Hello everyone, and welcome to the tardy edition of the Halifax Real Estate market rant! It looks as though Sellers are on board with the Spring market now, as listings continue to pile onto the market with another solid +400 additions this week. Buyer activity doesn't seem to be declining either. Although there was fewer sales this week driving down the sales to list ratio, there is a good amount of properties that received and accepted offers indicating that Buyers are still out in mass. The overall market continues to report much healthier than last year as well, with fewer listings cancelling or expiring from the market, significantly lower inventory, and the reduced absorption rate. Typically, as we edge closer to Summer things are meant to wain, but with reported activity of the 2017 market thus far, I wouldn't expect to see a full stop anytime soon. Of course, the real estate market here in Halifax is anything but predictable, but there is an attitude of "let it ride" out there currently. Make sure to stop by the blog to stay up to date with all the happenings of our market, and thanks for stopping by! Meet Charlie! WEEKLY ADOPTABLE Charlie arrived at the Dartmouth SPCA late April. He was surrendered by his previous owners who were no longer able to care for him. This guy may need some time to form a bond and earn his trust. Once Charlie gets to know you, you will truly see how much a dog is capable of loving someone. He is a big sweetheart who just wants to hang out and have fun. He absolutely loves tennis balls! He plays a great game of fetch. Charlie will only be going outside with serious adopters at this time. In his time at the shelter staff have been working on building his confidence. He is quite nervous being around men. Other dogs also cause him to become quite fearful. Due to these considerations, if you are interested in meeting Charlie a staff member would be glad to accompanied you into one of our outdoor play areas! We are hoping that this way he will be more comfortable meeting potential adopters! Short walks would be best. Vets have diagnosed him with luxating patellas in his rear end. It's also suspected that he may have degenerative joint disease. Down the road it may be recommended for him to receive corrective surgery. Currently he is on pain medication for this (Metacam) and will be for the rest of his life. We think Charlie will be able to interact with dogs when he has gone to his forever home. This could be done if his new family has the patience to properly help him be introduced slowly to new dog friends. He does seem to be more comfortable with female dogs-as opposed to males. Staff believe Charlie would prefer to be the only dog in the home. Charlie will need to be in a home with adults only. Since he is so timid, quick moving children, strangers, and new situations can make him quite nervous. A quiet home would be best for him. If you can provide the love and kindness this guy needs, ask the staff to meet him today! What a gorgeous few days we've had in our fair city, and as the weather heats up, so does the market... for sellers anyways! Buyers this year may find themselves in unfamiliar market territory, where low ball offers aren't welcome and multiple offers are commonplace. Could have something to do with what I was calling a "late Spring to market", but it appears there may be more than meets the eye since the trend has continued into the nice weather. The assumption behind Sellers thoughts was, "if snow is still on the ground or it's cold outside, Buyers are staying away so I will wait to list". This causing a listing vacancy for the Buyers still actively pursuing their new property. Although it hasn't been the greatest Spring regarding sunny warm days, it has been a great year for Sellers, but one that isn't seeing the usual numbers of listings week over week, meaning fewer Sellers capitalizing on the demand. In the peak of the Spring season we have one of the highest sales to list ratio's of the year, but this is also largely due to the lower than average weekly additions. The other statistic really putting the stamp on the hot market is the sales to list ratio, which is the lowest report in several years and 7 weeks less then last year at this time and dropping. Inventory is rapidly declining, and if the Buyer activity stay up, and the listing activity stays down, we are sure to find ourselves in a Sellers market in no time. She is now ready to be adopted into her forever home! She loves human attention. Nelly could hang out with her humans all day everyday. If you're willing to teach, she's willing to learn! Since being at the shelter it has been noted that she has an extremely high prey drive. She also is very dog reactive. Due to this she would be best in a home with no other pets and no children. Nelly would prefer to live in a rural setting. The country life is the life for her! Somewhere that she can enjoy the comforts of a home as oppose to an apartment. She would really enjoy going for walks where she wouldn't be able to interact with other dogs. Nelly would love it if you have some land where she can run on a lead. That way she could really enjoy herself. She would not be a dog suited for a dog park or populated walking trails. She loves to play fetch. She's great at giving the ball back as well! Looks like that Buyer build up I was talking about still needs some relief! There is still fewer listings making their way to the market week over week again this year, but the amount of buyer activity has certainly increased, changing many aspects of the report. First point to note, the sales to list ratio is the highest it has been this year, which for the Spring market makes it somewhat of an anomaly. Usually, buyer activity is overshadowed by the sheer amount of properties that pour onto the market, however, this year seems to be quite the opposite. We have witnessed a trend of fewer listings coming to market this year, and that continues this week, which is strange given the time of year. Although, last year hit a skid with sellers and there was certainly reluctancy with listing into such a saturated market, which I get, but I'm quite surprised with the slow catch to the current buzz. Some are not however, and those that choose be informed are certainly cashing in. There is something to be said about making the effort as well, and those taking those few extra steps to make their property stand above the rest and make it more enticing to buyers have found welcomed results when listing, but certainly price and location are huge influences as well. Might be good to capitalize on the buzz if you were considering listing! Of course, the end/beginning of the month expiry/re-lisitng dance occurs on the first of month. possible skewing some of the data, but overall things are looking good! Listings are starting to pour onto the market at a pace just shy of last year at this time, but there's a few things about this year that are noticeably different than last year. Firstly, inventory is much lower, and although not uncommon for a Spring week to reduce in volume, it is odd for this time of year, which is an occurrence that happened this week. Another thing that is noticeably different is the averages, well, single family home averages anyways. The median prices for both products seem to be marginally increasing every week this Spring, but the average single family list and sale prices have been quite inflated compared to the median price as of late. Sure, one or two week anomaly's from a few high end properties selling might effect the numbers, but we are reporting over the 300k"s more often than not this Spring. Average days on market are also noticeably lower, and the absorption rate actually dropped below 30 for the first time in years! There's still solid buyer activity out there as well, just look at the listings that went pending this week! Nice to see some positive action in HRM, and I for one hope it sticks around. Thanks for stopping by! Meet Rosie!!WEEKLY ADOPTABLE Beautiful, loving White bull dog. Rosie really LOVES KIDS but she has proven to be unpredictable with cats so NO CATS . Rosie has a mild heart mumur likely since birth as many dogs do. It definitely does not slow down this wiggle butt in any way .She does zoomies like a race horse in her back yard ! Rosie craves snuggles and can be a coach potato, bed hogger but also likes playtime, her walks and other dogs .She can on occasion when off leash become over zealous in dog play like many bully breeds and not all dogs are going to put up with this play style so training advice is suggested to fine tune her doggy social skills . Rosie listens well and really wants to please you. She has come along ways not pulling so much on leash. If her people have to go out they put her in the bedroom, she has her hedgehog, that is her sookie toy, she is fine and does not say a word, but if she hears you then she barks or does a very low and very sad sounding lol. She is overall a joy to have and be with. She has been learning to get the hang of fetch, she gets very excited when she returns with the ball and gets praise, not so much parting with the ball, but she will and is ready to go again. Rosie would love to have a fenced in yard and someone around. Maybe you are retired? work from home just so sweet Rosie is not alone 8-10 hours a day.
