There was marginal gains for some tracked products, but both single family homes and condos took reductions this week, which would be an unusually early time to start our decent. New listing additions fell short this week as well, reporting the lowest product add count in over a month. Price changes are still plentiful given the changing market, and buyer activity held fast again this week, pushing solid numbers for the overall picture. Values for both tracked products took a bit of a dip this week, and the six month median prices for both condo and single family homes held fast. Some areas of the city and price points are still red hot, while others continue to cool, so it's a mixed bag out there at the moment. With Spring coming to a close, market activity usually begins to soften, but given current demand the expectation is that we will see elevated interest well into the Summer months, especially with entry level properties. All it will take to add gasoline to the current situation will be an interest rate drop, which may be closer than we think. With things becoming slightly more affordable, and a turn of events for interest rates, buyers may have more confidence to buy into the market.
