Not sure if the weather or the holidays have been impacting the market activity much, but there is a sense of "calm before the storm" out there right now. Although the late Winter market performed well, there has been talks of whether that activity was supposed to happen in the Spring now that things seemed to have tapered off a bit. The stats are still performing well however, you just can't get a true sense of the market unless you are immersed in it. New listings are down a bit this week, likely to the weather and approaching holiday weekend, but sales still performed well, including property that received and accepted offers. The end of the Easter weekend usually marks the unofficial start to the Spring market, so I think we will chalk up the last few weeks to "preparation", in what hopes to be another solid market season. This spunky boy has a ton of energy and he can't wait to release it with his new family! Still, activity overall isn't really impacted too much. Despite the unpredictable weather, listings are continuing their march to the market right on time. March generally sees the start of the Spring listing surge, peaking around June/July annually, and this year is no different. This week was an average performer, with only slight variations in statistic reporting. Some highlights of the week include a strong offer push with 142 listings that are now pending, a jump in listing price reductions, increased values across the board, and single family homes saw a decent drop in how long they are spending on market. Despite the terrible weather that has befallen our fair city in the last couple of weeks, our real estate market appears to be hardly phased by it! Listings might have been a bit cautious with coming to market this week, but Buyer activity is still trucking right along with a solid pending offer count. Not as strong as the last few weeks, but still a bit surprising. A Spring sales to list ration at 50%? that's right! If you thought the sales to list ratio last year at this time was reporting healthier, this year is that much better! Same too can be said about the absorbing rate, which is an astonishing eighteen weeks lower than last year at this time and showing no signs of stopping anytime soon. I'm not talking about the winter season that just doesn't want to let go. The difference from last year to this year is that there is more positive market growth. More sales, less price changes, way more offers being accepted, an much less inventory. You would think that with the solid sales performance and this continued market strength that you would see less listings that end up on the unfortunate end of expiration/cancelation, however this is still quite high! Certainly, there are locations that just aren't feeling the good market vibes, and others who have a saleability issue wether it be a price problem, condition issue, or location woes. You would think these would be more limited in a market like the current one we are in, but there sure is a lot of them this week! It is the first week of the month though, so there is that factor too (listing expiry/relist churn), but this week was a bit exceptional. Although, with the mild weather during the season, we only had a small break for the holidays, then it was back to business as usual! Things are still looking good out there, and with Spring just around the corner, I'm excited to see how we shape up compared to last year. Speaking of, last year was the first full year of the turn around, which has certainly propped up this market year with a solid start, so its full impact will surely be felt this year (if it hasn't already). A few more listings to week this week than we have seen so far this year, but they were met with an above average active buyer environment which resulted in a solid amount of sale. Buyer activity is still holding strong this week with 164 offers that have been accepted, and the sales to list ratio actually declined this week. Normally we see the sales to list ratio inflate a bit around this time of year due to ballooning inventory and lack of buyers, but that is not the case this year.
