The Bank of Canada announced a 25 basis point reduction in the policy rate yesterday (was 5%, now 4.75%), marking it the first time since 2020 that we have seen the rate reduce. This means we should see some changes to variable rate mortgages in the near future, and possible new fixed rate offerings at some point. So how will the announcement impact the market? Time will tell, by I have a suspicion that we will see an uptick in activity in the coming weeks as the market environment becomes much more favourable for Buyers. With inventory options and the potential for a cheaper mortgage, it may be just the spark needed to reignite the smouldering Halifax market. Still missing inventory in key price ranges and locations, but things have definitely improved for buyers in the last few months. We are in the peak of Spring however, and this is usually the time of year when we see the most property for sale during the year, so things can change quickly with the right influencing factors.. Annual trend should take hold by the end of the month, and we should start to to see inventory taper off until the end of the year. Never know though!
