New listings usually average in the high 200's around this time of year, but underlying influences have caused a bit of a slip. Because of solid Buyer activity (reporting 49 points above this time last year), the sales to list ratio this week takes the crown for the highest report so far this year. It's been an interesting Summer to say the least. The last few weeks of sales reports have raised a few eyebrows, with some folks curious about the sudden dip below the $300k mark for listing and sales reports. Values are closely watched, and even a couple of weeks of negative gain has a few market watchers a bit uneasy. As you all probably know, the market has an ebb and flow quality, and the last few weeks have demonstrated this point quite perfectly. I guess it might be a bit unnerving to watch the one stat that is usually the rock, the solid foundation that most other stats dance around while it remains true. Historically, values see a marginal gain year over year in Halifax, and I can't imagine that changing in the foreseeable future. Of note, buyer activity, which is reporting higher than last year at this time, and sales are trending much higher week over week then last year at this time as well continuing the solid sales to list ratio report. Price changes are reporting fewer this week than last year, but I would think that the lower inventory and more competitive pricing has something to do with that. Absorption rate held fast this week, and sales values reported lower than normal again, begging the question of if we are in the middle of a pricing correction here in Halifax, or if there has simply been more movement in the first time homebuyers and lower priced products categories. Things may be tapering off for the Summer, and I would anticipate that to carry into the first couple of weeks of September, buy it appears that buyers are carrying the momentum forward. Anxious to see how the fall report will turn out, as this year has definitely taken a few steps forward on the road to recovery so far. Oden is only approximately 10-months-old, and seems to be good with dogs, cats, and kids - he is jumpy and excitable so the parents would need to be okay with this. Quite the contrasting stories we have this week, where the season is saying "hey, it's Summertime... lets slow it down a bit", and Buyers are like "we actually have a different idea". Weekly new additions are still trending much lower than last year, and with sales reporting slightly healthier, there has been a decent adjustment to the time it would take to sell all off the inventory if no more properties were added (absorption rate). One of the oddities of the week is the much lower than average values for single family homes. I knew the entry level product was top dog for movement, but this week dominated, taking that sales value way down. I'm curious if the Summer encourages a different Buyer, in any case, there is still good activity out there. So there's some ups and downs, a few unexpected stats and a few reliable ones. The sun is shining, the temps are hot, and there's lots to do. Usually, this means the last thing most want to do is deal with showings on a regular basis, or beat the street looking for the next place to call home. That being said, priorities are the driving force for most when it comes to buying or selling, and sometimes, you don't really get the luxury to pick and choose when you buy or sell. Summer is a great time to do both! It's about the time when the Spring inventory packs it in, and those who don't "have to" sell retreat to rethink their strategy. It's also a time when that very same inventory starts to sharpen the pencil a bit in hopes that current buyers overlook the length they have been on market, enticed with a good price. For sellers, that means listing at this time of year might be advantageous for a couple of reasons. You're the new kid on the block, so that might be appealing to currently active buyers who have seen "everything" on the market, which might cause a bit of a buzz. The other thing is that inventory is on the decline around this time of year, so that means less competition! All good factors if you are thinking of Selling. In any case, most are welcoming the current market from both sides, and of course, all (most) are enjoying the amazing weather we've had this Summer so far.
