The overall inventory levels have hovered close to the 2,100 mark, but just haven't been able to crest it in the last month which is causing a larger divide from the inventory stock of last year. Single family home numbers really sank the inventory again this week and continues to press, which has been a key factor in driving that absorption rate down to historic lows. Speaking of, it has now hit an all time low, and the first single digit absorption rate I have ever reported in almost a decade of tracking these stats. The absorption rate is one of the most important tells regarding market health, and what this absorption rate is saying is that if all new listings stopped at this moment, it would only take a measly 9 weeks, or just over two months, to sell off everything for sale in HRM. Crazy stuff! There was almost a feeling of hope this week for buyers, as it seemed like a few more options came to market this week, but they were also met with above average interest, so the cycle continues. There does seem to be a little give in the $400k price point though, but if you are in the $250-$350k price point there is still a big challenge (especially south of $300k). Stats are still reflecting multiple offers in most products, especially the single family homes who reported that the average home in HRM are selling at or over asking. I am a local surrender and have been in the rescue for a few months and I'm ready to find my forever home! I can be shy with an initial introduction but I’m great with people after that! I play very well with other dogs, including groups of dogs. I have met some cats and we did not get along so none of them in my forever home please! I like bones and the peanut butter kong is my favorite treat but you have to remember to take the kong away once I’m finished or I’ll eat the kong! I can be very energetic, I enjoy going for walks up to an hour, but am content playing in the back yard as well. Unfamiliar walkers may have some trouble controlling me, compared to my favorite person. I don’t really understand fetch but I’m easily diverted if you’re playing with a stick, because I need the stick you’re playing with rather than the one I have. I am good in the car but I don't really like baths. I'm a good girl at the vet so you don't have to worry there! I really hope my forever home will let me have access to them during the night, I don’t need to be on the bed but I just like to know I can come say hi if I want! I do suffer from separation anxiety that comes out in a few negative ways such as pooping or peeing despite being housebroken, or some destructive chewing (never furniture). Puppy proofing will go a long way with me! I understand Sit, Stay, Down, Off, Up, Paw, and Touch. When I get too excited I play gently with my mouth, and understand “Don’t Bite” so once I hear that I switch quickly to licking again. I hope my human is ready to take on a strong, dominant role with me so I know they're in charge! I love getting butt scratches and cuddling with my humans, I can't wait to find my forever family! Better late than never though, and I think there was a pretty good reason for the hold up. Now that even more restrictions have been loosened, the gloves are off it seems, and finally listings are trickling to market! It's still dog eat dog out there though, and it would seem that multiple offers are now just a regular event now, and a source of pure frustration for buyers. Elevated stats across the board really, and starting to increase pace over this time last year, which was to be expected when things finally started to get back to some form of normalcy. Still, some of the long term stats, like the absorption rate and average days on market are reporting better now than at this time last year, which is quite surprising given the current situation. Not just by a little either. Even the overall values have skyrocketed. In a city where the historic data points to marginal 2-4% annual increases, we have seen the MEDIAN 6 month home prices jump 30k (SFH) and 23k (Condo) respectively, proving our current market is a Juggernaut. The question many buyers and sellers I run into have is if now is even a good time to buy or sell. For Sellers, it's easy... YES!! For buyers, that answer is a bit more complicated and has many factors. Do you have to buy, what areas are you looking in, budget and condition of home, etc, etc, etc. Based on the various reasons and requests a buyer has will determine if now is the right time or not, market is actually less of a factor since it is so unpredictable. Some fear that this is the peak, so buying high would be a terrible thing to do if the market turns. While the other camp says it could keep going and going, so the time your thought was a bad time to buy ends up being not so bad after the continued climb. I came into the rescue a few weeks ago as a local surrender and am finally coming to you here to find my forever home! I get along with the neighborhood small/medium dogs, cats! I have met a few cats outside and after a few sniffs we both part our separate ways. I haven't met any large dogs and I was hesitant with the medium size ones so my size or a bit bigger would be fine. I don't really bother with other dogs though when we are together but I am still a good girl when around them. I have met kids as young as 1 year old and I was a very good girl. I love the attention I get from the kids but who wouldn't?! Just means more pets for Winnie girl! I might be a few pounds overweight, shhh, but my cute couch potato self has been working on increasing my stamina. I don't really like the really hot days and would prefer to go for walks in the early morning and late evening when things have cooled down! I struggle with stairs but am now able to do a set of 3 stairs with encouragement, so baby steps for now! I am house trained and can go all night without incident, yay! I am much quicker to do my business when off-leash so if my family had a fenced yard that would be nice but not needed. I also like to scoot my bum after going to the washroom to tidy up like the lady I know I am. I will occasionally play fetch but I don't really have much interest in toys otherwise. I will pretty much take to anyone as long as you are willing to give me attention and some good pets! I am not destructive, I might shake the odd blanket when I get excited but nothing is destroyed! I am happiest when I am with my people! I prefer not to be alone, so if you walk to a different room you can be sure I won't be far behind. I am hoping my forever home will have someone around most of the day so I don’t have to be alone. I also like to sleep in the same room as my humans so I hope you'll let me be close ❤ I eat special food for urinary health and I don't mind it. I have no food insecurities and will casually pick away at my food throughout the day. Don't let my height fool you though I will still try to see what's up on the counter if you've left anything yummy there. I do shed quite a bit but with frequent brushing it seems to be kept under control. I will