Inventory gains in all tracked products this week, with vacant lots taking the most significant increase. Decent amount of new listings hit the market this week as well, which is a bit surprising given the extreme weather event we were just subjected to. I'm sure Fiona postponed some sellers plans this week, so look for inventory additions to be that much more next week! Buyer activity also took a bit of a pause, which again, is not surprising given the storm. Values continue to adjust across the board again this week, making incremental downward adjustments here and there, but certainly making an impact in the grand scheme of things. Both six month median prices continue their downward march, but listing prices on average have held fast for the most part. It will still take quite a bit more time to get to the floor of the correction, but as each week passes we get closer. Some weeks are better than others, even showing signs of renewed activity, but the overall market environment is correction. With September and the first week of Fall in the books, it's anyones guess how far the adjustment will drop by the time October ends. I came all the way from Louisiana several weeks ago in hopes of finding my furever family in the beautiful Maritimes. Sadly I am still waiting for someone to choose me as theirs. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I am currently living in Nova Scotia with a new foster family so thought it would be good to update my info! My foster home includes a few other dogs, and I love them all! I’m a happy-go-lucky guy with lots of energy. Sometimes older dogs may not like how energetic I am, but I just want to play! I like everyone I meet including kids, cats and other dogs. I think I’d love a young family that is active and fun. I am getting about 3-4 twenty minute walks a day here and that has resolved my energy, house training and chewing issues! I love toys of all kinds and I’ll need some available for me to chew on. I love the outdoors! I am working on my house training and it is coming along but I will need my walks to do my business. I only go potty on a walk! 20 mins each time is fine though! I don’t like being home alone, as you can imagine since my previous humans never did come back. In my new foster home, I do not like the crate. I will go in and be quiet, but you have to catch me and force me into it so I’d really prefer not to have to go in one if possible. My new foster mom thinks I would be fine, even in an apt, as long as I have toys to play with and a doggy playmate. Since I am very food motivated, I’ve learned some tricks like how to come when my name is called! This hasn’t been tested outside yet but you can see I’m a smart boy that is willing to learn new things. I also may take a stab at counter surfing when I first get there but a few no's and I'll learn pretty quickly that it's not allowed. I’ve tried swimming and I really like it, I hope to do some more swimming and adventures with my forever family. I would really love other canine fur siblings in my home, ones that match my energy level are preferred but definitely ones who will play with me. I do have some energy to burn and a few things to work on but my loving nature will shine through those as I love everything including life and it shows. Available vacant land is still reporting lower than this time last year, but to be fair, it seems land has hovered around the high 300's for sometime. It took quite a while to reach the heights that it did a few years ago, so it's no surprising that new land listings are not flooding to the market right now. Bit of a ho-hum week as most stats are reflecting similar activity to last week, with a few small adjustments in favour of a balancing market. Oddly, the absorption rate shed a week this week after gaining two last week, but that was a significant gain in such a short time so it's not surprising that there was a small bounce back. I imagine numbers may report a bit on the weaker side of things with the approaching storm, as folks hunker down and hit pause on the property front. Grab the storm chips, it's might be a doozy! I’m now ready to start the search for my furever home. I can't wait to find it!! My mom was a rescue brought to Nova Scotia from Egypt a few months ago. Unbeknownst to everyone, she brought a stowaway with her, hence my name Stowy. My mom weighs 11lbs and was dna tested with embark and it came back as 100% Eastern European Village Dog and my dad is unknown so how big or how small I'll be full grown is a mystery. I haven't met any dogs other than my mom but I sure love to play with her so I think I would be good with other dogs as long as I had a proper introduction and they were gentle with me because I'm just a tiny boy. I love my humans so much that when they come home I wiggle my tail so hard my whole body shakes. I love to give them kisses and nibble their ears sometimes even though my foster mom is teaching me not to bite. I am a playful puppy and sometimes I get into things that I'm not supposed to, so I will need someone that can take the time to carefully watch me and make sure I am not eating, chewing or playing with something that I am not supposed to be. I’m new at doggy life so I have a lot to learn. I am learning to pee and poop outside but I still have some accidents inside. I enjoy my kibbles at meal time but my foster mom is still mixing it with some wet food . The few times I have got to go for car rides, I was a very good boy. I didn't even whine. My 1st visit at the vet went really well but he did note that my bite is a bit off with my molars. Right now, it's not a cause for concern but it may be something that needs reevaluated in the future. I am still a puppy so I have alot to learn; leash manners, not to chew things I shouldn’t, more socialization, overcoming separation anxiety, recall, housetraining, enjoying