In a short four week span, the absorption rate has increased by three weeks, which is after it has held fast at four and five weeks for the last six plus months. In fact, the absorption rate hasn't tipped over nine weeks since the beginning on the pandemic market, which is a true testament to the current state of affairs. Inventory didn't take a jump at all this week in any tracked products, other than vacant land parcels, which was a bit surprising. The Single Family Home sales to list ratio dropped another point this week, and is down four points from three weeks ago, which is another stat to keep an eye on to gauge buyers competitive tolerance. As that stat starts to plateau to one hundred, it is reflective of the overbid extinction for the big picture market. Sure, there will still be isolated "hotspots" that will still see multiple offers, but is seems that buyers appetite for bidding wars is fading fast. Uncertainty and the rapidly changing market has caused a bit of pause, but things will settle again, it's just a matter of time and at what values it will take for buyers confidence to return. The Weekly "Adogtable"Hi everyone, I'm Buster, a one year old, 22 lb, male Cur mix. I came all the way from Louisiana a couple weeks ago in hopes of finding my furever family in the beautiful Maritimes. I am currently living in Nova Scotia with my foster family which includes several other dogs, and I love them all! I’m a happy-go-lucky guy with lots of energy. Sometimes older dogs may not like how energetic I am, but I just want to play! I like everyone I meet including kids, cats and other dogs. I think I’d love a young family that is dedicated to exercise or hiking because sometimes I can be destructive if I don’t get all my energy out. Like I said, I’m still a young guy with puppy energy to spare. I love toys of all kinds and I’ll need some available for me to chew or else I may find something else to chew…like your shoes or screen door! I am working on my house training and it is coming along but I will need a patient family to guide me through the process. In my foster home I have marked a time or two but a belly band will help with that and it may be due to having several dogs in the home. I don’t like being home alone, as you can imagine since my previous humans never did come back. So I have some separation anxiety when separated from my humans. I will howl and bark until I decide to take a nap instead. So a family home more often than not is best and I'm probably not a good fit for apartment living. Since I am very food motivated, I’ve learned some tricks like how to come when my name is called! This hasn’t been tested outside yet but you can see I’m a smart boy that is willing to learn new things. I also may take a stab at counter surfing when I first get there but a few no's and I'll learn pretty quickly that it's not allowed. I’ve tried swimming and I really like it, I hope to do some more swimming and adventures with my forever family. Will you be my forever home that will teach me to trust humans again? Not a ton of new listings this week, but the lack of sales and products receiving and accepting offers has lessened which has given the inventory a chance to catch up a bit. Price changes continue to be plentiful, and the weekly sales to list ratios for both tracked products continue their decent as well. In fact, the condo sales to list ratio hit under 100% for the first time in since being in the pandemic market. Overall, the market continues to correct, for now at least. What a time it is out there right now! Buyers see blood in the water and are eager to take a chance at taking a bite out of the sellers listing prices. Sellers are still holding fast in most cases, but do have better luck when the acceptance of the new market sets in and adjust accordingly. As the market continues to turn, buyers will hopefully come back to the table knowing that listing prices are up for negotiation, and not just a suggestion of where to start the bidding. It was really a matter of time until the prices hit a point where it became too unaffordable for the local market, I just think there are a lot of folks who are surprised just how quickly it has, and continues to change. I came all the way from Texas to the Maritimes in search of my forever family. When I first arrived, I was in a foster home with a bigger doggy. I was terrified of everything. I wouldn't let anyone touch me, if they came near, I'd run and try to hide, going outside was not happening and I didn't make much improvement overcoming my fears while there. So my rescuers thought maybe it would help me more with a doggie my own size and what a difference that made. Within a few minutes of meeting him, we were doing zoomies. It still took a bit to warm up to my new foster parents but I am now happy to report that I am now more comfortable with going for a walk and letting them touch me in general. I'm not 100% confident yet but I've made huge improvements in just a few short days. So my rescuers will require you to have another smaller canine sibling for me (my size and energy level) as I am still weary of humans and the other animals give me the confidence I need to show you how sweet I am. Plus zoomies are the best with a friend to chase. I am super cute. My foster mom is always telling me how pretty