Speaking of the lockdown, it will likely be a couple more weeks until the full impact has been felt in the industry, as the residual activity prior to it concludes, like inspections etc. It was immediately noticed how few listings were coming to market this week however, which meant even less selection for buyers. The new restrictions prior to and post lockdown have really put the chokehold on property traffic, which seems to be the intended result. Still, a shocking number of listings went under agreement this week despite the lockdown, but the anticipation is that the coming week will be a better reflection of the intended result. We shall see! Another surprising stat that didn't change much was the expired/withdrawn pile, which perhaps should have surged with sellers pausing listings etc, but again, only a few days in to the lockdown, so this will also likely change soon. Still, the market persists. The lack of new additions and the surge of sales this week caused an over/under report on the sales to list ratio. The overbidding sales this year are really starting to show each week, and this week was another huge increase to the average list to sale spread. Most notably, we shattered a record this week for the lowest absorption rate ever reported on the blog, and coming in at a staggering 16 weeks fewer than last year at this time. If there was any question on just how volatile things are at the moment, that one key stat is the biggest indicator of our market environment. If it happens like it did last year where listings stayed off the market but buyer activity remained, then then we might see another buyer explosion on the other side of this thing. My name is Lucky and I’m a 2.5 year old female Belgian Shepherd/Labrador mix. I’m pretty small for my breed, only weighing in at approximately 38lbs. I came from Mexico a few weeks ago and I'm so excited to for my next steps! After experiencing what it’s like to have FUR-siblings, I’d really like it if my FUR-ever home came with one or two of them too. I like having siblings around to look up to, learn from and I think it would definitely benefit me in my training. Wrestling with my FURsister is one of my all time favourite things to do! I’ve met a few small dogs at the dog park and I’m unsure if I like them or not. I haven’t been tested around cats, but as long as they do not get in my face I don’t see it being a problem. I like to play with my foster mom too but sometimes forget to change my play tactics and need to be reminded not to use my teeth/mouth on her arms/hands cause this seems to hurt her human skin. I do not bite hard, more just place my mouth and teeth over her arms and hands but with some training this will not be an issue. It may be best for me to be in a home with older kids as it does take me some time to warm up to new people, therefore I need to be in a home with kids that respect my space and understand that I need to come to them at my own time. I should also mention that fast movements and as I’ve said before loud noises, such as screaming or yelling, might not be the best environment for me because I get scared. Something I learned I really like doing is going for car rides. I must admit I do like to jump around so my foster mom thinks it’s best that I wear a harness and get strapped in for safety reasons. If I'm in the yard I also enjoy digging, I just want to see if there's anything down there! Something I learned I don’t really like is the leash because of my past. I may pull, even with my harness on, but I’m hopeful that with patience and guidance I may come to change this behaviour. I also get frightened when walking by cars, bikes and random road/street noises; therefore, I prefer to walk on a trail in the woods or a park. I’ve had the opportunity to meet a lot of off leashed dogs at a local dog park, we sniffed each other and move on, and no issues. However if the off leashed dog runs towards me aggressively and gets in my face, I tend to give them a little snap. Hopefully with more time and patience I will learn that they don't mean me harm and are just excited to say hi. My foster mom currently works from home and I love her being home so much, she takes breaks with me to play inside and outside. She has left a couple of times for a few hours each time and I’m happy to report that I didn’t destroy anything, I did cry a little though. I haven't had any accidents inside since day 3 of being here, yay! I don't love baths but with time this could change, but I loved being brushed and do not mind my nails being clipped. I sleep in bed with my foster mom and FUR-siblings. I’m an early riser and get exicted to wake up my foster mom to let her know that I need to go outside to do my business. I’m great at eating and don't mind if humans or animals come around my food. I am however curious about what my foster FUR-sisters are getting in their food dishes, but l'm learning to leave them alone while they eat and mind my business. I do tend to counter surf for the human food though so best to keep clean counters. I do not know many commands, I will need a lot of training in these areas...we can learn together? Another thing I’m working on is my barking, I tend to bark at everything and everyone that I can see while I’m inside or outside my foster home. Are you my forever family?! Already having the conversation with folks about how the return of the tightened rules will impact our market, and although I think it will decrease both buying and selling activity slightly, I don't think it will cause any major changes. If anything, the natural market trend is taking hold and providing a few more options to wary buyers week to week, tipping the scales back in the buyers direction. This tightening of restrictions will certainly add to it, but things have been edging in this direction over the last few weeks. I remember talking with folks when this thing first started last year and the initial reaction was that the entire industry was going to hit an extremely prolonged hiatus, when in reality, exactly opposite of that prediction happened. Will there be less buyers? sure. Will there be fewer