Typical new listing/sales churn this week, and values remain steady across both tracked products once again. Despite the amount of snow that stuck around, buyer activity kept pace for an average report, but buyers in general seem to be holding off at the moment due to the lack of property prospects and the competitive nature of the current market. The general feeling out there is that buyers are wary to bid too far over listing prices since the projection is a continued price correction ongoing, which is why selling prices have ended up close too, or under the asking price. In other price brackets, especially the higher ones, we are starting to see sizeable cuts to selling prices, especially those that purchased their property pre-2019. There was a huge equity gain since that time, so some sellers have an initial "would love to sell for" X amount, but can also be practical and adjust to the current selling environment if needed, especially if a need to sell is present. As supply increases, listings that need to sell that will likely need to make these adjustments to stay competitive, considering prices are becoming more stable. No storms and the market kicks off in property fashion this week! I would imagine the elevated listing activity could be a backlog from the previous weeks, but it was a good addition none the less. Still a bit of a sleepy time of year right now, but that will change shortly. A lot of Sellers will try to bridge the gap with a relocation, or perhaps a move to a different area of the city and beyond, so timing is key. To do this, the plan would be usually be to list in the Spring so that there isn't a huge gap between the selling date and the closing date, giving a chance to locate a new home to settle into in over the Summer months. Many also plan their moves around work relocations, which happen around this time of year, and the school year. Many parents try to coordinate a move once the school year has concluded, which would give their children a chance to get settled in before potentially starting at a new school. Definitely not a lot of options at the moment, which is likely why there are multiple offers happening in many areas of the city, but this trend should slow down as inventory continues to climb. Despite the weather however, activity persisted just like last week, as Buyer interest continues to increase as the Spring approaches. Thanks to these last weather events, Sellers have held off listing over the last couple of weeks, which has caused a bit of a stall this month so far, but as the month presses on there is sure to be more options to choose from. Anyone currently looking have likely noticed that they are back to competing, especially in certainly price points and areas of the city. There are still lots of options at certainly price points however, with $700k+ making up the majority of the inventory padding. Out of the 574 currently listed detached homes in HRM, 315 of them are $700k and over, with only 57 of which listed at $450k or lower. 80%+ of the sub $450k listings are also on the fringes of the HRM, or they are located in unpopular areas/condition. At $500k or lower, that number increases to 85, but that is still a rather low pool for the most in-demand price point(s). While prices continue to adjust, the speculation is that this lower price bracket will be the last to do so, just based on demand and how many buyers fall into this group. The city basically came to a stand still over the weekend, so the market would have followed suit for those few days. Despite the storm, it was shaping up to be a rather busy week! Another healthy addition to the inventory happened, and more sales from the week before. Buyer activity was down significantly this week, but that can be expected due to the extreme weather conditions. Still decent though, especially for erasing three days from the market week. Single Family Home weekly listing and selling values finally hit under the $600k threshold this week with the help of an injection of that first time home buyer products hitting the market. Prices overall continue to stabilize as well, as most products are selling quite close to asking price these days, with the exception of certain price points and property condition. The adjustment continues, and I anticipate this trend to continue into the Spring. WIth the competitive nature of the Spring market (both Buyer and Seller), the speculation is that there should be more options this year for Buyers, which I'm sure is welcomed news for buyers entering the market. WIth the announcement that mortgage rates are holding fast, and that the foreign Buyer ban will be extended to 2027, the current market should hold its predictability for the time being. Once these factors change however, it is anyones guess how the impact of one or both of these will affect things locally. Time will tell though, and I have you covered! As mentioned last week, January does tend to create a bubble market for the beginning of the season, and it appears this year is no exception. For the last couple of years, this blip has lasted to the Spring, but usually, this trend tends to fizzle out at by mid February. Speaking of, can you believe January is already in the books? With a mild start to the season, Buyers have found a more comfortable environment to conduct showings in. Believe it or not, how cold things get here can have a direct impact on listing reception to the market, especially heavy snowfall forecasts. So far though, the weather has been hospitable enough to encourage Buyers to come out and it shows. Listings under agreement had a strong report despite the snowfall this week, and so too did the number of properties that hit the market.
