Still a few more than last year at this time, but we have been reporting over 300+ new additions over the last month or so. Perhaps the late Spring market has caught up and we are on the other side of the peak now, but someone needs to tell the market that however since it's like the weather...hot! Buyers may have taken advantage too, since there was a little less buyer activity this week, but it wasn't significant. One thing that has been noticed is the injection of relocations in the past week. Looks like government workers are getting their shipping orders finally, so that may bring on the second surge of market activity with this new injection of buyers coming from across Canada now. Once the Atlantic bubble has been burst, you can expect this impact to increase that much more. So prepare for the long haul with this market, as I don't think our growth is even close to finishing. Once the rest of Canada realizes we are one of the best places to bubble, expect even more properties to fly off the shelves. The Secret is out, Nova Scotia is the place to be! My name is Winnie and I am a 6 year old female pug weighing around 25-30lbs. I came into the rescue a few weeks ago as a local surrender and am finally coming to you here to find my forever home! I get along with the neighborhood small/medium dogs, cats! I have met a few cats outside and after a few sniffs we both part our separate ways. I haven't met any large dogs and I was hesitant with the medium size ones so my size or a bit bigger would be fine. I don't really bother with other dogs though when we are together but I am still a good girl when around them. I have met kids as young as 1 year old and I was a very good girl. I love the attention I get from the kids but who wouldn't?! Just means more pets for Winnie girl! I might be a few pounds overweight, shhh, but my cute couch potato self has been working on increasing my stamina. I don't really like the really hot days and would prefer to go for walks in the early morning and late evening when things have cooled down! I struggle with stairs but am now able to do a set of 3 stairs with encouragement, so baby steps for now! I am house trained and can go all night without incident, yay! I am much quicker to do my business when off-leash so if my family had a fenced yard that would be nice but not needed. I also like to scoot my bum after going to the washroom to tidy up like the lady I know I am. I will occasionally play fetch but I don't really have much interest in toys otherwise. I will pretty much take to anyone as long as you are willing to give me attention and some good pets! I am not destructive, I might shake the odd blanket when I get excited but nothing is destroyed! I am happiest when I am with my people! I prefer not to be alone, so if you walk to a different room you can be sure I won't be far behind. I am hoping my forever home will have someone around most of the day so I don’t have to be alone. I also like to sleep in the same room as my humans so I hope you'll let me be close ❤ I eat special food for urinary health and I don't mind it. I have no food insecurities and will casually pick away at my food throughout the day. Don't let my height fool you though I will still try to see what's up on the counter if you've left anything yummy there. I do shed quite a bit but with frequent brushing it seems to be kept under control. I will tolerate baths, but would prefer to stay dry at all times. The car is not my favorite place to be, and it can take me a while to calm down after going for a drive. I can also be quite noisy with lots of grunts, snorts and pants. Despite seeing decent new weekly inventory gains, we continue to maintain or drop in overall levels across the board. In fact, single family homes (the hardest hit) are down almost 50% in inventory numbers from last year at this time, and over 1,400 less accorss the market overall. The weekly sales amounts continue to pummel the inventory down, and just when it looked like things might slow a touch, we get the best weekly sales report in over a month. Both sales and listings under agreement surge again this week to eclipse those stats from last year at this time, which is pretty incredible given that we are still very much in a pandemic. Perhaps that was the lighter fluid that was tossed on the already burning market to kick it a notch, and make it the current sellers market we find ourselves in that much worse for buyers. The value report was a little surprising this week, especially the single family home report. Coming off a historic high last week, advance 7 days and we are almost back down to last years numbers, which is a little unusual with SFH since they are usually pretty consistent. One of the big differences though? - the selling prices are over the asking price this year! Days on market are also reporting incredibly low, which I'm sure is in thanks to the buyers snapping up all of these listings. I'm sure that number could get tightened up a bit too if agents weren't; holding offers for days, still, even with that consideration 38 days from list to sale on average is an amazing stat. Due to this diagnosis, it is recommended she not be spayed so she will be adopted intact.