As a matter of fact, all activity is slightly lower than average again this week, including overall sales and properties that received and accepted offers. Could just be the adjustment to getting out in this unseasonably cold weather, or maybe the stats are trending in a different direction. Hard to tell right now, and using this Fall market history is a bit tuff since the reports have been so hot and cold. What else is down, however, are the usually high performing numbers if the market is taking a turn. Stats like the expired/cancelled pile and price changes are usually at a peak performance when inventory is stuck in a rut, but these are also reporting below average. With all the above considered, you could likely just pass it off as yet another soft week, but then you see the absorption rate, which climbed again this week and took a stride on this time last year, which makes you wonder. Listings are still trickling in, although, reported much lower than annual averages, and most other stats also quite par for the time of year. One of the call outs of the week is the absorption rate. While most of the year leaned favour in the 2018 market year direction, this week actually reported higher than last year at this time. I fell like it has been a long time coming though. Since the almost full-stop of activity that happened in September, the market has had its weeks of surging activity since then, but was also followed by a complete fall off the next. It's certainly been a hot and cold, back and forth Fall market, except of course those areas of the region that are still enjoying a sellers market. That is the question many in the industry have pondered this week, including me! I want to say that annual trend has lead us here, and there really should be no surprise regarding the environment we find ourselves in, but there seems to be something else afoot. Usually, buyer activity wains around this time, but we still have a good surplus of buyers out there looking for properties that just aren't coming. That, or the listings that do come to market, especially on the peninsula, have come at a premium price forcing buyers to turn away on principal alone. Nova Scotia isn't an Ontario or British Columbia market by any means, and history would show that people here are not about to get wrapped up in the boom bust type market of such metropolises. If that means waiting out the storm of high prices, most are willing to wait, but some unfortunately cannot. I have talked before about people who were caught with the 2011/12 market, and it has become quite the bitter pill to swallow for buyers in that time who overpaid, now years later. There seems to be sellers testing the market at a premium to see if anyone bites, and those are the most dangerous for buyers to bite on, especially if they don't have someone who can help them navigate the market. Can't blame sellers though, the rule of thumb is to buy low and sell high, and that is just what this market has provided at this point. Just an indicator that annual trend is in full swing. Surprisingly, there was an above average amount of new listings this week, and not so surprising is that they were met with fewer buyers for the time of year. Still, buyer activity remains in full sprint mode, as many are still attempting to get into their new digs before the new year is out, and with only a few more weeks until Christmas, the game is on! Values overall remained steady this week, and so too is the absorption rate, which evened out after a drastic freewill a few weeks back. This weekend, the Remembrance Day weekend, is usually a low point for the years activity, second only to Christmas. Rightly so, since taking the time to remember the people directly involved with preserving our freedom, who paid the ultimate sacrifice for that freedom, should supersede most activities that day. It's still rather impressive that we have gained 6 additional weeks in such a short time, but the market, much like the weather, seems to have cooled rather quickly in the early Fall so it was almost expectant. The first half of November is usually a rather slow time, with a combination of expiring listings, lack of buyer interest, and a vacancy as we approach Remembrance Day. Not much of a pick-up after that usually either, as the approach to Christmas sees a further decline in activity. Have no fear though, things usually get right back on track and starts right back up again in the new year! I dare say, there are still segments of the market seeing significant activity levels, and until this buyer bulge has been fed it will continue. If these demands have not been met by the new year, and the demand is just as great, we can expect to see a market even hotter in areas than they were this year. Not good news for buyers in these areas, but it may leave some sellers licking their chops in anticipation. Interesting times indeed!
