A measly 553 single family homes are listed for sale at the moment, while at this time last year there was 1,139. This should make for an interesting launch in the new year. Usually, January sees remnant activity from the previous year spark back up again for a good portion of the month, then wane when the snow flies, but as I type this, that is already happening and unless something drastic happens the sellers market will dominate the new year! With 2020 being a market year that no one could have predicted, it only makes sense that we start out the new year in uncharted territory, and vague projections. Fairly surprising number of new listings this week, almost double from last year, so I suspect buyers will be watching this stat with great interest to see if this listing trend will carry into the new year. It does seems that more and more listings are finally making their way to the market, although demand is so strong that it's hardly noticed. Eventually, I suspect that this activity will be noticed once the turn has happened, but for now, buyer activity is relentless so new listings will continue to be gobbled up! Last notable from the week is the jump in single family six month median prices. Listing prices held fast, but the median single family home sale prices had their largest leap since the Summer, coming up $3,000 in a single week. This stat has stalled for the the last couple of months, and there almost seemed to be a notice of change with a couple weeks or marginal reduction, however, this jump has indicated the opposite in a big way. This jump also puts SFH median sales exactly $50,000 over last year at this time, and also suggests that on average, listed properties are selling at least $9,000 over asking price. Of course, we have seen this vary significantly, latest high being $130k over the asking. That's a significant increase. . With 2020 almost in the rear view, there will be a lot of data to review and analyze. I was a local surrender and have been waiting over 4 months to find my forever home so I'm ready! I am good with adults and kids but I can get over excited and knowing my size could easily knock over little ones by accident. I had a cat with me in a home and we did okay but anything quick moving outside I will pull as hard as I can to go see them. I have seen dogs from a distance and will growl and lunge and pull to get to them so I am looking to be the only dog in the home and also make sure my family can handle my strength. I'm good on my leash when no distractions are around but have a hard time focusing when other animals go by. I am learning recall and will answer to my name and come immediately, again without distractions like animals and people. I am very energetic, I just had my ACL fixed and it does not slow me down one bit anymore. Since my recovery, I am getting very close to be able to run and dash with no more cracking coming from my back leg. I can also definitely be a couch potato just as much of a snuggle bug and play once I'm comfortable with someone. I had two incident inside the house while with foster dad but never again. Foster dad will brush my teeth, clip my nails and clean my ear and I just sit there without complaining, other than occasionally pulling my paw back. I am good in the car and I'm learning baths aren't scary either. I don’t really love being left alone but will be fine with it. I don't chew anything I'm not supposed to so don't need to be crated and if I'm being honest I really don't like them. I do not touch tables or counters but will eat whatever you give me. Toys are now fun ! I have learned to play with chew toys, chase balls and play tug. I will answer to sit, down, paw, wait, up and look and will turn on my belly every time I'm laying down to ask for a belly rub. Are you my forever home? A much higher showing of new listings for this time of year was reported this week, along with a sustained sales and buyer activity report. Price changes remain minimal. and the amount of listings that retreated from the market this week was reduced too. The six month median condo value's held fast this week, while Single Family Homes median values had a slight improvement from the last two weeks of reduction, keeping the question open regarding a possible turn in the market. Likely, we are finally starting to see annual trend take hold, since Christmas and the holiday season is a powerful attention grab from buyers, and a time worth staying put, for sellers. Still, last minute shoppers are still out in full force, and it doesn't appear as though it will change anytime soon. In fact, some folks might be using this venerable time to stay and snag a property, in hopes competition is a bit distracted from the market. Still a challenge however, as this time usually reports the lowest inventory count of the year, and where we are already in the basement regarding inventory on a good day, the pickins are slim, and will likely get slimmer as we close out 2020. I was surrendered from a Humane Society and due to BSL I could not be adopted out there. I am super excited to find my forever home! I don’t quite understand children and their unusual movements and voices, I get excited and want to play with them but I can be a little rough because of my size. My forever home should have kids over 15 or adults only. I have not met any cats so I'm not really sure what I think about them. I have met multiple dogs and I am very reactive to the larger or intact male dogs, smaller