Another solid week on the market this week as we usher in the Summer season (with open arms), with stats reporting very similar to this years trend. New listings are down, sales strong, buyer activity high, and values steady. It's no wonder why we are reporting two months less of an absorption rate than last year at this time. No doubt that activity will slow for the weekend as the Country gets set to celebrate Canada's 150th anniversary, which should be a site to see across the nation. That would be the highest percentage we have seen this year so far, and I would dare say the highest in last few years overall. There is a few factors influencing that report, but the biggest one is certainly the lack of new listings that are coming to market each week. We have had somewhat of a seller reluctance to test the market this year, that, or there's just not as many people needing to sell their property. Overall, the lower amount of new additions week over week has caused a bit of buyer frustration and lack of selection, something that hasn't been felt across the city in a few years. Sales remain strong, and so to is the buyer activity, with another week of around 20o listings that received and accepted offers. Values remain solid, and days on market are down on average from this time last year. The market here has definitely undergone a bit of a transformation from last year, which has some folks rejoicing and others a bit frustrated. Temperatures are on the rise, and so is buyer activity in this weeks market rant. With the 200 sales that occurred this week, the sales to list ratio shot up to a season high 58%, which was helped along somewhat by the trailing seller dynamic, who seem to be somewhat absent. The buyer activity is holding, and this week spiked to another solid week of 245 accepted offers, putting last years showing to shame. Because of the surging market, inventory across the board has dropped, widening the gap between the previous years marker. There was a changing of the guard as well, where condo's had been reporting higher inventory levels for the last several months, but the interesting turn of events of 2017 has seen the flip of that report. The only thing currently holding out is vacant land, and that gap is closing too! Certainly, it has to be a welcomed market for sellers, but for buyers, there is definitely price points and areas that are a challenge. The first time home buyers bracket, which is usually the most active, has definitely been a challenge to a lot of buyers. And this current season has brought around mythical happenings, like the increasingly popular "multiple offer", and "over asking offer"., causing increased frustration Markets change, and so too must the players. How did this Spring compare to other years? We certainly carried forward the buyer momentum that started late last year, and ended up with somewhat of a buildup, or market pressure, due to sellers coming late to market or not coming to market at all. The overall inventory is still way down from last year at this time, although we are starting to see new additions increase, but the buyer buildup is still in play...for now. Still lots of buyers out there making offers though, as reflected by the listings that changed status to conditional/pending, so there is a hope that the momentum carries through to the Summer months. Historically, Summer sees the slow taper of the inventory and overall activity as both buyer and seller look to take in the sunny days and warm weather, with a good amount of people wanting to be settled before the beginning of the school year. Still, there is many that do not have that consideration, and it doesn't appear that things will be slowing down anytime soon. There's quite a few familiar, or similar, statistics on par with last year at this time, but there are certainly more positive indicators that can be found the year. Although new listings and sales numbers match, buyer activity, as reported by the listings that went pending, and overall values are way up compared to last year. Days on market, price reductions and expiries are down, but I wonder if that is because the overall reduced inventory we have seen this year so far. Speaking of inventory, this week joins several others this year contradicting the trend of the Spring overload with another reduction week. This one was quite significant as well. Sure, the beginning/first of the month churn still takes place, but it seems as though many of the expired/cancelled listings did not return to the market this week, lessening the effect of that trend. With reduced and reducing inventory, and surging buyer activity, without more sellers giving up their property for additional options, buyers continue to experience a market with less options. Again, great for sellers overall, but buyers might be finding themselves blanked by the current market state.
