No storms and the market kicks off in property fashion this week! I would imagine the elevated listing activity could be a backlog from the previous weeks, but it was a good addition none the less. Still a bit of a sleepy time of year right now, but that will change shortly. A lot of Sellers will try to bridge the gap with a relocation, or perhaps a move to a different area of the city and beyond, so timing is key. To do this, the plan would be usually be to list in the Spring so that there isn't a huge gap between the selling date and the closing date, giving a chance to locate a new home to settle into in over the Summer months. Many also plan their moves around work relocations, which happen around this time of year, and the school year. Many parents try to coordinate a move once the school year has concluded, which would give their children a chance to get settled in before potentially starting at a new school. Definitely not a lot of options at the moment, which is likely why there are multiple offers happening in many areas of the city, but this trend should slow down as inventory continues to climb.