listings? oh yeah! But they tend to balance themselves and have no doubt of buyer tenacity at the moment. Another vein of discussion circled around out of town buyers who seem to be influencing the drastic price inflation, since they are coming from big markets and know what it takes to win these bidding wars. Extreme offer amounts, cash offers, waving inspections and other conditions, mostly things that local buyers just can't get on board with, and rightly so. The idea is that these restrictions will choke out these remote and overbidding folks from "out west", giving the hope that local buyers will have a better chance at locking something down. Make no mistake, "local" buyers have all but adapted to some of these big city techniques, so do not expect these overbids and bidding wars to disappear, but hardline conditions like inspections etc will remain. "But buyers can't visit!". True, but many out of town buyers were not making the trip to house shop since this thing started, so it's business as usual for this group, leaning on their Realtors for live FaceTime walkthrough's, videos, virtual tours, and pictures to purchase property site unseen. Now this is the group that will likely be impacted the most with these restrictions, because there is an unknown when the restrictions will be lifted, so buying site unseen with an unknown closing date can be tricky. Still, where there's a will there's a way... I am a 4 yr old, 60lb pitbull mix. I was surrendered to Salcars because my parents didn't have enough time to give me the life that they think I deserved. I've spent the last few weeks in a foster home working on my doggy manners and getting some medical stuff done. I am a very sweet boy and I love to cuddle. I am very calm in the house and enjoy just relaxing on the couch. I love to go for walks and get really excited when you ask me if I want to go. I was always left to free roam in my previous home so I'm still working on my leash manners. I pull a lot on leash, everything is just so exciting. I do much better with my gentle leader, unless there is a person or dog I want to meet then I bark and pull to run towards them, which can be very intimidating for them but I just want to say hello. For this reason, I need controlled introductions with other animals as my foster mom says that I come on a little strong and I'm hard to control due to my size. I get along great with my foster fur siblings, both canine and feline. I am fully housetrained, I have good recall as long as there's no people or animals around that I need to go say hello to, I love car rides, I love food so this could be a great help with my training, I like eating snow and I can give paw and sit pretty. I'll jump right in the tub for you for bath time, no problem. I let my foster mom do whatever she wants to me with no issues; clean my ears, touch me everywhere, flip me around to see my belly... anything at all. I am definitely a sleep in bed with you kind of fella. I may start out sleeping elsewhere but don't worry, you'll wake up with me next to you so you can cuddle me. I am very respectful when others are eating, even the kitties. I don't bother them or their food. I won't touch your food either if you leave it. I'm very gentle taking treats too. My foster parents say that I am the goodest boy but I do bark a lot and loudly. Luckily my foster parents live a ways back from the road so I don't see too much that passes by. I bark whenever I am excited so I guess that doesn't exactly make me apartment friendly. I don't like being crated and I will bark nonstop until you let me out but I'm a good boy and don't need one. My former family said that I would chew up things when they weren't home but I haven't chewed anything up in my foster home except, of course, my toys. I do get a lot more exercise here than in my previous home so that helps. I love my humans alot and would definitely love them to be home with me more often than not. Please note that if you do have to leave me for awhile, that you'll return to a whole lot of howling. I just missed you so much, I can't control myself. I have met a 3 year old and a 9 year old, I was very good but very excited like I get with everyone. When I first came into care, I was very red and raw. The nice vet said I have allergies, that are currently being treated with a diet trial and medicated shampoo, and I'm much better. My foster mom says I'm just a big goof ball who needs help with some of my manners but the love I'll give you in return will be so worth it. It's also hard to fathom the intensity and competitive nature of the current market and how extremely competitive the market environment has become. I want to say that things are slowing, and some would say that they just might be, but I think there are more options for buyers to have a look at and offer on so the attention is divided. It's the Spring market and there usually is a lot of options around this time of year (usually). It doesn't help that all of the weekly listings are holding offers until Sunday, forcing the group of buyers to go after the one in the bunch that they liked the most and if it doesn't work out, rinse and repeat. There are a few more back to market listings I have noticed this week, even some price reductions, which are all indicators that this Sellers market is invincible! There may few fewer offers on listing, just because there are a few options that divide the group, but the offer amounts are still aggressive and well over the top in most cases. Anything with recreation attached to it, water access or views, or park like settings are going for a premium and by far the properties that are seeing the most extreme overbidding by volume. At this time last year things were still very uncertain, but one thing that was certain is that that the usual inventory surge of the Spring had basically came to a halt, which was devastating in an already persistent sellers market. With the lack of listings coming to market, the buyer mass grew, and it grew quickly. Finally, sellers started to return to market late last year, but by that time it was already too late and the current market