New listing additions reported below last years marker and the sales are significantly lower then last year this time as well. Inventory took a slight bump in all sectors, which is typical for this time of year as we approach the spring market. Both condo and single family home values took a hit in value from last week, and still remains lower then last year this time. So it sounds like it wasn't the greatest week on the market this week, but sales are still higher then they have been this year so far and the sales to list ratio made a 1% gain. The other good market indicator is the fact that the absorption rate declined again this week! A slow but steady recovery from our dismal record breaking last quarter and I anticipate that recovery to continue as we edge closer and closer to the spring. (see below). One of the things that was briefly touched on but not fully covered was the Halifax Regional Police interactive mapping website. I think this site will be great tool to add to any real estate market research but could also have various counter effects that sellers may be wary of. Questions of market value being reduced based on the knowledge of crime in the neighbourhood may impair judgement or exclusion of a current home for sale based on that activity. For now, the map only has a maximum 7 day history so I can't imagine a direct impact on neighbourhoods based on such a short timespan. If they increase the history, say to 1 or 2 years, that may give grounds to drive prices down in some areas and up in others. A positive aspect of the map is that is gives homeowners a snapshot of what is currently going on in their neighbourhood. With frequent visits, homeowners will know what crimes are going on and may be more inclined to notice and report suspicious activity. Another positive factor is the aid to relocations and outside investors. With this tool they can get to know the areas of the city a little bit more without actually having to talk to a local. Not too much of a variance from last weeks report but a sure sign that things are starting to happen. Although the weather may have kept most buyers at bay for the last few weeks, there has still been a good amount of activity despite the lack of cooperation of mother nature. The sales to list ratio dropped a few points this week which didn't stop the absorption rate from falling again, thanks in part to a higher count of expired/cancelled/withdrawn listings and fewer new additions. Single family and condo values remain relatively strong with figures more reflective of last years prices. All in all, a slow but steady start to a year, by my guess, will prove to be an interesting one. Whats your thoughts? New listing additions where lower then average and sales this week marked the largest this year so far, and over the past few months. Still a few variations from last year, mainly the inventory count, and the sales to list ratio. But this time last year, the market pulse from the first wave of investor excitement from news of the shipbuilding contract had yet to fade, causing the break of many Halifax real estate market records. Still a very solid start to the year and it looks as though this time we are going to maintain the momentum, at least thats what has been predicted. I still believe its just a matter of time before one of the lowest national average median home priced provinces makes its jump. Whats your thoughts? Thanks for stopping! Not as low as we witnessed last year but hovering around the last few years averages. Look at January as the start of a slow climb up a tall mountain. Sellers plans should start now! Halifax Residential Sales January 2013 Although we ended last year on a sour note in this department, sales in January had a strong end of month performance helping it off of the bottom rung. This statistic is married to the inventory and generally follows the same trend. More inventory= more selection= more sales. Halifax Residential Average Sold Price January 2013 Average sold price remains strong and if it follows general average trend, we should see an overall increased monthly value each month. Last year kept the overall increase being beat only by that anomaly December in of 2011. All in all not a bad start to the residential market year. Not the best start we have seen but its surely not the worst. I have a good feeling about this year and I think we will finally see some impact from the Irving shipbuilding contract as facility construction contracts come to fruition and workers start migrating to one of the greatest cities in Canada. There is lots of optimism going forward into the new market year, and I for one can't wait to see how things develop. Whats your thoughts/predictions about the Halifax real estate market this year?