*** Hello everyone! We are Dobby and Apollo a bonded brother and sister, the dynamic duo if you will! We are 8 year young dobermans weighing around 80lbs each. We are local surrenders from a few months ago and are ready to find our forever home together! We have always been king and Queen of our castle, so we would prefer to be the only pets in our new abode. We bark at other dogs and strangers but will usually quiet down once told to. Some dogs we meet are fine and others we just do not get along with. We have only ever seen cats outside and will always bark at them so probably none of them in our forever home. We like kids, but sometimes when we're playing we forget the little ones are around and might knock them on their butt. But as long as my parents are keeping an eye on everyone we get along great. We are completely housetrained and have no problem relaxing at home during the day while your at work. We LOVE to get comfy and snuggle with our humans, we will very willingly jump in bed and sleep all night with my humans, or we will sleep in our own bed if you prefer. We are very treat (and food) motivated, that being said there may be some counter surfing if there is food left out. We sit when told, give paw and lay down. Again we LOVE treats! We enjoy going for walks but still pull on leash. We really like running the yard, and even though we have lots of room in the yard, we dont know to stay in our boundries if the gate was left open. We love going for car rides, wind in our ears, tongues hanging out our face! Dobby was not spayed and when it was being looked into the rescue decided to test for Von Willebrands first, more common in Dobermans. Unfortunately she did test positive so she is not a good candidate for surgery due to high risk of bleeding. Easiest way to tell us apart is I always sit very regal and proper where as Dobby is silly and will wiggle her whole bum when she's happy. Historically low inventory levels in all tracked products, absorption rate in the single digits, and now we set a new benchmark this week with a report over $400k for both list and selling price for single family homes. This is the first time it has reported over $400k since tracking these stats, and I suppose if any market could do it, it would be our current one. Not much change in the 6 month median report for single family homes however, but the gap between the list and sale price narrowed a bit, and I predict this will continue to close as the 6 month median catches up to our current market of full and over asking property purchases. For the second week in a row the sales to list ratio dropped, which is largely in due to the sustained effort of sellers bringing their properties to market (finally) and a decreased interest from buyers at the moment. Not sure if the opening of the Atlantic Bubble created a bit of a "lets get out of here for the weekend" mentality, but it does seem to coincide with that announcement. You would think that it would have the opposite effect since there are likely many people relocating from the areas inside the Atlantic bubble, perhaps the exchange isn't largely needed in Atlantic Canada, more so the other provinces that are still required to isolate. I’m a 3 year old, 37 lb pocket pit mix male with a compact body and lots of personality! I came from Texas last year, I thought I found my home but I was having trouble around new humans so I came back into the rescue and have been working hard so I'd like to try to find my home with someone who is ready to continue working with me! I love my people it just takes me a while to trust. I have extreme stranger danger because I’m scared. I wear a muzzle when meeting new people because I have biten before out of fear. You will also have to do classes with me to help us build our bond together and learn the best skills to help me in the future! I can bark when left home alone so I’d like a friend to be home with whether that’s my person or a fur sibling. I go to daycare and I play great with all the dogs. I also live with 3 dogs and we are the best of friends. I do like my own space to eat, I don’t like them getting into my dish. And sometimes I don’t like them getting up on the couch or bed with me; but a firm no and I understand I’m not being nice. I even live with cats. One I chase. And one I ignore. My foster mom thinks maybe I shouldn’t live with them in my forever home so we don't stress any kitties out. I also need no kids in my forever home, they move so fast and can be unpredictable which is not the best thing for me. The car is ok I just need some time to settle and lay down then I’m good to go. I like to have my own seat. My favourite thing ever is walks!!! Oh boy can I walk. I do pull a lot at first from all the excitement of going out. After a few minutes I settle right down. However on my walks I bark at all the people and dogs. So we will have to work on that. I’m fully housetrained. No accidents ever!! I do have some allergies so I’m on a special food and I need a special bath once a week or mom says I’m a stinky boy. I don’t know what that is but she makes funny faces at me. I just give her a big kiss and all is well. She thinks I’m the best cuddler she has ever met. She says there is nothing like a Shaggy hug to brighten up your day 💙 I might not be the bestest boy but she says I deserve the right person who is willing to love me and all my faults and work with me to make me the goodest boy I can be, cause I’m worth it. For the first time since the Spring, there has been a small wane in the property feeding frenzy that has gripped our city in the last couple of seasons. More listings coming to market has certainly helped things along, and perhaps the large bubble of buyers is slowly starting to deflate as they purchase and settle into their homes, or perhaps many have simply grown tired of the frenzy and have put their move on hold. In either case, the market does feel different right now. Of course, there are still many areas and price points that are remain under siege, but the multiple offer situation has subsided a touch to lessen the amount of competitors on a property. Some have been waiting out what I call "the golden weekend" to avoid the overbidding in hopes of seeing it on the other side, which has actually been happening lately. The golden weekend is the current listing formula it seems of going active on Thursday, holding showings/offers all weekend and presenting offers on the Sunday or Monday. That formula started to show up late last year as there was so much activity and requests on a property, that listing agents had to react and