(Previous weeks numbers in brackets) *Last year this week New Listings: 325 (361, 365, 330, 394) *353 Sold: 120 (87, 100, 78, 78) *160 Sale to List Ratio: 37% (24%, 27%, 24%, 20%) *45% Expired/Cancelled/Withdrawn: 75 (123, 87, 98, 136) *66 *Total Active Halifax/Dartmouth Inventory: 3,895 (3,876, 3,828, 3,749, 3,697) Active Single Family Home: 2547 (2519, 2480, 2427, 2402) *2233 Average Single Family Home List Price: $253,491 ($301,393, $337,942, $291,321, $270,099) *260k Average Single Family Home Selling Price: $248,543 ($272,071, $291,510, $326,260, $279,929) *257k Average Days on Market Single Family Home: 90 (97, 114, 136, 133) *86 Active Condos: 297 (301, 288, 272, 261) *250 Average Condo Listing Price: $223,937 ($246,266, $291,922, $391,216, $331,385) *264k Average Condo Selling Price: $216,121 ($241,866, $288,133, $381,900, $322,707) *259k Average Days on Market Condos: 45 (44, 76, 94, 125) *76 *Halifax/Dartmouth Absorption Rate (weeks): 43.9 (49, 53, 61.8, 70.6) Second week of February showed even better then the already positive start to the month last week, with gains in all important market factor sectors. New listing additions where lower then average and sales this week marked the largest this year so far, and over the past few months. Still a few variations from last year, mainly the inventory count, and the sales to list ratio. But this time last year, the market pulse from the first wave of investor excitement from news of the shipbuilding contract had yet to fade, causing the break of many Halifax real estate market records. Still a very solid start to the year and it looks as though this time we are going to maintain the momentum, at least thats what has been predicted. I still believe its just a matter of time before one of the lowest national average median home priced provinces makes its jump. Whats your thoughts? Thanks for stopping!
