Typical new listing/sales churn this week, and values remain steady across both tracked products once again. Despite the amount of snow that stuck around, buyer activity kept pace for an average report, but buyers in general seem to be holding off at the moment due to the lack of property prospects and the competitive nature of the current market. The general feeling out there is that buyers are wary to bid too far over listing prices since the projection is a continued price correction ongoing, which is why selling prices have ended up close too, or under the asking price. In other price brackets, especially the higher ones, we are starting to see sizeable cuts to selling prices, especially those that purchased their property pre-2019. There was a huge equity gain since that time, so some sellers have an initial "would love to sell for" X amount, but can also be practical and adjust to the current selling environment if needed, especially if a need to sell is present. As supply increases, listings that need to sell that will likely need to make these adjustments to stay competitive, considering prices are becoming more stable.