pause the response to offer times to allow everyone to get in to see it. By the time the Spring market showed up this became more and more popular, and nowadays its almost standard, especially with any property in the 250-350k range in within 30kms of HRM. I'm a local surrender after one of my owners passed away it was too hard so I came into the rescue. I've been here for a few weeks now but it's time to find my forever! I am a super friendly girl, I love everyone I meet! I hear “good girl” every day, so I think that means I’m pretty special. I’ve met so many dogs and humans and they are all so fun to say hello to. Foster mom says my tail will wag right off! Gosh, I hope not! I havent met any cats so I'm not sure what to think of them. I have been around a few kids but can become protective of them so I think older kids would be better. I really want a fur sister or brother cause I really like to play! There’s a growly thing I do when I want to play (and eat) that sounds strange until you understand it’s just my way of talking to you. I like to ensure my foster parents know what time it is, so I wake them up when it’s breakfast time. I run straight to my bowl but they remind me it’s bathroom time first! I’m a lady who knows what she wants and what I want is food. I love yummy treats. Apparently I will do anything for food. Don’t worry, I let everyone know when it’s supper time too! I know that outside is the place to do my business and will tell you when I need to go. I have been on a regular schedule with two walks a day and I LOVE walks. I’m told I have lots of energy and can pull from time to time, but overall I’m pretty good. I don't mind going in the car and I like to play with toys! The thing they call a TV is pretty fascinating, did you know there are dogs on there as well?! If I could pick, I'd chose to sleep with foster mom and dad. There’s lots of beds around the house that are my size but I won’t touch them. What can I say? I like big beds, couches, and laps! I do have some arthritis in my hind end which having some type of supplement would help. I have a few teeth that need to be taken care of and at the same time I am getting a good clean of my ears! The overall inventory jumped down again this week in all tracked products, with single family homes seeing the most impact. The continued formula of mediocre new listing additions plus well above average sales numbers, coupled with the continued barrage of buyers putting property under agreement (as reflected in the conditional/pending stat), pushes the Halifax market deeper into sellers favour again this week. One of the questions I get asked quite frequently, is when I think this market will start to soften. In short, I can't see this current market going anywhere anytime soon. Currently, we are seeing the local Spring market that should have happened earlier this year thriving now that restrictions have been lifted and people can get back to the new normal. Let's call this wave one. Currently, the military and other government relocation are finally, slowly, starting to happen, but non-essential relocations are still patiently standing by for the most part. There are the "must" movers who are wading through these complicated times, but many would be relocations had to put moves on hold until boarder restrictions start to loosen. Once that happens, those people will finally get a chance to make their move and inject yet another surge of activity into our market, wave 2. Since this phase won't be an overnight opening of all things, you can expect sustained pressure from this phase as pockets will make their move over time. The Weekly Adogtable!I’m Shaggy!! I’m a 3 year old, 37 lb pocket pit mix male with a compact body and lots of personality! I came from Texas last year, I thought I found my home but I was having trouble around new humans so I came back into the rescue and have been working hard so I'd like to try to find my home with someone who is ready to continue working with me! I love my people it just takes me a while to trust. I have extreme stranger danger because I’m scared. I wear a muzzle when meeting new people because I have biten before out of fear. You will also have to do classes with me to help us build our bond together and learn the best skills to help me in the future! I can bark when left home alone so I’d like a friend to be home with whether that’s my person or a fur sibling. I go to daycare and I play great with all the dogs. I also live with 3 dogs and we are the best of friends. I do like my own space to eat, I don’t like them getting into my dish. And sometimes I don’t like them getting up on the couch or bed with me; but a firm no and I understand I’m not being nice. I even live with cats. One I chase. And one I ignore. My foster mom thinks maybe I shouldn’t live with them in my forever home so we don't stress any kitties out. I also need no kids in my forever home, they move so fast and can be unpredictable which is not the best thing for me. The car is ok I just need some time to settle and lay down then I’m good to go. I like to have my own seat. My favourite thing ever is walks!!! Oh boy can I walk. I do pull a lot at first from all the excitement of going out. After a few minutes I settle right down. However on my walks I bark at all the people and dogs. So we will have to work on that. I’m fully housetrained. No accidents ever!! I do have some allergies so I’m on a special food and I need a special bath once a week or mom says I’m a stinky boy. I don’t know what that is but she makes funny faces at me. I just give her a big kiss and all is well. She thinks I’m the best cuddler she has ever met. She says there is nothing like a Shaggy hug to brighten up your day 💙 I might not be the bestest boy but she says I deserve the right person who is willing to love me and all my faults and work with me to make me the goodest boy I can be, cause I’m worth it.