conditions had taken hold. Seems this Spring has encouraged more sellers to come to market, including "by chance I get this amount" sellers, and the "un-sellable's" dynamic, which are all things to keep an eye out for! You could feel it in the air that something was about to change, or, just that annual trend was going to take hold. That was the hope anyways, and it looks like that is just what happened this week. Gains in all tracked products this week, but still desperately short from the already low numbers of last year at this time. Another big surge of much needed new listings this week, and although slightly lower than last week, sales still performed amazingly well for have a long weekend in the mix. Single family average list/sale prices reduced again this week, and the six month median values only took an very small increase this week, which may be a sign that things are starting to cap out. Of course, it's a very early, and probably premature indicator, but the fact it didn't jump by thousands in a week as it has been may be a sign. I personally think it's a false crest, and that the 6 month median won't truly catch up to whats happening until a few months from now. The market has changed so rapidly this year, and if people thought last year was incredible for the market here in Halifax, 2021 has it beat by a long shot so far! I'm always happy to go for a walk as this means meeting all the new dogs. I'm an expert at walks and don't pull on leash. enjoy car rides and am very content to just look out the window. I also tolerate a bath well! I am very confident and happy around other dogs and I'd really like to live with another canine companion. I haven't met any kitties yet so not sure how I'd feel about them. I enjoy playing with toys but prefer the company of my family above all. It wouldn't hurt for me to gain some more weight as I was a bit too skinny when I arrived in Canada but it shouldn't take long as I love food! I live with 2 kids in my foster home and they respect my boundaries so all is good. I don't like them pulling my hair or stealing my food. And I will let them know with a little growl. I am very close to being completely housebroken with only occasional wee accidents. I currently go out three times a day and I do well on this schedule. I am good home alone and do not chew on furniture or other objects. I will spend most of my time lying on the couch or in my bed waiting for you to come back to me. When you finally return I will be just so happy that I'll greet you with a couple of affectionate barks. My foster mom says that I have a superpower - whenever you’re having a bad day, I can always put a smile on your face. One of the biggest additions to the weekly inventory happened this week as well, with a welcomed 402 properties that decided try their luck with this market. Usually, the end of the Easter long weekend marks the entry to the Spring market, so the hope is that we see a surge of listings turn active during this time to cool the sizzling sellers market a touch. Activity is nothing short of incredible at the moment, just look at the sales this week! There was twice the sales and three times more accepted offers this week compared to this year last time, despite having half the inventory of last years market. Single family home values took a reduction this week on average, but the spread of listing price to sales price was larger, where condo's reported quite opposite with inflated sales values, much higher than the median averages. Both products received increases in their six month median prices/sales numbers this week, continuing the surging property values in the Halifax market. So the hope remains that the Spring market will douse the flames of the fiery Sellers market we find ourselves in at the moment, and we should see the impact of the trend market take hold in the next few weeks, at least that is the hope for buyers out there right now. My owner passed away and his sister took me in but soon realized that I wasn't a fit for their household so they surrendered me to Salcars. I am now ready to start the search for my perfect fit. I am a very laid back, pleasant and polite senior fella. I walk well on a leash and have shown no aggression towards other dogs or people I've met, and have completely ignored flocks of ducks I see on my walks. I haven't met any cats in my foster home, but I used to live with a cat without any issues. I'm so great with all people but I think I'd prefer older kids as I'm in my golden years and very laid back so the quieter, the better. I don't mind car rides, although I definitely prefer riding shotgun, and I may bark at other dogs and people I see during the drive. I really enjoy playing fetch and tug in short intervals, but I don't really care for balls. Afterwards, I will happily get myself comfy somewhere and take a nap. I alway wants to know where my people are, I don't like when they leave the house without me, and I'll get so excited when you return. There's usually someone always home here but occassionally I've been left alone for very short periods with no issues. I also prefer all inside doors open in the house or I will paw at them if you're behind them. I take my time eating my food and prefer to just eat when I'm hungry and not at set times. My foster parents can touch me all over with no problems. I don't love baths but I don't give you much trouble. I'm terrified of thunder and will whine and stick like glue to my person. I sleep in my doggy bed in the living room and am content doing so as long as bedroom doors stay open. I am completely housebroken, no accidents for this big guy. My foster mom says I'm an all-around awesome dog. My rescuers noticed I was a little shaky in my back legs when I arrived so I got some xrays and everything was great except severe arthritis in my knees. We discussed operating but at my age and the severity of my arthritis, the vet doesn't feel this would do much good so we've opted for getting me some knee braces. They are ordered, I'm just awaiting their arrival. Because of my arthritis I will need to stay on joint supplements and fish oil for life.
