Not a lot of expired or cancelled listing this week either, which is likely because listing contracts are usually set to expire at the very end/beginning of the month. I anticipate that to change next week when we see a good chunk of inventory retreat from the market as school ramps up and some sellers focus changes. Still a good market for sellers in most areas of the HRM though, so we might see what little inventory is left wait it out. Values overall are holding steady, and the only real change this week is that the six month median sale prices on single family homes dipped slightly. The absorption rate gained a week, but I have a feeling that's a temporary thing. There should be another sale push mid September once things cool off a bit, then it's the slow taper to minimum activity months of the Fall. After a sleepy few weeks of market activity, things around here have certainly got interesting this month. As previously mentioned, Summer tends to slow down a bit and ignite the beginning of the annual reduction trend. Where we are seeing some of that trend in motion, there are variables that have caused a few raised eyebrows. For instance, sales (again) are significantly higher than last year at this time, and fell back in line with the previous weeks of reporting, and all this with a significantly lower inventory. Buyer activity is still solid as well, with a higher report than last year at this time, and eclipsing the absorption rate stats of last year. Overall, the market is just in a better place than last year, and last year was a good year (for Sellers). There has been a few communities easing up on elusive entry, but the main hub (Peninsular Halifax and select areas of Bedford and Dartmouth) are still quite hot. Not really a surprise, but there seems to be a few more vacation, recreational properties, and anything fronting a body of water as well. I call this the "summertime effect", which is basically the thought that people want to relax on vacation and cool off when sun is shining, for the Summer, or maybe even year round. Sales took a bit of a hit this week, but long weekends tend to adversely affect the numbers, so I don't think that should be a cause for concern. Although the sales were a bit lacking, buyers were still out in full force with a solid 198 accepted offer showing. Some long weekends actually assist with sales since there's that extra day to go through a few more properties. Single family home values hit a precedent this week, and reported over $300k in not only the 6 month median list price, but the 6 month median sold price for the first time since tracking this stat. The 6 month median list price has been hovering around the $300k mark for the last month or so, but has failed to completely break the ceiling, until this week that is. There was a significant jump to both those stats a few months ago, adding an unusual 5k to the top in the span of a couple of weeks. It appears this week has the same result, just with less time. We all knew that the Spring time had a major impact on the market here, now the affects seem to be coming home to roost. It will be interesting to see just how much the market past will influence the market future, and the numbers as we head down the stretch. Make sure to stop by and stay on top of things. By the time August hits, we are usually in a consistent inventory decline trend, and this year is really no different despite the sizzling market. It was a higher than average reduction this week, but Summer months are notoriously sluggish, so the season is just following the norm. Some of the contributing factors include a streak busting sub 300 new listing addition, slightly lower buyer activity, elevated expired/cancelled listings (higher cancelled listings than normal, which I found interesting), and the overall trend of the season. Although the 6 month value averages had a very small increase, the weekly value rates reported a bit lower than last week as well. Bit of a sleepy time of year, but I suppose it's good to catch your breath at some point. When I say sleepy, the activity is still higher than previous years, by a lot, and just take a look at that a sales to list ratio. So the foots off the gas slightly, but no one seems to be pumping the breaks anytime soon. Thanks for stopping by! The Weekly Adogtable!!Oliver was found as a stray that is initially reserved of strangers. His personality is so incredibly sweet and curious, and his vocal side is enough to make you laugh. He can be destructive (puppy behavior) but not to worry, he is kennel trained. He is playful with toys, and seems OK with dogs, but will test more to be sure. He exhibits typical puppy behavior such as jumping on people and pulling on leash but with a little love and guidance these behaviors are easily curbed. It helps that he is so treat motivated!
