Overall activity remains steady, with very few fluctuations causing the averages to wain at all. New listings were slightly lower than the current average, but sales remained steady causing one of the highest sales to list ratios of the year. Price changes are significantly down from this time last year, and so too is the absorption rate, which is not a surprise given how quickly the market transacting. The overall inventory stayed at parody this week, which was a bit of a curiosity because we are supposed to be rocketing to the peak of numbers at this point. With the way things have been moving its no wonder that we are reducing during peak performance times, it just never fails to surprise when it actually happens. Sales prices overall, again, reported stronger and higher than average. For the first time I can see, the 6 month median sales price for single family homes topped out in the $300's, which is a precedent for this market. It's been stated time and time again how much the average gain has increased, and now for the second straight week, we have hit that milestone (well, just shy of $100) Hopefully the weather in our fair city takes a page from the real estate market and heats up! (finally). I actually had this conversation with a colleague of mine today, regarding the Halifax real estate market, and we discussed the overall picture and what led us to this point. If you have been following my blog, you will know that each step of this market conversion has been tracked and discussed on a weekly basis since the beginning. I have also weighed in on factors surrounding the current state of affairs on several posts, but have never quite been able to pinpoint the source of this change. We do know a few things. 1. Irving did spark a need for housing from the contracts granted by the federal government, it just took some time to have a real impact. 2. Sellers seemed reluctant to come to market. This was understandable given the fallout from the initial ship building announcement, where most sellers around that time were met with a soft market that carried on for several years afterwards. Due to the lack of supply, eventually, that would be one of the key factors in the market change. 3. Surge of buyers. Wether it was caused by a lack of choice, or maybe standards that had been held too high, at some point, the buyers market had tuned over to a balanced, then sellers market in many areas in a very short time. The question of where these buyers have come from and where the sellers have gone are key questions. Of course, Halifax is an awesome place to live, and it's also one of the more affordable places to buy property, especially if you compare our ocean frontage prices with the east coast. Of course there are several more factors that have brought us here, and one of the more important questions to consider is when things will change. This week keeps the train rolling with yet another showing of solid sales numbers, and marginal inventory gain. Buyer activity wained slightly this week, but seemed to catch momentum as the week progressed to cap the week with a decent result. Still quite a number of price changes that occurred this week, which means not everything is flying off the shelf or enjoying the frenzied activity some communities and price points are. Listings coming off the market in the expired/cancelled fashion are still slightly down this week as well, but that doesn't really surprise me given the market conditions. Despite these constantly positive week to week sales reports, the absorption rate actually climbed a week, which caught me a bit off guard. Still, it is reporting that much lower than last year, and I have a suspicion that the rate will likely drop a few more weeks before making its climb back to the seasonal trend. Inventory took a small step this week in the northern direction, which should come as a bit of relief to buyers currently on the market. Although listings seem to be trickling to market this week, they are also coming to market and being met with a surplus of buyers that have been looking for the right fit. We crested the 400 market for new additions this week as well, which is the single highest inventory addition of the year so far. It almost seems as quickly as they go up they are coming back down, and that could be simplified by the sales to list ratio: For the fourth consecutive week we have seen the ratio report over 50%, so at the current rate, out of two houses that come to market, 1 sells. Pretty good environment really, especially considering that if you rewind to the years prior to 2016 you could likely count on one hand how many times it bumped over 50% all year. Sure, that may be a bit over the top, but it's nice to report on a healthy market! Values remain strong this week, and a bit of an anomaly this week; single family homes average sales (using six months) price increased again this week over 3% for the second consecutive week. Why that is weird is because of how quickly and by the amount of change that has happened in two short weeks to affect a six month average stat. After a a few slow trickle weeks of products causing a slight increase in the inventory, this weeks activity slipped the overall count back under the 3,300 mark. There is the end/beginning of the month listing churn factor, but the slight addition of this weeks products didn't seem to stand a chance against the factors clipping the inventory from the market this week. Sales reported decently, but the amount of properties that changed to conditional was the star of the show this week. No doubt, that was one of the largest contributing components of the reduction, amongst others, and without hitting the peak of the Spring market I can only wonder where we go from here. It almost felt like there was a calm over the market in the last couple of weeks, but just like that it ramped back up again, double time! Values across the board reported higher than average, and the surge of buyers has caused another reduction of 2 weeks from the absorption rate, so things are rapidly changing. I talked about how the market landscape was a challenge for buyers, and that was months ago. It has changed that much more at this point, which I cannot say it's any better for buyers, in fact, it's even more challenging.
