Well, perhaps not cooled, just a bit more balanced. Activity has definitely tapered off at the moment, and it seems both buyer and seller have taken a little break for now. Hard to tell exactly what is happening in some areas, but the market does have a confused feel to it in some places. Depending on the location, multiple offers (although less of them) are still happening, but some homes who attempted to price to the "new" market values find themselves a little neglected. One of the main questions from the start of this was "when will it hit the ceiling?". Of course, that is almost an impossible prediction, but watching the listing trends and list/sale prices are a great way to stay ahead of the curve. The market value in HRM increased exponentially in a very short time, and many are saying that these prices are here to stay, but I'm a bit more skeptical. If this pandemic market cools off and resets to annual trend, then a balance should occur. This means that the small number (comparably) of homes that sold during this tumultuous time have set peaks, some of which that are quite lofty. When they go to re-sell in an average market, they will find themselves up against properties that have a ton of equity in them if not acquired during this time. To me, this indicates a drop is on the way when the market does finally cool. Ultimately, the longer the market carries on the less this will be an impacting factor, but if we are in the midst of the change, resale could be a potential issue in the short term. All current signs, like the first significant SFH 6 month average list price drop, are pointing in this direction, especially when you compare the stats from last year (except prices and DOM), but the pandemic market has been anything but predictable so there is a good chance I could be eating my words in a few weeks. Cooper is cautious of people at first and will rush up to them to investigate. Cooper is dog social, but as a hunting breed is excitable and will give chase to small animals, so not recommended in a home with smaller animals. Cooper is crate trained (although he severely guards his crate so is not recommended to be crated). He is house trained and walks well on leash. This pup can be playful, and cuddly, and loves going for hikes, walks and swims. Slowly but surly, the inventory levels continue to rise, which is actually quite opposite from annual trend. Unique market however, so really, anything goes! Things do seem to be clawing back after a disappointing return from the last lockdown for sellers, but still not as booming as before entering it. Summer months do tend to be slower usually, but it seems that the expectation is for the Halifax market to be wide open all the time. The last month and some have proven that no market is invincible and there are signs that the inevitable slowing has begun, the question is if it's just falling in line with annual trend, or if this Sellers market is starting to soften finally. Inventory is still significantly lower than this time last year, but that gap is starting to narrow ever so slowly. Some other small indicators continue to point to a softening market as well, like the increasing amount of price changes, and listings that expired/cancelled from market. Not huge numbers yet, but week to week they continue to push, seemingly going unnoticed until a time gap points to that change. On the other hand, other small indicators, like the days on market count and overall sale prices continue to impress, so it certainly sends mixed messages. This has caused some interesting tactics and techniques for listing strategy and offers as the market changes, making buyers, sellers and agents alike scramble to adapt quickly. A couple lazy Summer weeks started to make people wonder if all the gas had run out of the market, but the stats are saying there's still some left in the tank! New listing additions returned to crest the 300 mark for the first time in two week, and sales reported back to plus of 200 units. Buyer activity made a return as well, with 242 properties receiving and accepting offers this week! Still some signs that are pointing to a plateau though, like the 6 month median prices that have barely shifted in the last month, which is the largest and slowest data pool we have to draw from. The good news for buyers is that the levelling out may finally give some consistency to listing and purchase price exceptions, well, a bit more predictable than the last year anyways. So perhaps the first few weeks post lockdown was just a quiet wakeup of the market, and now we are in for another whirlwind of activity, or is this just the final throes of the Sellers market and are heading in a different direction? Definitely seeing some softening in areas of HRM, and in certain price points as well, so it will be interesting to see how things progress during the Summer months. New listings were minimal, sales sub 200 (surprisingly low), a dismal amount of listings that received and accepted offers (also sub 200 for the first time in awhile), and six month median prices that pretty much froze this week, makes one wonder if the tide has finally started to turn or that annual trend is finally starting to get back on track. As mentioned in the last few "post lockdown" reports, the market just didn't feel the same, and the prediction of the continued push of the sellers market just hasn't happened since the return. If anything, each week shows more and more signs that we may have reached the peak, but again, the season is notoriously slow most years, so it's hard to say which is the greater influence. So what does that mean if the turn of the market has happened? Well, we are already starting to see signs that adjustments are being made to sale prices, when listings don't actually receive any offers over the offer however window, something that has not happened very often since the pandemic market took hold. People are starting to see some listings sell for asking price, or even under in some rare cases, but the fact is that these situations are starting to increase and become noticed by industry members, buyers and sellers alike. Still lots of life left in the market yet, especially for some products and certain areas, but there is no denying that it's not the same market as it was a couple months ago. With a few weeks of inventory gain in June, there was hope that more property options were finally on the way, easing the burden for the horde of buyers out there shopping for their next home. That hope was all but squashed this week with a sharp swing in the overall inventory numbers, causing reductions in all tracked products. Sure, the lack of new property additions contributed in what seems to be an eerily quiet post lockdown listing surge, helped along by a decent sales week and properties falling under agreement. One of the more surprising contributors to the reduction was the expired/cancelled/withdrawn pile, reporting in over 100 units for the first time since last year, Some heavy hitters must have sold this week, driving up the average residential sale price over $500k again for the third time in a month, while condo's had a fairly low report this week. Both six month median sales and list prices remained relatively the same, seeing only slight variations plus and minus of last weeks report, but with the unknown state of the current market, it's anyones guess which direction these are about to head in.