tolerate baths, but would prefer to stay dry at all times. The car is not my favorite place to be, and it can take me a while to calm down after going for a drive. I can also be quite noisy with lots of grunts, snorts and pants. Almost all areas of the HRM are firmly entrenched in a sellers market, and it seems to be getting more challenging by the day. Buyer frustration has hit an all time high, and there are now new complications for them to hurdle like shorter viewing windows over a shorter market exposure time, which means that some buyers aren't even able to get into see a home due to lack of appointment slots available. There is also a sense of desperation from out of province buyers who are purchasing property site unseen since there is no longer the ability to visit thanks to the current restrictions in place. By coming in from other provinces, these buyers are also tending to bid higher than local residents given the average home prices here are lower than where they are relocating from, so property here seems like a deal anyways. Our sales numbers are almost in line with our somewhat normal market of last year at this time, but our inventory additions are still lacking, contributing to the current frenzy. Just look at the number of listings that went pending this week! It's actually significantly higher that last year at this time regardless of the environment we find ourselves in. It really is something out there right now, so buyers and sellers should prepare themselves for these new factors involved with buying or selling a property. Add COVID-19 to the top of that, and it's that much more complicated these days. The Weekly Adogtable!Hello everyone! My name is Hank and I am a 3 year old Amstaff mixing weighing around 65lbs. I am a local surrender and am ready to find my forever home! I have met a few dogs and I usually end up barking at them and getting myself wound up. I try to guard my toys against dogs my size or smaller as well so I think it might be better if I'm the only dog in the house but that's fine it just means more attention for Hanko! My foster family does have cats and we get along for the most part but I do have some issues with guarding food and the cats do not really understand this so I have snapped to keep them away. I think I'd be happiest without cats in my forever home just to be safe for everyone. I have met a few kids but I am a very strong guy and where I do have guarding issues I would want my forever home to have kids older than 15 just to be safe. I am completely housetrained and have never had an accident! I am good to be left home alone but I am crate trained just incase! I am a good boy in the car and will just lay down after a few minutes so I'll be happy to go for a drive! I love going for walks but I do pull when I get a good a good scent. When I use my easy walk harness I do MUCH better and it is a much easier walk for everyone! I know sit, down, stay and wait to eat my food. I love treats when we are inside with minimal distractions but if we go outside there are usually just too many other exciting things happening! I love playing with balls the most but I haven't quite figured out if I drop it that you will throw it again for me. I also love to play tug a war but just make sure to pick something strong! When I play with a ball or toy I can be very noisy but as far as my foster parents can tell I'm just having a lot of fun and am a happy boy! My favorite things are giving kisses, getting belly rubs and trying to get as close to my humans as possible if we are together! I will usually sleep on the big bed with the humans at first but make my way to the couch for most of the night. Are you my forever home? It's still dog eat dog out there right now, and with restrictions being lifted in many areas and the hopeful COVID-19 reports being advertised, the wave of buyers continue to vie for a place to call home. Just look at the inventory flying off the shelves! There was a good amount of new additions this week, but they were met with the buyer surge who snapped up 280 properties this week, which was the best week of the year so far, and bested this time last year as well. Just like people eager for a hair trim, a must have for most, like our military, is also having to move, so it will be busy for both industries while demand is met. Nova Scotia has now implemented a self isolation exemptions list for essential etc and government workers who need to relocate to our province, which will surely inject another group of buyers that should have been here awhile ago. My name is Macy and I am a 6 year old female Rottweiler/mastiff mix weighing around 90 lbs. I came from a Montreal gassing pound a few weeks ago and I am ready to find my forever home! I always pull to go see other dogs but it can be hit or miss if I think they are okay. I have also seen cats outside and have pulled to go chase them so I think I'd prefer to just be an only animal in the house and receive all the love for myself! I have loved all the people I met, including some calm older kids but I can get over excited sometimes as well. I am going to need some strong humans to work with me because I am a very strong girl! I do have a torn ACL that I take a daily pain medication for but it does not slow me down one bit! These wonderful people in the rescue have said they are going to pay for this to be dealt with as soon as it is possible! I had a few accidents when I first came to my foster dad but have not had any since. I am getting better on a leash but still pull if there is something yummy or interesting going on. I am learning recall and am ok with no distractions but right now I would still choose to go investigate anything else that is going on. I can definitly be a couch potato just as much of a snuggle bug and like to play once I am comfortable with you. I am a good housemate and usually just mind my own business, I like to sleep in my free time, or watch tv with my foster dad. I don’t mind having my teeth or ears cleaned but it's definitely not my favorite thing to do. I am okay taking my pain medication because I know it helps me but I'm still going to try to avoid it if I can. In the car I am usually fairly calm but due to being a larger girl I need room to keep my balance and will only lay down or sit when exhausted from the adventure we are coming back from. I don't really like being left home alone, I won't touch anything in the house and I don't really like the crate so I hope I don't have to go back in one. I do not counter surf but will always eat what you give me. Toys are kind of weird, I don't really know what to do with them yet; I am just starting to figure out chasing a ball can be fun though! I will answer to sit, down, wait, up and look and know I can keep learning things if you teach me! I might let out a few barks when someone is at the door but other than that I don't really bark. When they come in the house I will sniff and try to jump to say hi! Are you my forever home? My adoption fee is a $350 donation to help save more dogs like me.
