The Halifax Real Estate Blog Monthly Wrap Up for April, 2016 by Jeremiah Wallace of ViewPoint Realty

As reported during the weekly reports, sales have made somewhat of a rebound. As a matter of fact, sales are actually reporting better than the last three years in the last few months, and this month's only bested by 2011 and 2012, so a good start to the first quarter of the year indeed. 

Inventory has been playing a bit of a trick on us in the last few months. Although the sales have been reporting higher, the swell of last years inventory levels, coupled with the busy Spring market, has skewed the positive effect that sales are attempting to have on the market. We did however report lower in a few of the first quarter months, but we currently stand smack dab in the middle of last year and 2013's inventory heights.

What seems to be a year over year fractional gain, continues this year with overall sale price averages. Although we see this stat fluctuate to highs and lows during the market year, overall, annual trend sees a general increase that we witness year over year. Consistency in this regard is definitely a blessing in disguise, as it prevents the drastic boom/bust experience that many markets across Canada have, and continue to experience.