new things like car rides, etc. I am the sweetest little boy wanting to learn all there is to know about being a good dog. In short I am a puppy who requires lots of time and patience to be the best big boy that I can be. It also means that I will be a 10-20 year commitment for my future forever family. Since the turn of the market, we have been watching this stat climb at a rapid pace, but to gain two weeks in one proves just how quickly things have and continue to change. Another surprising mention is the sales to list ratio this week, reporting in at an annual low of 45%, showing that listings are still coming to market in hopes of catching the remaining market, but sales are lagging. Seems to be a bit more buyer activity overall however. Showings are up, and general market activity is still quite busy, especially given the time of year. Perhaps with adjusting property prices, buyers who had been priced out, or simply did not want to get caught up in the madness of the pandemic are returning, with hopes of locking something up near or even below asking price! That does seem to be the trend at this point, falling prices and final sales reporting under last list price. There has been reports of competing offers in some of areas of the market, but not the volume of last year at this time, nor the amounts we had all been shocked over and over by. Adjusting time continues, and will proceed to do so as the market year comes to a close. The big question will be how the Spring market will bound back. Although my records will say my name is Jack because my rescuers named me Gilbert before the rescue in Louisiana named me so we just kept it. I came all the way from Louisiana two weeks ago and have been living in NS with my foster parents. I’m now ready to find a forever home! I’m a very sweet and friendly boy. I am affectionate, smart and a great listener. I’m house trained and I love being outside; my foster mom says I’m great on the leash. I’m still young, and get a little too excited about other dogs… I just want to say hello to everyone, but I’m quickly learning how to do it respectfully! My foster sibling and I get along great, so I would be fine in a home with another dog again. I’m not too concerned about cats either. I love toys and bones, not big on chewing furniture and shoes — I’m a good boy! My foster parents say I’m goofy. I love to give paw and have my hand held when I’m getting scratches. I also love to sleep in funny positions, usually with my paws up in the air and my teeth out in a big smile. Everyone I meet tells me I’m handsome, so I spend a lot of time looking at myself in the mirror and windows. I’m very curious, and will want to sniff everything. Did I mention I LOVE food? I will give paw, sometimes both, and sit on command — especially if you have a treat in hand. I have recently started to respond to my name too. I’m still a puppy, and I have a lot of energy when playing, but I also sleep a LOT. Sometimes I cry a little if I’m bored. I would love a home in which someone would play with me and teach me things. I am gentle with kids and just need to be reminded to sit sometimes. I’ve had a rough start since I was born, so I’m so happy to be in a home where I’m loved. Single Family Homes seem to be leading the way, and have reduced 10k on average, also taking a massive 30k hit in the selling prices in a short month span so far. What's interesting is that the six month averages are catching up much faster than expected, meaning these quick changes have had a speedier impact than anticipated. It also means that we are yet to see the full brunt of these changes, as we are still a couple months from breaking away from the peak stats still contributing to these averages. As we continue to slide down the scale, it will be important to monitor the balancing stats as we approach the bottom. The time of year is certainly assisting with the rapid changes, and will continue to do so until we see the Spring Market of 2023. Perhaps when Spring does roll back around, the market has stabilized to a degree and buyers confidence returns to create a balanced market. Some folks I've chatted with think we are in a buyers market, which isn't completely accurate, to an extent. Sure, there are options for purchase now, and yes, you are staring to see options and overpriced listings stick around for a bit, but if priced correctly properties are still moving quickly in most areas of the city. If sellers continue to adjust to the current market environment, adjust expectations, then the pace of the correction will slow, especially as the listings that tried to capitalize on the market continue to withdraw from it. With the rapid value growth in such a short time, it is no doubt the correction was going to be significant when it happened. The Weekly "Adogtable"Hi everyone, I'm Ailee, a one year old, 35 lb, female terrier mix. I was found as a stray on the streets of Louisiana and taken to the local shelter. That's no life for a beautiful girl like me so I came all the way to the Maritimes a couple weeks ago in hopes of finding my furever family. I am currently living in Nova Scotia with my foster family which includes lots of friends to play with! I have 2 human foster siblings, 2 cat foster siblings and a dog foster sibling that is my age. I love all the humans and my canine fur foster sibling! I really want to catch those cats really badly so a home with no cats would be best. I can get jumpy and don’t really understand my size so older children that I can’t knock over would be a good idea. Even though I am medium energy, I still act like a puppy sometimes and get the sillies. I am mostly housetrained and as long as I go outside regularly I won’t make mistakes. I do know how to press the button on the wall that my foster mom has for my foster sister so everyone knows I want to go out but I don’t like the bells