female dogs have been ok but I'd rather just have my humans to myself. So I need a forever home who can exercise me away from active dog spaces, I won’t be a daycare or dog park kind of dog. I am working on being muzzle trained because when I was put into a situation with a larger dog I reacted, my family tried to step in to help and I ended up biting them from reacting to the dog. A quiet neighborhood without lots of kids and other pets would be ideal for me. I am also housetrained and crate trained because I may get into a few things if left alone. The neighbors said they don't hear a peep from me when I'm by myself. Oh and I know a bunch of commands! I will sit, stay/wait (even at meal times), shake and lay down. Let's just say I'm very treat motivated! I am reactive on leash particularly to fast moving things, dogs or kids but I'm going to try to keep working on it with my forever family. I have been in the car and am a perfect car ride buddy. I would love to have a fenced yard to run out my zoomies in! Zoomies are often followed by snuggle sessions and I am a complete bed hog at night. I love all things rubber and my favourite treat is pepperoni! Normal for this time of year, but perhaps helped along a bit more by buyer activity. December marks the beginning of the end for the market year, and as we approach the end of the month activity has a tendency to take pause as well, which is likely due to the holiday season. Along with the incredible activity and record breaking numbers this year, the absorption rate has experienced historic lows. Since the beginning of the year we have slowly slipped from 21 weeks, all the way down to 6. Since August, it was believed that we hit a low due to the consistent week to week showing of 7, but alas we have dropped another week this week, taking this already reduced stat to new lows. Seems that the median prices have stabilized for the second week in a row. After last weeks report, there was a reduction in this stat for the first time this year. this sparked a question of if the market had hit a peak or if we are just experiencing qualities of a market that is nearing is seasonal end? Seems we will need a few more weeks to make a conclusion, as the median condo sale price reduced back to $270k this week, so both tracked products have had mixed reports. These numbers will be important to watch in the coming weeks, as they are strong factors in the market environment. The Weekly Adogtable!My name is Hughie and I’m an almost 4 years old, 15lb, male morkie. I was surrendered due to issues my parents didn't feel capable of taking on. Thankfully, they reached out to a rescue and Salcars agreed to help. I was only in my previous home for approximately a week before my parents realized that this new free dog they got wasn't exactly as advertised. I picked the man as my person, and wasn't very kind to the lady in the house, anytime the man was around. My foster mom says that’s called people guarding and says it can be common in smaller dogs. In my foster home, it’s just me, foster mom and my doggy foster sister. I’m much more settled this way and haven’t shown any guarding behaviors here, so a home with one adult only or a couple (no kids) who is experienced with these behaviors would be ideal for me. I haven't met any kitties yet but testing is possible if needed. I’m good in the car and like to stand on the armrest and look out the window. I prefer to be in the front seat! I’m house trained and love that my foster mom has a fenced yard but I would be ok on a lead or a leash to go out. I love walks!! I walk well on a leash and only pull a little when there’s something out of my reach that I want to smell. I’m good at meeting other dogs on walks as long as they don’t run up into my face or are too big and excitable as that makes me nervous. Speaking of nervous, I’m weirdly nervous of a jacket and sometimes a harness. For the first week I was with my foster mom, I ran away as soon as she pulled out my coat but one morning I was ok with it being put on then the next day, not ok again. Once I even growled at her when she tried but I didn’t bite as she decided not to stress me out with it. Hopefully my new home will also be patient with me until I trust them. I have my own bed that I like to use but I also love sleeping in bed with my foster mom and fur sister. I’m house trained and although I don’t mind a crate, I don’t need one. I’m not destructive when my foster mom is at work, she thinks I sleep all day! I’m free fed and graze when I feel like eating. I don’t over eat at all. Oh I’m also very picky about treats, but I do love liver treats! Please remind me before reaching one out to me to be easy/gentle as I can get a bit excited and grabby but I’m doing really good when someone tells me to be easy first. I like playing with my stuffy toys but sometimes it takes me a few days to be comfy enough to show that side of me. I'm nervous of baths but tolerant. I spent a day at daycare and although I was nervous at first, I eventually loosened up and had a blast. I had to take a trip to the vet to get a checkup. I was not happy about that and had no trouble showing the vet how I felt. I may need to be muzzled and/or have some anxiety meds before going to the vet again until I develop a good relationship with one. I don’t trust super easy. The vet I saw here with Salcars thinks I learned that if I snap at people, I don’t have to do what they want me to, so I’ll need to work on that as well.
