This week is reporting similarly to last year at this time, but with a few improvements; lower inventory levels across the board, and a significantly lower absorption rate. Most of the other stats have quite marginal variations, such as more sales, less price changes (probably due to the lower amount of products on the market), stronger values, and fewer days on market. All good things. Even though these stats are marginal, they keep chipping away week after week until eventually those small weekly contributions add up. That seems to be what happened last year. Although it was noticed that things were changing week to week, without noteworthy stat fluctuations, the improved market took its time and gradually presented itself.