my eyes are and what a good girl I am and I just love it and I soak up the praise. I am also a big fan of treats. I am ready to work with my new family on confidence and obedience training and I’ll respond to both praise and treats for you. I love all other animals (dog, cat and guinea pig tested). I am pee pad trained but my foster mom thinks with some patience I will eventually do my business outside as I do love being on the enclosed deck with all the animals. I am interested in toys and will play very well with other dogs; no aggression, barking or growling… just a happy wagging tail. I eat well and love sleeping in my foster mom’s bed and that is when you can sneak in some neck scratches and belly rubs and I will reward you with lots of kisses. There are dog beds around but I prefer the couch where all the action is. I am very interested in the 12 yr old human I am staying with and follow her around but would likely be a little too nervous around small, fast moving kiddos that wouldn’t respect my space. I am good in the car but was only on one outing so far and was in a crate, but showed no signs of being anxious. So, if you are looking to add another little dog to your fur family and you’ve got the time to work with me on my confidence and you have another little dog who would love to play with me, then I think we could be a great match! Almost double from this time last year, and this is a trend that I do not expect to stop anytime soon. With less buyers to draw from with each passing day, Sellers expectations also continue to change with the tides, well... mostly. I imagine it's not easy being on the other side of the market, just missing the golden listing time by weeks really, so considering having to reduce in price is quickly a forgotten selling strategy.. With the recently announced mortgage rate hike further twisting the knife, it's no wonder the market has cooled so quickly with the amount of uncertainty Buyers face right now. As a Buyer, not only do you have to sort through the selection of listings currently available, but there's a cautious reluctance that is needed for bidding on said listings. Then, you have the outside factors, like mortgage rate increases, new provincial levy's, national market cooling etc, and it's no wonder we are seeing the air let out of the market at such a rapid pace. The offer holdover window is starting to disappear from the market as well. Where Sellers used to hold offers for a short window to allow everyone to view the property, and to maximize interest, it has now reverted to pre-pandemic market of a simple 24-48 response time once the first offer is received, or none at all. There's simply not enough traffic to draw from mostly, so this should inject some energy back into certain listings, where it becomes "first come first serve" in a way. Either way, something is needed to inject some life back into the market, if not, it will continue to correct. The question is, how far will the correction go, and how long will it take. The Weekly "Adogtable"I'm Harley! I am a 3 yr old beagle boy weighing in at approximately 35lbs. My previous family took me to a local vet to be euthanized because I have seizures. Although the vet tried to work with my family to convince them to treat my seizures, they did not want to pursue any of the options presented, so the vet reached out to my rescuers and they agreed to try to help me. I am now ready to start the search for my forever family. Since being with my foster family, I have been treated with medications for my seizures, as well as an under active thyroid, and I am now stable and healthy. It will be very important for my future family to commit to continuing my treatment so that I can live his best life. I have no trouble taking my medications and take them easily in a pill pocket. I'm such a smart boy that I seem to know when it’s time for my medication/treat and will often go the cupboard to let you know 🙂 As long as I receive my meds on the proper schedule, I will be able to lead a perfectly normal life and be my lovable Beagle self. Currently, I receive medications 4 times a day - 6am, 2pm, 6pm and 10pm. My foster moms love me dearly and are willing to work with my future family to make minor adjustments to this schedule, if necessary, to accommodate your schedule. My foster moms also have previous experience with dogs who have seizures and can answer any questions my future family may have. I am a happy, go lucky boy who wants nothing more than to be with my people. I am an expert cuddle bug and love my belly rubs. I am happy to go on any adventures you have in mind, although I am equally happy to nap with you on the sofa. I sleep in bed with my foster mom’s (preferably under the covers), and love to sleep in. I'm good in the car but need to work on staying in the passenger seat, as I would much prefer to be in your lap. At minimum, I like to put my head on your shoulder just to make sure that you know I'm with you. I love to go on walks or hikes and do well on leash. I'm not reactive to other dogs and instead prefer to sniff my way through the trails or neighbourhood. Like all Beagles, I will follow my nose anywhere so it is recommended that I be an on leash walking/hiking buddy. My current foster home has a fenced yard and I love to explore it. I don’t try to escape