As we approach the end of the Summer market, there are several things that might be influencing some of the stats. Leftover products from the late Spring months might finally be in retreat, buyers and sellers are out to enjoy the last minutes of their holiday time before getting back to the grind, or simply, it may be time to relax on the hammock. The thing is, activity has actually ramped up once again, and you can feel the wind in the sails of the Halifax real estate market yet again! Although most of the stats may take a little time to catch up, one of the biggest indicators is the amount of properties that received and accepted offers, reflected in the conditional/pending stat. This too can be confirmed by myself, and peers, who have seen the inquiries and showing numbers inflate in quick fashion. Not a huge impact however, as listings reported lower this week, so they somewhat balanced themselves out. This year has been trucking along, smashing last years stats to pieces for the most part, but the second half of the year so far has somewhat limped along. Still early in the second half however, so I wouldn't count the remaining market year out quite yet. It wasn't just sales that hit a wall this week either, as buyer activity across the board is down for the second week in a row. Inventory reduced this week however, but the large gap between the 2017 and 2018 market year remains steady, hovering just under the 600 product mark. That number has fluctuated throughout the year, and at this time, we are slightly edging out the beginning of the year, which was reporting over a 600 product difference. The big edge the 2018 market year holds is the absorption rate, reporting 6 weeks better than last year. Although, if you take the sales pace of this year compared to last years inventory there is only a 3 week gap. Interesting times indeed! Is the 2017 market year due for a comeback? Even listing activity was down, but that slash in buyer activity with an 89 point drop was significant. It was a perfect weekend for weather, and lots of great activities around the province to check out, so it's no doubt that a bump like this is likely to occur every once in awhile. Oddly enough, this week also witnessed a turn-around in the inventory department. Both vacant land and single family home amounts increased, which in turn sent the overall inventory level back up! Strange times indeed, since we are usually in a downward trend around this time of year. It is still a busy market, although the pace has seems to be trending downwards, but all that can change with a few weeks of activity in either direction. This time of year usually sees the overall inventory decline and continue that trend to the lowest point of the year (December), but at this rate, we will be out of products by the time that happens! Maybe not quite that bad, but it is a significant difference from the last few market years. As mentioned, sales continue the solid reporting this week, and so is the buyer activity. Values remain steady and the average time on market is holding fast as well. Hot weather and a hot market make a great pairing, with lots of excitement on the horizon as we crest the halfway point of the year and start our decent into the winter market months.
