Christmas. It's been a wild couple of years, so I'm not shocked that the balancing market would be just as unpredictable. Both Single family home and Condo levels did take minor reductions this week, but vacant land kicked things up a bit, almost reaching the same amount as last year at this time. Vacant land does tend to be the least desirable and slowest moving of the three, likely due to financing and unique buyer for this type of product. I imagine the loss of the surging sellers market has helped these lots stick around a bit longer, with hopes of selling them off at a premium to builders, or the like, are all but dashed as builders scramble themselves to offload their own products. Another setback for our market this week with yet another interest rate hike, but this hike was actually less than what was expected, as part of an action plan amid fears of a pending recession. The hikes, intended to fight inflation, seemed to hit at a time when the market was naturally correcting anyways, causing a supercooling effect, and in a smaller market like ours we really felt the sting quickly. As the market continues to drop the hope is that the hikes will become dynamic, like this one, and move left or right depending on the need and not just because it was "planned for" at the beginning. I came all the way from Louisiana several weeks ago in hopes of finding my furever family in the beautiful Maritimes. Sadly I am still waiting for someone to choose me as theirs. I am currently living in Nova Scotia with a new foster family so thought it would be good to update my info! My foster home includes a few other dogs, and I love them all! I’m a happy-go-lucky guy with lots of energy. Sometimes older dogs may not like how energetic I am, but I just want to play! I like everyone I meet including kids, cats and other dogs. I think I’d love a young family that is active and fun. I am getting about 3-4 twenty minute walks a day here and that has resolved my energy, house training and chewing issues! I love toys of all kinds and I’ll need some available for me to chew on. I love the outdoors! I am working on my house training and it is coming along but I will need my walks to do my business. I only go potty on a walk! 20 mins each time is fine though! I don’t like being home alone, as you can imagine since my previous humans never did come back. In my new foster home, I do not like the crate. I will go in and be quiet, but you have to catch me and force me into it so I’d really prefer not to have to go in one if possible. My new foster mom thinks I would be fine, even in an apt, as long as I have toys to play with and a doggy playmate. Since I am very food motivated, I’ve learned some tricks like how to come when my name is called! This hasn’t been tested outside yet but you can see I’m a smart boy that is willing to learn new things. I also may take a stab at counter surfing when I first get there but a few no's and I'll learn pretty quickly that it's not allowed. I’ve tried swimming and I really like it, I hope to do some more swimming and adventures with my forever family. I would really love other canine fur siblings in my home, ones that match my energy level are preferred but definitely ones who will play with me. I do have some energy to burn and a few things to work on but my loving nature will shine through those as I love everything including life and it shows. Inventory itself has steadily been on the recovery, and increase, which is a little backwards from annual trend at this time. We will likely see a bit of normalcy return in 2023, but the question is when things will balance. The relatively sleepy market actually had a solid buyer activity week this week, with 164 properties receiving and accepting offers. That has been the highest amount in awhile, but there does seem to be a few buyer pockets of the year, and this week is one of them. You could almost count all of October in that pocket, as some buyers make their push to get into a property before the Christmas holiday, or before the snow falls, so there does seem to be some late market push late October/early November. Values took a bit of a dive this week, but remained well above the six month median prices,. Speaking of, the odd stat of the week belongs to both single family home and condo six month listing median prices. In a strange turn of events, both products jumped up in value, and not just by a marginal amount! Since May, we have witnessed the continued decline in property values here in HRM, and all signs are pointing to this to continue, but this week had other ideas and actually added back to the plus column. We will see what next week brings, but certainly something to keep an eye on as values will eventually draw a line in the sand, signalling "enough is enough" for value drop. The Weekly "Adogtable"I'm Alexia, a 10 month old, 25lb, border collie mix. I came to NS a few weeks ago from Egypt where I was found as a stray. I am now ready to start the