nor do I bark much when outside. However, I will serenade you with the song of my people to let you know when I am bored or it is time for a meal or treats. I get along well with my 6 foster canine siblings who range in size from 8lbs to 60lbs. Although my foster family doesn’t have cats, I never paid much attention to the resident cats at the vet clinic I visit so they think I would be ok with a cat sibling. I haven't been exposed to children in my foster home either but my foster moms think I would do well with them. I think children 8 and up only because they will need to understand my medical issue and not be frightened if I have a seizure. I am gentle when I play and don’t jump or nip. I am not kennelled in my foster home, as I get stressed. I do wear a basket muzzle anytime my mom’s are away from home or if I am unsupervised as I am a chewer and will eat things I shouldn’t (such as soft toys, couches, etc). I am very comfortable wearing the basket muzzle and do not put up any resistance to wearing it. My foster family has found that this is the best solution for me, when I am home alone. They tell me that I am a wonderful dog, despite all I've been through, and I deserve a loving family of my very own. I am hoping there is a perfect family out there who will see past my medical needs and see me for the sweet boy I am. In return, you will receive unconditional love, lots of snuggles, some wonderful Beagle songs, many kisses and a best friend to accompany you on all your adventures. With the holiday weekend in the rear view, it is no doubt that the weekly numbers were down, so let's have a look at the big picture numbers! The six month Single Family Home median list/sale prices held fast this week, while the condo variant took a slight reduction on both points. The overall inventory punched up again this week, and reported 45 more units available than this time last year, which continues to be positive news for buyers, but not so much for sellers. As this market continues to push on, the realty is that the extreme overbids and continued inflation of purchase prices has all but come to an end at this point. Well....mostly. It has caused a bit of market confusion for both buyer and seller really, since buyers are back to not having a gauge to bid with and sellers meet disappointment when listing prices that were hoped for are not met. The good thing is that most sellers needing to sell who have been in their homes for over three years can still do well, but perhaps not as well as four months ago, or even a month ago to a lesser extent. It's really all about being flexible realizing that the market has changed and the profit margin is just smaller is all. Buyers have been stumped for the last three years or so, so it's no doubt all eyes are to the dropping prices and increasing inventory. It's a strange one out there, but I have you covered! I came all the way from Texas to search for a better life and I'm now ready to start that search. I have 2 foster canine siblings. I have recently started playing with my 1-year-old foster sister. My foster brother is old and doesn't care about me so we basically ignore each other. I haven't met any cats or kids yet. I am not a very cuddly dog, as of yet, because I am still very afraid and my mom & dad are still slowly gaining my trust. I was faster to warm up to my mom even though she still has to work hard to pick me up. I know my name really well, I don't walk well on a leash yet but I will eventually get there. I have been running in the fenced yard for the last 4 days. Before that, my foster mom had to take me out with a leash because you guys in Canada are nice but your green thing on the ground is cold in the morning and sometimes it's wet, and that I am NOT a fan of, lol. Despite my name I am NOT a chewer, I am starting to play with toys but I am not destructive. I still mark in the house sometimes but I came such a long way in a short period of time. I have to go for the " big operation" at the beginning of June so that might take care of the remainder of my " marking" incidents here and there. I am very food motivated and extra gentle when my parents give me treats. I dance and get super excited when it's mealtime. I was good in the car, the 2 times we went for a ride. I am good home alone free, I don't really bother with anything. I just found my voice and start barking gently at people in the street. I mostly have a little run in the fenced yard with my sister and then nap on my bed or the couch. When I arrived, I had a skin allergy, and my mom had to put cream on me daily. I didn't much care for that and she didn't want to make me even more uncomfortable so she hasn't pushed a bath on me yet. I do have scars under my armpit and sometimes I scratch a lot because of this but the medications the vet gave me is making me better now. I did let my dad cut my nails. I was nervous but I didn't make a big deal of that. My ideal forever home would be very calm with adults, grown kids and a fur friend to play with. I want to cuddle so bad but I am still scared. I am so happy when my parents come back from work but right now I can't have love forced upon me. I need very patient parents with dog experience who understand that I need to come around in my own time. I will get there with patience, love and understanding.
