Although Spring weather tended to be an extension of the Winter months, we have enjoyed some balmy temps and sunshine this Summer. Unlike the fluctuating seasons, the Halifax real estate market has remained hot all year! Much like the temps though, you can definitely feel the change in the market too. Lower overall activity and declining stats, the acceptance of the peak season ending has taken hold. Not for sellers though! New listings had a slow start to the year, but in a new trend, it seems that the end of the Summer season has brought out the listings! Buyer activity has dropped though, and even this week showed signs of the changing times with a posting of 149 properties that received and accepted offers. Down 35 in just one week. This could just be an anomaly though, The stats have been indicating their usual trend week over week, but then things change and reverse course. It has certainly been an interesting year so far, and there are those welcoming the balanced market, others that are frustrated by it, and those that still think we are in a Buyers market. Sure, the inventory is reluctantly winding down, and sales might not be as aggressive as they reported in the peak of the year, but there really isn't much changing from week to week. New listings are averagely reporting around the 300 mark, and sales are reporting in the 150-160's week to week. This has made for a typical sales to list report around the 50% mark over the last few months, turning what has long been a "buyers market", into an apparent balanced market in a relatively short time. "A balanced market (also called a neutral market) is one in which the buyer and seller scales are equal. The number of buyers to sellers has normalized and reached an equilibrium; there are not any volatile market swings." Seems an accurate description of the current market environment out there, not including hot and cold zones. Time will tell which way the market will go. No real highs, and no real lows... just average, or similar stat showings as the previous few weeks. New listing additions reported a touch lower than usual, and this is the first week in awhile that there was less than 300 properties that hit the market in a single week. Sales are a touch down this week as well, in match with last week, which was also down roughly 20 units from the previous weeks on average. Buyer activity seems to be down as well this week, with a lower than usual (what we have been used to this year) 151 properties that received and accepted offers. This was a fairly sharp drop in activity since we were getting used to seeing close to 200 properties under contract each week during this year, but much like I mentioned last week, Summer usually signals the slow decline across the board for activity. So this is a normal, or trend event, and no need to panic! Still lots of activity out there, but you can feel it, the winds are changing. You never know though, things may change next week with such an unpredictable market! As mentioned, inventory is down this week, by a good amount too! Single family homes had a slight contribution to the reduction, but vacant land and condo's also contributed. It looks like inventory is down across the board, which isn't an unusual thing for this time of year, but this year has certainly prolonged the event. I feel like the market has been much like the winter was this year, active until way past its trend. I don't hear many complaints however, especially from Sellers, but seasons change and so too does the market. I was thinking with the tall ship festival in town that Kings Wharf would be sold out!
