Sales, although decent, did not have the strength this week to carry forward the outstanding showing of last week, but still showed solid enough for this time of year. Not enough transactions and listings pulling from the market to make a real impact this week, and although it continues, the gap close between this year and last year was minimal. Values remain strong, and days on market proved normal this week, with just over three months of exposure time on average before selling. So an average week for the market here in Halifax, and I would imagine as the market year comes to an end we will see more weeks like this. Stay tuned to find out! Hello everyone, and thanks for stopping by the HREB. Let me get right to it... 50% sales to list ratio! With an average addition to the listing pile this week, sales were not so average, kicking up the sales to list ratio 2/1 (2 new listings to 1 sale. Couple that with the amount of failed sales attempts, and I would say we have a balanced market this week. That being said, there is a few factors that have created this appearance; annually trending inventory decline, average sales, and above average listings that have expired, cancelled or withdrawn from the market. Ultimately, weeks like this would have to be constant to be considered a true "balanced market" since In the Spring, these numbers would be relatively insignificant as the direction of the aforementioned statistics would be going in the opposite direction, but it does sound accurate of the balanced market definition; "Where demand for property equals the supply of available property. Sellers usually accept reasonable offers and houses generally sell in sufficient time periods. Prices remain stable and there is usually a good number of homes to choose from." It is all about perception, but one can't help but notice that this time of year does see renewed activity, and even now, not showing any signs of slowing. We are hot on the heels of the inventory beast, and closing the gap with each passing week. A few more weeks like this one would definitely get us back under the bar. Properties continue to flop off the pile, which has really narrowed the overall inventory gap from last year. Of course, we are just waiting on the single family home inventory to come down at this point, condo's have been reporting lower inventory since early last month. Looking at the overall picture, it was a guess to when/if the overall inventory would ever settle below the heights gained from previous years, however, there does seem to be indicators that the direction is proving that way. Sale prices remain solid (as usual), and sales reported averagely, even still, we ended up dropping a couple weeks from the overall absorption rate which is another stat we have set below last year at this time. So although there is a long way to go, the third quarter of the market year seems to be shaping up, albeit at a slow pace. Thanks for stopping by! I do believe that 729 properties that either expired,cancelled or withdrew from the market have broken that record. With the "abandon ship' call, the properties that jumped from the market this week took a good bite out of the bloated inventory level. All other areas seem to be holding fast to annual trend with all areas of the inventory level declining, fewer sales and fewer listings. Sale prices hold steady around the $300k mark, and pay no attention to the average Condo sales value this week, as a couple of the higher priced units from a property on South Park Street have skewed that stat. Interestingly enough, however, out of the 12 condos that did sell this week, 5 of them are from two buildings on South Park Street. Lots of price changes again this week as property owners attempt to get competitive in hopes of a end of year enticement, which would definitely assist with selling as the property selection grows leaner by the week, and the buyer activity is still prevalent. Soon, the shift to buying presents, not houses will happen, and with it, even less activity. Below you will find graphical analysis of our monthly market performance compared year to year. Sometimes good, sometimes bad...always interesting. Average sale prices across Halifax remain strong. Following annual trend with a decent 4% increase, this area of the market has proven to be a reliable return each month. No huge market corrections to talk about, and nothing out of the ordinary to take into consideration. Some have debated this market factor has played a fairly large role with our lack of sales, stating that the bloated overvaluation of property has turned sellers off the current market inventory. And there you have it, the continued record breaking inventory heights of the Halifax market. Just like the overall sales values, this statistic has become increasingly reliable and predictable in its direction. Each month reaches new heights, and each month adds an ever increasing stock to be waded through by property buyers. With an increase of around 6.5%, it would appear that the inventory stock has become a bit more than just "festively plump". Not a great sales performance so far this year. This stat has become a bit less predictable than the others, with what appears to be bursts of activity in certain months. The back half of the year has enjoyed a bit of increased activity, with October outperforming the last two years. September enjoyed that kind of performance, so one can hope that we carry this momentum to the finish line of the market year, and continue strong. Although sales have been marginally better, they still don't appear to have enough weight to take the inventory down to acceptable heights, which is needed to balance the market.
