Sure, we lost a couple days this week to the pending storm, but activity ramped right back up as soon as it had passed. Lots of new (and growing) listings this week met with an almost unfazed group of buyers, as reflected by the conditional/pending stat, so it was almost business as usual despite having a Hurricane turned post tropical storm bear down on us. Values returned to their peaks this week as we enter the first week of the Fall, so only time will tell if we have hit the peak of the season by this time, or not. Any way you slice it, Summer had to have smashed some records in Real Estate this year, it truly has been an incredible market. Still, many await their turn to enter the Atlantic provinces, hoping someday soon the bubble will burst and they can plan their relocation. Until then, many people stand by to send another surge towards our housing market when it does happen, so tracing the impact of that event will prove interesting indeed, In the interim, stay tuned to the blog to stay on top of the current, and ever changing market. I was a local surrender and have been waiting over 4 months to find my forever home so I'm ready! I am good with adults and kids but I can get over excited and knowing my size could easily knock over little ones by accident. I had a cat with me in a home and we did okay but anything quick moving outside I will pull as hard as I can to go see them. I have seen dogs from a distance and will growl and lunge and pull to get to them so I am looking to be the only dog in the home and also make sure my family can handle my strength. I'm good on my leash when no distractions are around but have a hard time focusing when other animals go by. I am learning recall and will answer to my name and come immediately, again without distractions like animals and people. I am very energetic, I just had my ACL fixed and it does not slow me down one bit anymore. Since my recovery, I am getting very close to be able to run and dash with no more cracking coming from my back leg. I can also definitely be a couch potato just as much of a snuggle bug and play once I'm comfortable with someone. I had two incident inside the house while with foster dad but never again. Foster dad will brush my teeth, clip my nails and clean my ear and I just sit there without complaining, other than occasionally pulling my paw back. I am good in the car and I'm learning baths aren't scary either. I don’t really love being left alone but will be fine with it. I don't chew anything I'm not supposed to so don't need to be crated and if I'm being honest I really don't like them. I do not touch tables or counters but will eat whatever you give me. Toys are now fun ! I have learned to play with chew toys, chase balls and play tug. I will answer to sit, down, paw, wait, up and look and will turn on my belly every time I'm laying down to ask for a belly rub. Are you my forever home? Some of the predicted items did perform as expected, like the continued addition solid new listing numbers and values taking a slight correction, but the waining buyer activity of last week did not carry forward this week since we hit a peak amount of properties under agreement, and sales crushed it too! Average days on market for both tracked products almost seems unreal, reporting in at a measly month from list to sale on average. A few short years ago, those numbers were in the the 100's, with only the last couple years cleaning that up to the short span of the listing/sale cycle we find ourselves in today. Gone however are the factors that caused these delays and extension of market exposure. Almost every listing out there is getting ideal buyer candidates, no homes to sell and ones that want to close yesterday, so quick closings and expedited due diligence timelines are almost expectations at this point. A few short years ago, buyers would take time finding a place, likely offer lower (sometimes much lower) than asking, multiple offers where practically unheard of and over asking price offers? Forget about that kind of thing! One of the big problems we face is the second+ home groups who want to relocate or up/downsize their current accommodations. Sure, they could sell in seconds, but they really have limited options to purchase, just like everyone, but the key difference is the safety of SOBP, or Sale of Buyers Property, condition. This allows a seller who has their home ready to sell an opportunity to comfortably move from one step to the other without total risk of losing the home they have have an offer in on. This was acceptable in a buyers market, since sometimes a home would hit a stall and would look to other options in order to sell, and a domino sell my home / buy a home people could lock a property up and get some time to sell their home. In our current market 2.0 however, this undesirable condition for sellers has become almost extinct. Not only is it an undesirable condition for sellers to accept (most of the time, as they have to sit and wait for their buyers home to sell), the market is moving so quickly, that even if one of the domino groups were able to get a property under agreement with this condition, they would likely find themselves short of their timeline when the sellers opt for their escape clause, leaving the buyers somewhat out. It's risky, and can be accomplished, but it's much harder than a few short years ago. This is also a good reason why new construction has hit record heights this year, the ability to plan the move and have time. That's a topic for another day though! Right out of the gate we do see some indications that I may be right, but it's hard to judge if it will stick with only one week in the books. If you are wondering what my prediction was, I basically put it out there that back to school would bring a sustained/increased level to the overall inventory, and a slight reduction in buyers, giving a bit of opportunity for the those in need of having to find a home. Although slight, this week was just that, but only time will tell if this was the marker for the turn, or just a slight pause in the action while students settle into their new normal. Another factor in this prediction is the approach the end of Summer, since September usually marks the end of the busy season, but I feel with the way this year has gone, regular annual trend is less of an influence. New listings reported much higher than last year at this time, and slightly better than the average of late, while sales hit a 4 week low (still excellent), and listings put under agreement also reported a similar 4 week low (also, still fantastic numbers). Either way, market activity was down (slightly), so we will need more time to see if it was a slight falloff, a change of the direction, or if correction has begun. Unfortunately for buyers, I believe we have lots of this market left to go, but there may be some more options this upcoming fall season, even if temporarily. While Odie has been known to get along with other dogs, he gets overstimulated easily and tries to hump other dogs. Poor Odie was attacked by off leash dogs once, but was non reactive and has not shown any potential post-attack issues. Odie is affectionate, smart, and treat oriented! He has been known to resource guard the couch or the bed, but with structure and patience, he does well. He has been cornered and pushed around in a previous home, so is afraid in these circumstance and will growl to let you know he is frightened.
