Wouldn't be so noticeable if the overall inventory was higher, but with so few options out there at the moment, listing supply variations are being laser focused on (even if small). New listings have averaged around the 250 mark since the beginning of the lockdown, which is substantially lower than before it, and sales continue to slide downwards likely due to the lack of options. Buyer activity is still surprisingly busy, and actually increased a touch this week with 223 properties receiving and accepting offers. Again, much lower than pre-lockdown, but still quite solid for being in a lockdown and the lack of supply. Solid value report again this week, and it does appear that the trend is the same as the last lockdown as listing prices and sales continue their upward climb. Speaking of upward climbs, both condo and SFH 6 month median list/sale ratio's had their largest increase in months and have set new record heights this week. This pattern will likely continue for the foreseeable future, but the big question is when will it cap? Big note from the week was the change in the absorption rate. After a long stretch of a record low 3 weeks, there was an increase this week to 4 months. This is a significant number since the higher it goes, the cooler the market will get for sellers, and even a slight increase can signal a change on the way. Now, it's only one week, but this will be the stat to watch in the coming weeks to see where we go post lockdown. Still, the market is in great shape for only essential activity happening, I can only imagine what things will look like on the other side of it! I’m Thor, a handsome four-year-old 60 lb Labrador-Mastiff mix from Mexico! My rescuers found me abandoned in a park in Puebla after having been attacked and wounded by another dog. I can’t believe how lucky I am now to be in Nova Scotia and so close to finding my FUR-ever family! If you’re looking for a big snuggle bug that’s also full of energy, look no further! I LOVE to cuddle and get pats, but I also LOVE to play (especially tug and ball chasing) and go on long walks. It’s really important that my FUR-ever family is active because I need a healthy balance of physical and mental exercise to stay happy and well-behaved. Speaking of walks, I’m still learning how to behave properly on a leash; I have a tendency to pull and occasionally jump up on cars when I see my reflection. Since it is so important that I get my exercise, my FUR-ever family is going to need to be willing to take the time to teach me proper leash manners so that we can both enjoy long walks together! I’m very friendly with all the people I meet, but I can get a little bit too excited and try to jump on them. For this reason, my foster family thinks that I would do best in a home without young children. I haven’t had a lot of experience with other dogs since I’ve been in the Maritimes, but my rescuers thought that I could do well in a home with female dogs my size. In terms of cats, I do not have any experience living with them, but I’m definitely keen to chase them if I see one, so it would probably be best if I didn’t have feline siblings. Housebreaking, indoor manners and basic obedience are all still a work in progress, but I am very eager to please! I’m still having accidents in my foster home and haven’t yet figured out how to ask to go outside (though I do sometimes walk to the door). I am also compelled to try and eat pretty much everything, that includes things on tables and counter tops, so a properly dog-proofed home is a must. I’ve learned how to “sit” but can be easily distracted by my excitement. So, clearly my FUR-ever family is going to need to be patient and consistent with my training, but don’t worry my foster family told me that I am smart and already showing good progress! I’m not too keen on being left home alone and can get into mischief (my foster mom caught me stealing a peanut butter jar off the table…). I do, however, love to go for car rides, so I’d love to come with you on your errands and adventures! All in all, I do have some training needs, but I know that if my FUR-ever family is patient and consistent with me that I will learn everything I need to know!
