There was marginal gains for some tracked products, but both single family homes and condos took reductions this week, which would be an unusually early time to start our decent. New listing additions fell short this week as well, reporting the lowest product add count in over a month. Price changes are still plentiful given the changing market, and buyer activity held fast again this week, pushing solid numbers for the overall picture. Values for both tracked products took a bit of a dip this week, and the six month median prices for both condo and single family homes held fast. Some areas of the city and price points are still red hot, while others continue to cool, so it's a mixed bag out there at the moment. With Spring coming to a close, market activity usually begins to soften, but given current demand the expectation is that we will see elevated interest well into the Summer months, especially with entry level properties. All it will take to add gasoline to the current situation will be an interest rate drop, which may be closer than we think. With things becoming slightly more affordable, and a turn of events for interest rates, buyers may have more confidence to buy into the market. With the initial intense wave of buyers out of the way, the next wave is a bit more relaxed and ready to take in a market that is a bit more plentiful than that of a few weeks ago. The overall inventory kicked up quite a bit this week, but there was really only marginal gains in the tracked products, single family homes contributing the most. Sales reported high this week, but that can be traced back to the market a few weeks ago, which had the highest amount of accepted offers in a week this year so far. Values held fast this week, and so too did the median prices, but the expectation is that we will see a change in a northern direction, thanks to a spicy first quarter. Relocations are ramping up, and the Spring market is in full swing, so be sure to stay tuned to the blog to track our progress and see how things end in the first half of the market year. Listings reported much lower than last week (although still higher than last year at this time), and sales slumped as well. Buyer activity reported positively, but even that seems a little lacklustre this week comparably. Overall inventory took a slight uptick this week, and is looking much healthier than the last three years really, so that is a good sign of things to come (hopefully). Both single family homes, condos and vacant land stats are reporting higher numbers than last year at this time, which I'm sure is a welcome sight to any buyers out there at the moment. The hyper competitive price bracket bar is adjusting as well, where we started to see inventory padding over the $800k mark, we are starting to see stale options sitting at $700k and even $600k around certain areas of the city. The 400k-500k is still quite competitive, but even those price brackets are seeing much less activity overall as well, to include offers. There does seem to be a bit of buyer hesitancy out there at the moment, perhaps due to more property options, or maybe buyers also know that more is on the way, so they can take their time. Either way, the overall feel out there at the movement is not one of urgency, but that might change as the Spring comes to an end and the purchase or sale needs to happen. The first full week of May comes out swinging, with a big dump of new property candidates for hungry buyers, and hungry buyers for sellers to showcase their property too! Sales were underwhelming this week, but that is a reflection of the last few weeks really, but you can expect that number to rise sharply in the coming weeks with the current rate of activity. The annual trend is that the Spring market will always have what seems to be a lot of options, but it is also met with a balanced (or more) demand for products as relocations are in full swing, as well as other folks who need to move for various other reasons. Most like to be settled before Summer hits so they can enjoy it, so the push to be in their new residence really becomes the main focus during the Spring months. As these buyers purchase property and the demand wains, the market cools and we see activity start to slow. Good news for buyers who are perhaps looking to get into the market, and who don't; want to compete as intensely, but the market is anything but predictable these days so you never know what will happen. Oddly enough, one of the fastest growing inventory products are vacant lots. All over HRM, especially in rural areas, vacant lots continue to pop up each week, wether it is from developers shedding some weight, or private owners looking to offload the acres sitting dormant for years. Either way you slice it, the last 4 weeks has seen an unusually high increase in such a short time. Another stat to note was price changes, cresting 100 this week, which has to be the largest number of price changes in a single week since before the pandemic. A quick look at the change sheet, and they are all reductions, which gets back to classic property marketing vs the uptick revision that trended during the pandemic. Basically, while the market was in such an unpredictable and changing state, a property was sometimes listed at or just below market value to get multiple offers, in an attempt to drive the purchase price well over the asking price. When that didn't happen, sellers sale price expectations were not met, so prices sometimes adjusted upwards to where the sale "want" price was. That trend was very popular in 2022/23 while prices cooled, especially in certain areas of the city. You do see this happen from time to time these day, but it's definitely not as often now, even compared to the beginning of the year. Prices continue to stabilize across HRM, and although there was an uptick in values in the first quarter, the anticipation is that there will be some softening in the second.
