Remember that little backup of listings I had mentioned a few weeks ago, and the flood it mat cause? Well, it looks like exactly that has happened. This week we gained almost 600 new listings, and really, the weather hasn't fully cooperated so I wonder what our stats would be if we were in the double digits, or sunny? But, it's better than it has been, and my thoughts are that sellers who have waited out, have had enough. With the burst of listings this week, we have surpassed the bar set from last year. As you may be aware, we set many record highs regarding the bloat of inventory here in Halifax last year, and although we started quietly, this year seems to be turning the decibels up. One trend that has been fairly steady this year has been the sales to list ratio. Many buyers I speak with think, on average, that the general price reduction is 5% from listing price to selling price. This year, however, we have been averaging and trending more around 3%. Is this the product of a few years on the lean side? Have sellers reduced as far as they are willing to go, on average? As I have mentioned, every seller has a different motivation at the end of the day, and that motivation and built equity in the property will be the key factor(s) of end negotiated price. As the sales to list ratio will reflect, it would seem that more and more sellers across the city are married to their price tag, regardless of the conclusion. With an interesting April in the books, I can only anticipate that May will bring even more surprises. Stay tuned to find out! WEEKLY ADOGTABLE Diamond is an energetic, 3 year old AmStaff mix, weighing in at about 60lbs. This young girl will need an active home, with no young children. Obedience classes are mandatory upon Diamond's adoption, as she needs a little help with her manners and socialization skills. She can be a little rough with other dogs, so she would do best in a home on her own, however a nice calm cat could work! Diamond can be nervous upon meeting some people, but it doesn't take her long to warm up. She would love a new family to run around and play with, as it's one of her favourite things to do! With the weather finally shaping up, somewhat, is our market heating up too? Another week in q positive direction as plenty of sellers rush onto the market to be greeted by a buzz of buyers, and their activity. As we have seen, despite the long winter, buyers have been quite active this year and this week is no exception. With a substantial amount of new listings over last year this time, it would appear that the bad weather cork has popped, and the rush to capture what's left of the Spring market has many sellers getting to the delayed task. Looking ahead, we can see by the listings that went conditional/pending this week, that buyer activity is not only maintaining, it's actually increasing. Absorption rate fell a week, which is an abnormal report for the spring market (especially for the amount of listings that have poured in). Sellers may be pleasantly surprised this Spring if priced appropriately, the amount of activity may seem a little bit different this year compared to the last few. With just a glimpse of a mildly improved climate, I can't help but wonder what a stretch of sunny days will bring. Stay tuned to find out! ![]() WEEKLY ADOGTABLE Jackson is a beautiful, kind and loving 4 year old lab mix. He loves people, walks and hiding his bone as well as playing fetch. He can't get enough cuddles and freely gives hugs and kisses. Jackson knows "sit" and "give paw" but is usually enticed by a treat for these commands and could benefit from obedience training as he is an excitable boy. He likes to bark when he is excited and since he is so excitable, might not be trusted off leash as you would not want to risk losing this cuddler. He lives for attention so would be better suited to be the only dog in the home as he likes to be number one however he gets along with most dogs. He also doesn't mind cats and loves children. He may be better suited for a home with grown children as he jumps on people for hugs. He is the sweetest and cutest boy and anyone would be incredibly lucky to have sweet Jackson as part of their family. Jackson weighs about 40 pounds and will be neutered this coming Wednesday. Although the icepacks remain in some areas, walkways seems to be clear, driveways shovelled off and peeks of grass are becoming visible throughout the city. With the worst behind us, sellers gear up to attempt the waking Spring market. With a bit of a backlog, my prediction was that within the next few weeks we would see abnormally high amounts of listings to market, if weather was truly a factor stunting its growth. This week marks a high point for annual listing so far, but still trails the blast from last year this time. That being said, we did see a rather positive sale report this week despite the history of poor conditions that these sales would have no doubt had to overcome. Buyers activity remains positive again this week, as you can see by the amount of accepted offers that happened (conditional/pending change), coupled with increased showing activity throughout the region. "Better late than never" the saying goes, and here's to hoping that this positive momentum is a sign of good things to come. Thanks for stopping by! ![]() WEEKLY ADOGTABLE Mya is a very sweet, friendly and pretty four-year-old Lab/Am Staff mix who would make any family a wonderful new addition. She is housetrained – she will sit by the door and bark when she needs to go out to do her business – and knows some basic commands (sit, paw, down). Her