Certainly, with the weather improving and the sun starting to shine, Sellers will start planning their strategy on how to attack the selling market this year. Buyers are still actively on the search however, and it really didn't seem like the white stuff could keep them at bay from getting out there and adventuring through their home search. Activity was down this week overall compared to this time last year, but the sleepy market seems to be shaking off the snow piles, and emerging from the blanket of white with vigour. The lack of listing activity this week has stunted the inventory a bit, but I anticipate those stats will change in the coming weeks as we approach the most popular time to list...Spring! Single family home inventory is still reporting lower than this year last time, but the same can't be said about condos, which was the lower reporting inventory for a good chunk of the 2016 market year. WEEKLY ADOPTABLE Meet sweetheart gal Storm. Storm is an albino 2.5 yr old spay,chipped , UTD on vaccines female american bulldog.She is smaller than she appears in this photo. Storm walks like a dream on leash, knows basic commands and a release work of "okay" to eat. She is a real compact wiggle butt and exciteable .She is crate trained, house broken , people friendly , kids okay too. She does not appear to play with toys but loves her Kong.She is not destructive if left alone. She lives with another active lrg breed pup and two cats. She sniffs the cats then leaves them alone . She meets dogs better when off leash tahn on or through a barrier like a fence like a majority of dogs. She does fear react to dogs on leashed walks so enrolment in training is necessary to adopt storm. . Her bark is not loud but a muffled sounding one. I'm not sure if you're a fan of Game of Thrones, but I saw a meme earlier in the week, and it was captioned perfectly for Halifax; "Winter is coming. The Entire thing, All at once. In one weekend". Sure it was mostly during the week, but it definitely struck a chord. As you can imagine, there is bound to be a few things that were affected by the copious amount of white stuff we received, but not as much as you would expect. Sellers seemed to be the ones shying away from the storm, and who could blame them? "All that shovelling, and I have to leave the house for showings, yeah, I'll hold off a couple more weeks thank you". All the while Buyers are still out there like "so I brought this shovel and snow shoes for our viewings, just need you to bring the flashlight". All jokes aside, activity is still trucking along, and regardless of the weather outside, people are still very active in their search. Of course, weather is a passing event, and so too is the pile of white stuff that currently litters the streets. When it clears, I close my eyes, and I can imagine warm sunny days and a hot Spring market in the near future! Time will tell if thats just a mirage, or reality. Stay tuned to find out! In a strange occurrence, the overall inventory reported exactly the same as this time last year with 4,221 products listed for sale in the HRM. So where is all of the inventory coming from? Vacant land is reporting quite a bit higher than this year last time, but that is met with a lower single family home level. Condo's are a but higher, but marginal, and surely not enough to make a dent. Even still, with the give and take of the inventory, we are set in a position that many had hoped would not happen, which is parallel with a previous year. Most hoped that the gap would continue to widen as 2016 seemed to be a promising year of recovery, but as the Fall approached, things tapered off and fell flat to end the season, which is being felt this year. Activity has been unusually strong kicking off the year, but I wonder if it's because we have had such a mild start to the season. I dare say, the looming storm and further forecast might have an impact on that activity, but for how long? Weather is temporary, but the need to buy or sell is a need that has an end, regardless of the climate. Thanks for stopping by! WEEKLY ADOPTABLE Meet Ember! Ember is a 4 year old Boxer/ Amstaff Cross who is a fun and energetic girl. She is up to date on her vaccinations and has been spayed. Ember loves toys and playing fetch. She will need an active home where she gets lots of exercise. She is working on her manners, and will need someone who will take the time to work on her training. Obedience training is mandatory where Ember still has some areas to improve in. We are working on continuing house training with Ember as she is just so happy being outside, she often forgets to do her business. Ember gets along well with other dogs, but often wants to play. She loves attention and will cuddle right up to you. She is kennel trained, it seems to be a quiet and comfortable place for her to unwind. Cats are questionable. I think it will depend on the cats personality, she seems to want to play and gets excited when the cat tries to tell her no. Time seems to be flying this year so far, but Buyers and Sellers aren't wasting any time getting into the 2017 market. 316 new property products hit the market this week, which is up significantly from last week, and last year at this time. Another interesting stat this week was the expired/cancelled/withdrawn pile, with a staggering post of 191! Of course, there is the end/beginning month contract anomaly to consider, so that could have influenced that and the new listing report this week. Values remain steady this week with a typical gain spread from last year. Which is always a welcomed sight for home buyers to see that their purchase will potentially increase in value over time, and Sellers to know that they may see their investment pay off in the end. The overall inventory level has drawn surprisingly close to this time last year, which is quite discouraging after seeing the gap widen in better favour throughout 2016. The third quarter of last year didn't have a stellar showing, and might have caused a bit of a lag going into 2017. Thankfully, it doesn't appear that trend will stick, since activity is increasing week to week, and possibly earlier than last year.
