There was a pretty decent addition to the overall inventory this week, and the gap is starting to close between this year and last, but I'm still wondering how it got there. New listings were somewhat average for this time of year, and so too were sales. Buyers activity cooled off a bit this week, which reported below the 200 mark for the first time in almost a week, but nothing was too far out of whack to cause major fluctuations. With this small inventory gain, the absorption rate remained on par, which is probably a good thing given the highly competitive sellers market that we find ourselves in. Still seeing hot areas in multiple offer situations and essentially vaporizing from the market, which has caused a build-up of would be buyers, leaving them frustrated and wondering when things will cool off. Average values are holding strong across the board, and there is the average annual gain ongoing, but if this market keeps up, we should see a higher than average annual gain this year due to the overages being paid during these multiple offer situations. The Weekly Adogtable!Roxy is a beautiful and kind soul. She is about 2-3 years old and looking for a home of her own. She loves spending a lot of time in a comfy rocking recliner looking out the window soaking up the sun. She was amazingly patient with her babies, and now looking for a home to show her love and dedication to her humans. She loves cuddles, and flops over pretty fast for belly rubs the minute she is shown attention. She is a playful girl, and her favorite toy is a bone. It will keep her occupied for ages. She has been known not to love being along and so will need a family who is around more will be better for her. She knows "give paw" "down" and "around" only in the counterclockwise direction. For some reason as hard as she tries she cannot complete a clockwise turn. On walks she doesn't like to get her feet wet or muddy and will only go out in the rain if you go with her. She figures if she's getting wet, so are you 😊 Roxy likes to bark to warn you that people are coming. She used to bark at everything she saw but she is gaining confidence and now barks far less. This is something the adopter will have to keep working on. She is excellent on leash, and even an excellent running partner. She needs to be exercised daily or she gets excitable. A family that can meet her exercise needs is essential, a large fenced in yard where she can run around freely will be a bonus for her as she is not a fan of other dogs. We should be shooting straight up as we ascend the inventory ladder right now, but it seems the market has a different idea. Now, there was a marginal gain this week, but definitely not the increases that we are used to seeing week to week around this time of year. It is also certainly against the grain for single family home numbers to take a slide around this time, but here we are. What we are used to seeing, however, is strong sales. This week was no exception and has the strongest performance of the year so far with a whopping 232 sales, which also crested the April norm as well. Looks like we have more of that on way though, with a solid 250 properties that received and accepted offers this week. All of that, and we aren't even in the peak of the season yet! The incredible thing this week is the absorption rate, which dropped another 3 weeks off the top. Coming close to half of what it was at this time last year, which is an incredible event for the Halifax market. Exciting times indeed! Marginal inventory gain overall, but a couple products reduced this week scuffing the overall report. Not a huge dump of inventory to the market this week either, but buyer activity was in full force again with an above average showing of listings that turned from active to pending. Not a ton of expiries or cancelled listings this week either, and how you can blame them? I know that if I was selling in this market I would hold out too! Chances of selling are quite good right now anyways, and pretty much guaranteed in certain areas of the city, so it's no wonder that there wasn't too many listings dropping from the market in that fashion. I'm sure there's a few properties that made this an issue, but there is now statistics reflecting the above asking prices rampant in certain areas. Other factors, like additions to a new construction base price can sway this as well, but this is the first time I have seen the average sales prices flipped. The median value did the same this week (7 days back) at $290k and $294. So yeah, a bit of a mixed bag this week. Looks like it's going to be a Spring to remember! Looks like April 1st might not only be April fools day, but the unofficial start to the Spring market inventory launch? Listings flooded to the market this week, and a stampede of for sale signs found their rightful property injecting new blood into the market for weary buyers to welcome. Still, lots of sales, and even more listings that came under contract this week saying that there is still a buyer buldge out there looking for the right property. Multiple offers are still rampant in many areas of HRM, with some listings selling ten's of thousands over listing price. Which makes me wonder if properties being undervalued that badly, or is it that buyers who have lost a few bids are ready to pay a premium to finally get a property to accept their offer? Although eh inventory is on the rise for the second straight week, things are lean around the hot spots, getting snapped up within ours of going live. Definitely a challenging landscape for buyers out there, and possible one for Sellers too as things continue to change at a fevered pace. One seldom seen in Halifax/Dartmouth anyways.
