topping last year (which was record setting btw), single family homes and vacant lots saw a marginal decrease. Also, despite a fairly solid sales to list ratio, the absorption rate gained an additional week which is largely sue to the surge of listings that saturated the market over the last month. Although this is only the second week of tracking the price changes, I was quite surprised to see the sheer volume of listings that underwent the change. I would say that most of them where a correction to reduce, in an attempt to get more competitive in the marketplace. Lots of buzz around the market right now, and a lot of hopeful prospectors looking for that "hot market" switch to be flipped, but I think its a long road to travel and not something that will happen overnight, when and if it is to occur. Stay tuned to stay informed! UPDATE: Because of the change of service provider, the May wrap up has been delayed. I am happy to report that it is back on track, and will be released soon. Thank you for your patience! THE WEEKLY ADOGTABLE Bruno is an estimated 1 year old, Bull Terrier mix searching for a new family! This happy guy absolutely LOVES his toys, and will play with just about everyone - except other dogs and kitties. We recommend that Bruno be the only pet in the household, but with some socialization training and obedience this behaviour could change! Bruno can be a little mouthy and has shown signs of separation anxiety, so someone who is familiar with dealing with these issues would be fantastic for him. Since he is mouthy we recommend no small children be in the home, however he has yet to meet any. If you think you can give Bruno the stable home that he needs, Homeward Bound City Pound today! This "handsome hulk" is available through Good Bones Dog Rescue, a non profit rescue organization from Dartmouth, Nova Scotia. Halifax (HRM) Residential Market Update For Week of May 28th - June 4th 2015 MARKET RANT You may have noticed something missing from the blog this week, where's all the numbers?? Recently, out system for data collecting, inputting and overall listing management was changed to a new system. Like most new things, some kinks still need to be ironed out and I feel that it would be a disservice to my loyal visitors to just post up things that may not be accurate. There is quite a large discrepancy between the numbers as it stands, so I can only assume that some kinks are still being worked out, which hopefully, will be worked out in the near future. Trust that I am working on a viable way to present you with what you have come to see, and will report as soon as I feel that the data is accurate to post. Thank you for your patience in this matter, and be sure to check in frequently until it has been resolved. WEEKLY ADOGTABLE Hello, my name is Austin!
