On quick review, you would probably notice that the inventory count actually went up this week when in fact, it should have kept declining. You will notice the one key area that has caused the confusion (which wasn't here last year), vacant lots. Whilst all other areas of inventory have declined this week, vacant lots decided to railroad the operation by adding a large sum of inventory to the market, masking the real event taking place which is the normal reduction of properties on the market. As we get closer and closer to the end of summer, many people decide to "wait it out" to fight another day. Selling a property can be a little too much to take with the other events that may be taking place, such as getting the little ones ready for the new year of school, or sending the not so little ones back to class. Either way, the market takes no prisoners and provides no sympathy. The lack of buyers means that properties have to be at the top of their game, list at a good price, and have the three most desirable words in real estate going for it "location, location, location". Having one of the three has proven success in the market, while those choosing to ignore the effort, also, get ignored. I would expect a high expired/cancelled/withdrawn stat next week. Inventory is down across the board, well, except for vacant lots. A good showing of conditional/pending listings from last week has translated into a decent sales week, and an upper average sales to list ratio. Average reduction from the expired/cancelled/withdrawn pile, with expired listings taking bilk of removal from market. Although some of the listings will return to market, the lions share of them do not in the short term. That being said, on average, we see 120 or so listing get cancelled, expire, or withdraw from the market every week. We see an average of 120 sales each week, and somewhere in the 400's (usually) for new additions. So out of the 400 or so listings that come to market each week, 30% will either sell, get an offer, or expire etc. Obviously that's just rough math, but as far as status changes are concerned, it would appear that the positive outweighs the negative. But, if you look at just sales vs expired etc, there is more like a 50/50 shot at selling. Instead of following the usual trend for this time of year, most areas of the market are full steam ahead, well, except for sales that is. Expecting another week of slow inventory gain, both single family homes and condo's burst back to life with a bump in their respective areas (single family homes more so). Surprisingly, the typical inventory gain and lacklustre sales to list ratio did not inflate those statistics either. Fairly close to last years stats, except the inventory, but all others seem to be hovering around the same ebb and flow ratio. There has been a little extra buzz in the last few weeks however, and it would appear that showings and inquiries are up across the board. Window shopping activity is one thing, but getting buyers to committed to walking through the door is another thing completely. An article I read recently summed up our market perfectly as "a buyers market with no buyers". Highly recommend the read. TIP OF THE WEEK Don't confuse tax assessment with a property appraisal. WEEKLY ADOGTABLE Hope is fully vetted and around 2 years old , she is a very sweet girl and sailed through her evaluation with a trainer. Hope along with her sister Faith (also available) have been in boarding for 10 months , after a kind hearted lady witnessed their owner beating them and taking them off of him , she has supported them financially for the last 10 months but has not been able to find a home for them, she has contacted many rescues local to NY who have not been able to take them as they are full. Hope will arrive in foster August 10, we will update her bio as we get to know her but so far we know that she is dog and people friendly and has been exposed to cats but not actually lived with one. Not a great sales week, but with the August long weekend flowing over to Monday, it's understandable that most people have relaxation, not real estate on the agenda. Hard to predict if the highest point in the market has been hit yet, but it seems like there is marginal gain/loss in either direction this week, confusing the stat trajectory. Usually, the end/beginning of the month expire/re-list dance is much higher, but as mentioned, there is no doubt that one of the highlight summer long weekends had a little to do with that. Don't forget to check out the monthly stat reports for July by scrolling down, interesting times indeed! TIP OF THE WEEK Inspections. Always insist on a building inspection(s) when purchasing a property. If you are considering an acreage, know that you will most likely need the services of three; water, building, and septic inspectors. Further, you may need the help of an environmental inspection as well to test for radon, contamination, or any other hazards that are associated with property. WEEKLY ADOGTABLE Cheeko is a loving 1 year old, 50lb AmStaff/ Boxer mix. Poor Cheeko has not had a very good life. He is settling in well in his foster home, but this is his 6th home in his short life, so he will need someone who is committed to him for the rest of his life! Cheeko is taking weekly obedience classes so he can learn to be the best puppy he can be. He is doing well with crate and house training, and is learning his basic commands and how to walk well on lead. It is obvious that Cheeko was abused in his past as he is very fearful of things like brooms, and sometimes even men, but he is a good boy who warms up well with a little confidence from his people. Cheeko's favorite thing to do is roll around in the grass. He is kid/cat/dog friendly but he seems to have an endless amount of energy when he plays and thus will need a patient owner who is committed to teach him how to settle. Cheeko is neutered, vaccinated, and parasite treated. He is a lovely young boy who will make an excellent dog for an active family who is willing to commit to his training. Thanks for stopping by! Newest Blog post HERE As expected, July witnessed the highest inventory levels that Halifax has ever seen. 221 more units than the record breaker that we had last year. If Annual trend holds true, than we should see the inventory slowly decline for the rest of the year. Values remained solid in July, averaging just over the $281k mark. Month over month this stat has been steady, with slow growth and minimal sway from the upward momentum. Although we are not in the greatest market, ROI seems solid, if you can sell that is. Not much of a peak here, just a return to the valley. Sales seem to have peaked in May this year so far, which has, oddly enough, been the trend for the last three years. The three years prior (09,10,11) all had decent sales spikes in June. With no changes to the market over the last few years, we seem to be following the "high inventory, high value, low sales" trend. A very strange market indeed, where all signs would point to a "buyers market", but with sales remaining strong, sellers seem to be holding out for what they think they're properties should sell for. There is a lot of products on the market, but good quality properties at good prices are still being snapped up in certain areas of the city. Seems almost to be a vulture mentality on the market where the landscape has dried up, and savvy buyers circle in wait for the "new meat" of the market, swooping in once discovered, sometimes two or three at a time.
