Cold, wet, and dreary, that about sums up the recent climate here in Halifax. Soon enough things will return to bright and sunny days, and hopefully, an improved market. Not a big change in the stats this week, other then the usual. More listings have been added to the total inventory, and almost ten more weeks have been added to the absorption rate...yikes. The addition of new condo products is certainly not helping re-sale units, which have now reached a peak at 502 units this week. Looking back two years ago, there was only 225 units available, which is a 123% change to this year. That's a pretty impressive change for a single product, could you imagine if we witnessed an increase like that in residential re-sale homes, or new construction? It would cause severe damage to the already weak market, and give almost no chance of a mid term recovery. NOTABLE NEWS Just when you thought that new home prices where a bit high, well, they are about to get higher thanks to the Halifax Regional Water Commission. This article explains a new levy imposed by the commission, upping the cost to a proposed $6,000 in application costs. Not the greatest news for consumers of the product, and surely a fee that is quite unwelcome by builders as well. More water woes! Have you heard about the new "ditch tax" here in HRM? Well, apparently quite a few have and are fighting made over a charge to their property that is not even applicable. Lots of new inventory on the market this week, and sales had a decent improvement from the last few weeks performance. It's actually amazing just how close the stats are this week compared to last year, difference being single digits in some cases. A few days of sunshine may have helped out this week, with the sun came an increased amount of inquires and activity around the market. Still, much like last year, the general feeling is of reluctant curiosity, and an weary attitude towards the unchanging position of our market. There was however, a couple more articles of interest that I wanted to share with my readers again this week. The first article is the second of it's kind in as many weeks. Its actually hot on the heels of the article I looked for feedback on from my faithful readers, and again, I would like to see what your thoughts are about it. It's another "fluff" spot on our market here in Halifax with regards to improvements in the forecast, even though there is no indicators provided. There is another, more realistic view on the market that is worth a read as well. Although some points may be a tad off line, the acknowledgement of the true state of the market is in my opinion, a bit more refreshing. And lastly, for all those people who think that "we have enough condo's, so stop building them", well guess what? more condo's! Gear towards the budget savvy, these units will be available for purchase starting at just under $200k, did I mention that they are located in the north end? While some people find the price tag intriguing, others are not so optimizing about the "all in" cost of the units, as price per sqft, and condo fees may make buyers dig a little deeper into their pockets then expected. We didn't crest above the 600 new addition mark as the previous 2 years this week, but we still managed a healthy gain once more on the market. Sales have somewhat stabilized and are averaging around 115 in a week, but with 531 new listings, makes it a bit of a challenge to get noticed. The sales to list ratio fell another point this week, but strangely enough, the absorption rate declined. Values for both products remain steady, but the both experienced smaller averages this week, which has been the ebb and flow of sale prices this year so far. So not a whole lot of change to the market, and certainly no indicators of improvements. One thing we have going for us this week is our location! According to a recent zombie survival analysis, Halifax would be the fourth best place to live out the remainder of your days during a zombie apocalypse. Certainly the ocean would be of great help, and our vastly dispersed, and rural population. Coming in at number one was Edmonton, AB, with cold climate and military to stave off the hoards of hungry "walkers", and Windsor, ON coming in "dead" last. Is that something to add to the features list of your listing? most certainly not. But it is food for thought for all of those living on the peninsula! haha. ![]() Well, at least we're not at the bottom of the pile last month, that award goes to 2013. The next two months will be critical in the yearly performance as the peak sales month of the year quickly approaches. Let's see if the momentum carries. ![]() Average sale prices took a southern dive last month, and settling in 5th place, which as annual trend shows, is an abnormal month indeed. As you can see by the graph, if there is to be odd statistical areas of the year, the first quarter is it. ![]() If you tune into the blog on a weekly basis, then the inflated inventory level should be no surprise, and last month is no exception. As the piles of renewed and new listings hit the market, our inventory continues to climb to all new heights, and with demand not accommodating supply, we continue to bask in the buyers market here in Halifax. Apparently more listings! April 1st is not just a day to pull a prank on someone, it's also what many folks believe to be the start of the Spring market. The lead up to the Spring market actually started a few weeks back, with some of the early birds catching the proverbial worm, and giving others a taste of what challenges may await them. I would got out on a limb and say that the first couple weeks of April is traditionally the highest listing addition time of the year. Might have to run the stats a little more to confirm, but just looking back two years ago, there was 500+ a week for April (one week in the high 600's), and last year much the same. 2012 and 13 both had their 600+ inventory gain next week, so I will be anxious to see if we see that same rate on the next report! All other statistics are tracking the same as they have been as of late. Mid-low sales, loads of inventory, long days on market, and an ever gaining absorption rate. Looks like some warmer weather is in the forecast for now, so lets hope the warmer climate has the same effect on the market. Thanks for stopping by!