leash manners are good, once she gets that first bit of energy out of her system! She pulls sometimes, especially if she catches an interesting scent, but she also falls into heel position easily when she settles down. She is very affectionate and loves to snuggle and give kisses to her people. Mya sometimes she forgets she is a 70 pound puppy and shares her love a bit too keenly, so families with smaller kids should keep an eye on her when she plays around little ones. Squeaky toys are her favourite – she likes to pull the squeakers out in typical Lab fashion! She loves to sleep in the big bed with her four-legged foster siblings – and doesn’t snore! In her short life Mya has been a momma dog many times over and does have some skin allergies. She is taking medication for her skin and will be done with that soon. She is getting ear drops for an infection that was caused by her allergies. A grain-free diet has helped with her allergies immensely, and it is easy to find in pet supply stores. Mya has a great big appetite and will wander to other pet bowls when hers is empty. She is easy to re-direct and hasn’t shown any signs of food aggression. Mya likes having other dogs to play with, but she does try to be the boss sometimes, so a laid-back companion would suit her fine.An active family would be best for Mya, and one who is familiar with caring for a confident dog. Although listings overall were down by seventy units this week compared to last year this time, for the second week straight, new products have continued to flood onto the market and show solid engagement. With the white stuff lingering around, buyers are still somewhat reluctant to get out there to have a look, but keep a weathered eye on listings as they come to market. This ensures a solid list of potentials to see when all the ice and mess is gone. Sales where down overall this week, but it seems the impact of this winter stretched its frigid reach to the Spring which caused a bit of a backlog in activity. So I wouldn't be surprised if numbers, such as the listing additions, shoot to record heights in the next few weeks in a game of catch up. Still, things press on and general market attitude is a "hurry up and melt so I can go check out some properties" one. Early stage buzz is starting to happen, which is mildly delayed from the annual trend, but it's still happening which is hopefully a sign of good things to come. ![]() WEEKLY ADOGTABLE Ariel is a 2.5 year old AmStaff looking for a home with a breed experienced family. She LOVES people and loves to play, but she can be a bit rough with jumping and mouthing. Because of this, a home with children over the age of 10 would be ideal. No cats or dogs for Ariel; she likes to be the queen of her castle! Socialization with Ariel and other dogs would be a great idea as she is very anxious around other animals. Ariel does well in her run and tested nicely in the crate. She is fairly quiet, great at calming down quickly and she appears to be house trained too! Daily exercise will be essential for Ariel to be a happy and content girl. The slow start to the market year had been felt across most channels of the real estate industry so far this year, with one exception, buyers! It has been remarked that despite what mother nature has been tossing at them, buyers are still hitting the snow covered streets to get that property viewing accomplished. Not as many listings on the market this week compared to last year, but one could expect that given the amount of white stuff the majority go the city is still buried under. Buyer inquiries are still going strong into this first week of April, and I would anticipate a warm welcome, from buyers, to any new properties that hit the street. This week, there was 459 new additions, but the generous amount of expired/cancelled/withdrawn has stunted the inventory in growing this week. Values across the board remain seemingly unchanged, and average days on market remain around 3 and 4 months respectively. With Spring finally emerging from the snow pile, it will be interesting to watch the market react to the backlog of annual activity. Thanks for stopping by! WEEKLY ADOGTABLE Poppy is approximately 5 to 8 years old. She is a nice small size at only about 35 lbs. She came to us through the Provincial Cruelty investigators when she was severely underweath. She is happy and healthy now and ready for a forever home, she is very gentle taking food or treats from your hand. She is not used to walking on a leash, so will need some help in that area, a easy walk or freedom harness helps tremendously in walking without pulling. Fostered with cats and other dogs. Interested in the cats, may follow them but easily to distract. Very excited to meet other dogs, so may pull on a leash in her eagerness to go meet them. A very friendly, happy dog but she is nervous of some men, not all men, but only some! She is very well housetrained, and will go to the door when she needs to go out. You do need to be watching closely though as she is not vocal in letting you know she wants to go out. She loves toys, and is very playful, loves to play ball or tug. Full of energy, would like an active home. Can be a bit mouthy when she gets excitable but listen well and calms down quickly. Slightly jumpy but is very gentle about it. Crate trained, sleeps well in a crate. Crate trained when left home. Eats in her crate, will proactively run into her crate when you are preparing her food. Likes to sleep on the bed, she is an incredible jumper! Overall she is a wonderful dog and will do well is almost any home situation.
