This week looks like things may return to the normal yearly activity as listings are down, single family home and condo inventory are down, and well...everything is down. Well, except sales and prices. Surprisingly, this week, the average home list and sell fell under the 300K mark for the first time in a while, as the previous months have lead with an over 300K initial list price. AS the summer months taper off, and the majority of the annual market in the rearview, it would be good to mark down if things are destined to continue on the downward trend, or will this year be the last of decline. So normal decline is being ignored, and market activity is actually up! If you have read the blog before yo will know that I believe that this is the "sweet spot" to sell your home in. Most people think the spring is the best, but the fall is my horse to bet on. Listings are down or declining, sale to list is up, lots of products coming off the market and there always seems to be a burst of buyers right after school starts. All other number look relatively intact, and both products edge over 3 months of exposure before deciding which way to go if there is no sale. I had been to the site once before to pay my respects, but the memorial was far from complete. Being in such a populated and loud city, I was amazed at the solemn quietness that the hundreds of people shared while reflecting the sheer magnitude of the events that occurred those years ago. The soothing rush of water falling below echoed through the still damaged buildings, and the sounds of weeping could be heard wherever you went. It was a powerful place to be. Anyone who knows me knows that I am very proud to have served my country, very proud to have served with my fellow soldiers, and proud to have made a difference. We have all been touched by the events that occurred on September 11th, 2001, and I'll bet that you remember where you where when it happened. Me, I was in my squadrons hanger watching it on the news. Who would have known that a few months later I would be in a Country that I never even heard of. Being at the memorial that day, being able to touch the names of the lost, gave me the chance to let them know that we fought for them and that they would not be forgotten. As a soldier, you are held together, and forged by your memories. The memories of your family that you are protecting, the memories of the brothers you serve with, and the memories of the events that put you where you are. For me, the events 9/11 was one of the things I held onto when times got tough overseas, and stay focused. The ability to visit the site so many years later really brought things full circle, and gave me a sense of peace. If you have read this far, I want to thank you, it was not an easy note to write... MARKET RANT Not quite the week I was expecting. Might be a little life in the market yet as sellers pile back to the market after school season begins. Usually, this time of year sees the gradual decline of inventory, however, this week has proven that not all trends are followed to the letter. Both single family home values remain high, and their respective days on market still average 3 and 4 months. End of season action, the little window that I always thought had great potential to strike when no one was looking. ![]() WEEKLY ADOGTABLE Cinnamon is around 9 months old and fully vetted, she is a very sweet girl who is happy and friendly , she get's along with dogs & kids and would make a wonderful family dog. Massive reduction this week, with the majority being expired listings. Call it "back to school market blues" this week, as mentioned last week that a good percentage of folks would be concentrating on things other than real estate. Not too much of a change from last year, other than the additional inventory and longer days on market. Looks like these market blues might be around for the long haul, but I'm crossing my fingers that somethings gives. Stay tuned for the monthly wrap up, should be interesting.