that hang from the door so none of those please. I could really use some confidence classes as new people, animals and situations make me unsure. I will freeze when I see dogs or people while walking but once they pass a quick let’s go and I will keep walking. I will bark a little when people come in the house too but if they ignore me and sit for a while I will eventually come ask for attention because I am nosy even when I am unsure. I have tried staying home by myself and I really didn’t like it so having a fur sibling would be perfect! They help me feel safe plus having a friend to play with all the time is the best! I settle down really quickly with my friend by my side. A family that is home more often than not would be good too so I don’t feel so lonely. I love food! Who doesn't? I gobble my food a bit too quickly at times so my foster mom got me a slow feeder which helps a lot. I am starting to pick up on a few tricks and my foster mom says I am a smart girl and can do anything. I will sneak food if you leave it out but I won’t grab it from your hand unless you put it toward me. I really do know my manners but sometimes I forget them and need to be reminded. I love playing! Especially with squeaky things, they are the best. I am gentle with my toys and love throwing them around. I do get a little mouthy when playing but I try my best not to do it too much it’s only when I get really, really excited. My foster mom says any family would be lucky to have me. I love my people with everything I have and will give the best snuggles especially at night when I curl up next to you. I love when the kids throw balls or stuffies for me, I bring them back and ask for more. I am gentle taking treats from your hand and especially love when you give me a head scratch after. Expect market activity to drop off in a big way this long weekend, as the big push to squeeze the last few days out of Summer, and before the return to school! Historically, the September long weekend signals the kickoff to the slower seasons of the year, which at this point will just be a continuation of the sleepy Summer we have had. Usually, buyer activity will fall off at this point, as well as listings that managed to chase the market for the Spring/Summer seasons, reflected by the expired/cancelled/withdrawn stat.. The end of August did see a slight uptick in activity right at the end, so the question is if the correction will continue, or will things start to pick up with a bit more confidence as the market plateaus. A lot of folks think the worst is yet to come, and the correction will continue well into 2023, possible further. So far, the correction has hit quickly in most areas, but some locations and product types are holding out, keeping the numbers from truly revealing the current conditions. We added another week to the absorption rate this week, which has hit double digits for the first time in almost two years. Values have held fast this week for the most part, with incremental decreases that tend to chip away at them over time. The overbid factor continues to dry up, with the average prices continuing to sell around listing price. Also keep in mind that the sales to list ratios for these tracked products are their current listing price, and it does not take into consideration their original listed price. With the amount of price corrections that have and continue to occur, I would bet this number would be much lower than the current list stat, but the current list is a better indicator for market trend. Slower days are on the horizon, and as we edge closer to the end of the year, we start to put the incredible Halifax pandemic market of 2020-22 in the history books. Who knows, this could all be a temporary falloff until the market confidence is re-established, but the prediction is that we are on the way back to a classic, slow gain, Halifax market. Im Nick, a goofy energetic 10-month old terrier mix weighing around 40lbs. I came from Louisiana, where I was found as a stray, a couple weeks ago and I'm now ready to start the search for my forever family. I have been experiencing all sorts of new things while I’ve been in Canada. I am mostly house trained but I do need to be let out often to make sure I don’t have any accidents. I have been left at home with my foster fur brother for up to 2 hours without issue. I’ve met lots of adults and dogs and I love them all. I haven't met any children or cats. I think I would do best in a house with no kids or older ones as I love to play with my mouth when I get excited, and without cats as I like to chase things that are smaller than me. I will definitely need some work on my mouthing as I'm pretty big and strong already. My foster brother and I love to roughhouse, so I would love to have a fur sibling who is as energetic and loves to play rough and tough like me. I might be okay as an only dog as long as I had lots of stimulation and exercise. I love to play with toys and chew on bones and will generally only play with my things but sometimes I steal shoes and socks if no one is watching! Since I am such a busy guy and bark when I hear strange noises or get excited, I don’t think I would do so well in an apartment. Even after coming all the way from Louisiana I am great in the car and love to adventure with my peeps! I stand for a bath, but I am still unsure about walking on a leash so my new parents would have to work on me with that. I love to snuggle and cozy up next to you at night. I can be head strong so I think someone who has experience with dogs and would be willing to work with me would be best. I LOVE food, and am a very smart boy, my foster mom thinks I would be great at agility or another type of dog sport - whatever that means. I am a puppy who loves life and I have sooo much love to give, I just need a few kinks worked out to become the best big boy that I can be.
