Just wanted to wish everyone a happy and prosperous new year! What a wild and wonderful year 2014 was, and I'm looking forward to seeing what 2015 brings. I also wanted to thank my family and friends, my clients, and the loyal readers of the blog for all of your support throughout the years. Couldn't do it without you :)
Be sure to stop by tomorrow for the 2014 market wrap up!! Halifax (HRM) Residential Market Statistic Update For Week of December 11th - December 18th 2014 (Previous weeks numbers in brackets) New Listings: 208 (232, 273, 252, 304) Sold: 70 (81, 90, 110, 89) Sale To Listing Ratio: 34% (35%, 33%, 44%, 29%) Listings that went conditional/pending: 67 (85, 90, 85, 122) Expired/Cancelled/Withdrawn: 210 (150, 340, 133, 140) Total Active Halifax/Dartmouth Inventory: 4,573 (4,749, 4,840, 5,074, 5,165) Active Single Family Home: 2,928 (3,037, 3,117, 3,292, 3,371) Average Single Family Home List Price: $300,497 ($283k, $273k, $294k, $269k) Average Single Family Home Selling Price: $292,415 ($270k, $283k, $257k) *Single Family Home Sale to List Ratio This Week: 97% (96%, 96%, 96%, 95%) Average Days on Market Single Family Home: 122 (162, 118, 116, 103) Active Condos: 421 (442, 440, 458, 469) Average Condo Listing Price: $240,827 ($247k, $261k, $250k, $266k) Average Condo Selling Price: $231,718 ($235k, $253k, $241k, $256k) *Condo Sale to List Ratio This Week: 96% (95%, 97%, 96%, 97%) Average Days on Market Condos: 134 (134, 153, 175, 126) Absorption Rate in weeks: 52 (51, 60, 51, 54) Active Vacant Lots: 941 (973, 983, 1,007, 1,006) MARKET RANT As we head to the slowest time of year, I'm not really surprised at any statistics this week. Inventory continues to vacate the market, and buying activity has slowed to a crawl. Values are still holding onto their respective averages for the year, and days on market are a little brutal around this time pushing four months on average. With Christmas just around the corner buyers are out there in full force, just looking for gifts instead of homes. Maybe spending that time to go for a skate at the oval, a walk around the local parks, or visiting with family. Either way, this downward trend will continue until the end of the year and reset, for what we hope to be a banner year in the new year. There is a few positive market indicator rumours floating around right now, and if they turn out, it will indeed be an interesting year next year. Be sure to tune into the blog to follow the market every step of the way! WEEKLY ADOGTABLE My name is Reuban, and I could really use someone to snuggle up to on xmas. Thanks for stopping by, and welcome to the Halifax Real Estate Blog! As the stats follow their annual this week, I thought instead of the normal "doom and gloom"that I apparently bestow upon the Halifax real estate market, I would spread some holiday cheer and optimism instead. Lots of "rumours" and "suspicion's" that the Irving shipyard contract will be ramping up in the new year, with reports of mass amounts of materials being delivered on a large scale, and on a frequent basis. I personally don't play into rumours, but I could hope that some of the things that I have heard as of late come to fruition, it might make for a positive post or two in the new year ;) Have a great day folks, and don't hesitate to send me your latest and greatest rumours regarding our market. WEEKLY ADOGTABLE George is a 75lb, 2/3 year old Boxer/Lab, cat tested at our local city pound where he did very well! He set in the middle of the room, paying little to no attention to the cats that were sleeping, walking, jumping, and running past him, focusing most of his attention on his handler. He has tried to chase the odd cat or two while outside, so if a cat is in the home, a meet and greet will be mandatory. George has met a number of dogs and so far, seems to like females only, but he has not been exposed to other dogs in his home since we have known him. No kids for George please; he is fearful of their energy, so an adult only home is a must where someone can teach him that children are ok! This "Awesome Ace" is available through Buddy's Bully Rescue, a non profit rescue organization from Halifax, Nova Scotia. Although the time of year is a big factor, things have definitely gone south. Hello everyone, and thanks for tuning in to the Halifax Real Estate Blog! As the year comes to a close, we may be left wondering what is to become of our market. As you can see, out statistics this week are a fairly close to last years reports, but as a healthy market goes, we are not meeting the required parameters. We had a massive amount of listings come off the market this week, which is fairly seasonal, values are down in both products, and days on market are well above what they where last year. It look s like a pretty flat line year this year so far, with little bumps along the way. Hopefully, speculation will come to fruition in the coming months. WEEKLY ADOGTABLE Bailey is a sweet spayed 5 year old female Brindle Boxer. She is a really good girl and LOVES people, especially children. She doesn't seem to bother cats but she is unpredictable with other dogs, so her ideal home would be one where she is an only dog. She is a very happy girl with a wiggly jiggly personality. She knows some obedience and listens well and will jump through hoops for a treat. She hasn't had the best life so she needs a home were she can be spoiled like a dog should be This "best bud" is available through Litters and Critters, a non profit rescue organization from Halifax, Nova Scotia. More info about her, other adoptable's looking for their furever home, and ways to help or donate can be found by clicking HERE. VIEWPOINT REALTY
