As mentioned in previous posts, this time of year usually has a slow drain of available stock as we cruise towards the end of the year, but this year seems to be reporting quite differently from previous market years, which may further indicate the continuation of our cooling market. A healthy addition of new arrivals to the market certainly helped things along this week, as Sellers try to take advantage of the remaining market, and possibly have their sale done prior to the holiday season. Buyers are also quite active so it would seem, with a higher than normal pending offer rate, there definitely appears to be more engagement from buyers in the current market. A whole whack of price corrections this week may have also contributed in enticing buyers back to market, as many areas outside of the core continue to soften as sellers adjust to meet the changes. The absorption rate made a return to the blog this week, and during the month long vacancy for numbers to catch up, there has been a surprising 5 week gain in that short time.. The strange reverse inventory trend is likely lending to this report, but to gain 5 weeks on this stat in such a short time definitely indicates something larger is at play here. It will be interesting to see how the last quarter of the market season performs, we may end up seeing an entirely new face to the Halifax real estate market come 2024. Even small increases are a surprise this time of year, as the usual trend is to see products retreat from the market and continue the decent all the way until the Holiday season. Buyer activity remained decent again this week, but just mediocre, which is quite normal for this time of year. Lots of price reductions around the city, mostly at the higher price points and rural areas, but values continue to adjust and find a landing in the new market. Values overall continue to stabilize, but figuring out what area and price points have found that solid group remains elusive. Turn-key property is still commanding the most action, with the opposite condition not getting as much love as its counterpart, and even settling around or even below asking price in competitive markets. It is a really interesting time, that's for sure. Sellers used to hold all the aces at the table, but it seems to be getting down to pairs, sometimes even a bluff! There is still the underpriced and mostly turn-key properties that are seeing big overbids, but a lot of buyers have lost the appetite to compete, and have become more relaxed to wait it out as they know more options will soon arrive to market. Time will tell if the long play is the way to go here, or if taking a bite out of the current market is the way to go. With single family homes leading the charge, there was a 70 unit gain this overall, which is rather surprising given the time of year. Usually, inventory tapers off by this time, and continues to do so until New Years Eve day, ending with the lowest count of the year. With prices cooling and options becoming more available, the Sellers market doesn't have as much bite as it used to, but still packs a punch in certain areas and price points. You could argue that there are other areas and certain price points of the municipality that are in a balanced market, thanks to a cushion of $800k+ stock hanging around, however. The first time home buyer price point is still red hot in most areas of the city, but even that sector is starting to see less activity, unless it is turn-key of course. Interest in the market has temporarily faded a bit, but that can be a seasonal trend factor. This time last year did see many similar statistics, in fact, they look eerily similar this week. Look for things to pick up a bit near the end of the month, then remain steady for October as folks make their final push before the holiday season. For now, the market pushes on, even if it is not the firework show that was the pandemic market. A perfect storm of inflation curbing measures, annual trend, and the natural conclusion to the booming market, supercooled the freight train that was the "Pandemic" market. Since then, there was a swift correction in values across the board, and the property selling amounts met listing prices for the first time in almost two years. Once that happened, values stabilized and started to rise again as buyers returned to market with more confidence. Overbids did cool temporarily, but returned in the first half of this years market. Summer fell into it's usual sleepy activity reports, and continues to do so as the school season ramps up. Inventory has slowly crept up, but with waves of buyer activity, there has not been a ton of recovery. Demand still surges for anything under $500k, but there now seems to be a bit of cushioning for anything over $800k thanks to a healthy availability of new construction and listings priced at this marker that may be geared for a different market. Notes from this week include sizeable decreases in values overall, including the six month median prices, the climbing days on market stat, and a single family home weekly sales report that actually hit below the average listing price! Interesting time of year to be a buyer, with remnant inventory from the Summer and perhaps a little less competition due to the season, there may just be an opportunity out there! The return to school does tend to have an impact on the first half of September, so time may be a factor here. Still lots of gas in the tank, so be sure to stay tuned to the blog and stay informed!