search for my forever home. Just prior to leaving Egypt, I had hurt my leg and had to have surgery. I am doing really well but still need limited exercise and range of motion exercises done on my leg twice a day for a few more weeks. I have no issues having that done. I am also on a mix of Puppy Chow and canned food because the vet said a few more pounds on my bones wouldn't hurt. I am currently fostered with another dog my size and have a blast playing with him but I am not fond of him coming near my soft, comfy bed and will grumble and growl at him. I was a stray, so more often than not, I had to sleep on the cold, hard ground. I just don't want to risk losing this luxury but hopefully over time, I'll learn it's OK to share it. I am very shy with humans but I love to be petted and loved so I warm up fast. I haven't met any cats, kids, nor bigger dogs while here so not sure what I think of them. I am a very shy and timid dog so probably best to have a more calm household until I can build up my confidence. I walk well on a leash but can get spooked fairly easily because I'm so timid so keeping me on leash at all times is a must. My foster mom says I'm getting more brave each walk. I am just starting to figure out these things you call toys. I'm not exactly crazy over them yet but I'm sure I'll get there. I know my name and will come when called even though I've only had the name a short while. That just goes to show you how smart I am. I am also housetrained, only doing my business outside. I love my treats and drives in the car. Going on an adventure? I'm in, let's roll!! I am good home alone and don't chew anything although I'm usually crated because of my leg if my people need to go out. I am crate trained but I won't need one once my leg is healed. I usually sleep the nights away on my doggy bed with no issues. Another great thing about me is that I rarely bark although that could change once my confidence grows. My foster mom says that I am a sweet, loving girl who needs a little help building my confidence. If you think we would be a good match, tell my rescuers that you want to bring me home!! Much like the weather, the market has been hot and cold in short durations this Fall so far. The overall market environment is still swaying towards correction, but October has been sending some mixed messages so far. September usually sees a drastic reduction in activity early on due to the back to school regime, but once that has settled, October does have a small blip of activity before we head towards the lowest point of the season. Now, this is just usual "trend" that has been established by the slow gain market that Halifax has leaned on all these years, but the pandemic market did seem to rewrite some of the rules, so we don't know exactly how things will look on the other side of this. With the interest rate hikes of late, and the uncertainty of falling prices, buyers have stayed away for the most part but falling prices and achievable (seemingly) listing prices starting to come around, Buyer confidence is starting to gain some momentum. Another driving factor to the interest is the reduced inventory around here. Although inventory is reporting more than 300 units from this time last year, we are still drastically lower than our average inventory levels. We have had a tendency to flex on these amounts over the years, but it's safe to say that we average between 2000-3000 units of availability throughout the year. So when it seems that the pandemic market and multiple offers situations are back, it could be that inventory is still much lower than normal, giving the illusion of desirability. That, or perhaps after a slight correction we are back on track! The Weekly "Adogtable"Hey dog lovers, my name is Tito. I am a very handsome 1.5 yr old, 20 lb neutered Griffon mix boy. I came all the way from Egypt to the Maritimes in search of my forever family. I am now ready to start that search. I am a very playful dog. My foster family has 3 girls (age 2, 5 and 12) and they love playing with me. I like to join my human girls in the evening for stories and songs. Sometimes I fall asleep on their bed. The first couple of nights I was in my foster home, I slept on the bed with mom. Once I got more comfortable, I started sleeping in my own bed next to my fur brothers’ bed. I am really flexible with where I sleep. My foster family’s dog is low energy and I am medium energy. I was able to perk him up a bit! We are always together either playing or sleeping. I do not guard my food. I would do without a dog sibling too, but I do love to play so frequent playdates would be a must. I would do best in a family without a cat since I like to chase them. I love walks. I go on lots of short walks with my foster family. All the humans we encounter comment on how gorgeous I am. My foster family puts me on a shorter leash for the first half of the walk and then I switch to a longer leash so both my fur brother and I get a chance to lead. I am good on a leash and like to take lots of time to sniff the grass and flowers. I like to say hi to other dogs but sometimes my enthusiasm can come off like I am trying to pick a fight, depending on how the other dog receives me. I also like to go on car rides! I can be pretty vocal when someone comes to the door, even after my humans are fully aware they have company. It has been rare that my humans leave me alone because dad is on summer vacation but I have not been destructive. When the human girls leave a doll lying around I bring it to them to see if I am allowed to chew it. I have not been back in my crate since that first car ride home. I am in good health. I had a few hot spots on my skin when I arrived in Nova Scotia. The nice vet gave me an injection of antibiotics and my foster mom has been giving me allergy pills wrapped in bacon and hot dogs so that I don’t itch my side or my elbows. The vet thinks that I left the environmental or food trigger behind in Egypt and hopes that I won’t have any more skin issues here. I am going back next week for a dental cleaning. I am still working on potty training. Make sure to get me outside early in the morning. My foster family has been making a really big deal of me when I do my business outside – hooting and hollering and lots of pets and kisses. It’s so much fun. It may be best for someone to be home a lot while I’m training. Currently, I have a fenced-in backyard. When the humans let me out frequently, I don’t have accidents in the house. Are we headed in the direction of annual trend and getting back to the steady Eddie market we all know from before Covid times? Couple more weeks should confirm, but that was a good amount of property that fell from the market this week, regardless of how it happened. Of course, it is a blended stat, with vacant lots taking the majority and seeing another week of significant reduction. Market does seem to be a bit sleepy at the moment, likely losing momentum as we approach the Thanksgiving long weekend, the question is if it will be temporary or not. My guess is that things will continue to draw down as the Fall presses on, then slip back into the annual trend that Halifax has grown into all these years when Winter arrives. That's no life for a beautiful girl like me so I came all the way to the Maritimes a couple weeks ago in hopes of finding my furever family. I am currently living in Nova Scotia with my foster family which includes lots of friends to play with! I have 2 human foster siblings, 2 cat foster siblings and a dog foster sibling that is my age. I love all the humans and my canine fur foster sibling! I really want to catch those cats really badly so a home with no cats would be best. I can get jumpy and don’t really understand my size so older children that I can’t knock over would be a good idea. Even though I am medium energy, I still act like a puppy sometimes and get the sillies. I am mostly housetrained and as long as I go outside regularly I won’t make mistakes. I know how to press the button on the wall that my foster mom has for my foster sister so everyone knows I want to go out! I could really use some confidence classes as I am shy. I will bark a little when people come in the house but if they ignore me and sit for a while I will eventually come ask for attention because I am nosy. I am still learning that going new places and seeing new friends is fun so I will stay close to you so you can show me it’s ok. I have tried staying home by myself and I really didn’t like it so having a fur sibling would be perfect! Having a friend to play with all the time is the best! I settle down really quickly with my friend by my side. A family that is home more often than not would be good too so I don’t feel so lonely. I love food! Who doesn't? I gobble my food a bit too quickly at times so my foster mom got me a slow feeder which helps a lot. I know how to sit, paw, leave it and come and my foster mom says I am a smart girl so I can do anything. I will sneak food if you leave it out but I won’t grab it from your hand unless you put it toward me. I really do know my manners but sometimes I forget them and need to be reminded. I love playing! Especially with squeaky things, they are the best. I am gentle with my toys and love throwing them around. I do get a little mouthy when playing but I try my best not to do it too much it’s only when I get really, really excited. My foster mom says any family would be lucky to have me. I love my people with everything I have and will give the best snuggles especially at night when I curl up next to you. I love when the kids throw balls or stuffies for me, I bring them back and ask for more. I am gentle taking treats from your hand and especially love when you give me a head scratch after. I love going for walks and sniffing all the wonderful things around me. Will you be my forever family? My adoption fee is a $500 donation to the rescue to help save more dogs like me.
