After some good news for weary buyers out there last week, inventory has taken a step back and bucked the annual trend with a reported reduction this week. What seemed like a bit of light at the end of the tunnel has an all too familiar darkening around the exit, again. Spring usually sees the peak of inventory annually, and we should be well under way at this point, but we just can't seem to get off the starting blocks. Perhaps this week was a little slower due to the approaching long weekend, prompting sellers to wait that one extra week to hold their showing window. Easter weekend does tend to draw attention away from the market, a much needed reprieve for many. Another consideration is the amount of properties that changed listing status. A good amount of inventory hit the market last week, and most, if not all, received and accepted what I sure was multiple offers. Once that happens, listing status will change to "pending" or "conditional sale", removing the listing from the active inventory pile. There was a sizeable amount of listings that accepted an offer this week, contributing to the inventory report. Values continue to creep up on a weekly basis, which was noted to happen due to the size of the overbids this year, the stats are just starting to catch up is all. The forecast is that the overbids should cool a bit once more inventory arrives, but with a few key groups not contributing to the annual inventory churn, the question is if we will get lift off at all. Might be an "all at once" sort of event, but I have the feeling it will be a more gradual return once some of the over the top pressure starts to wain. The Weekly "Adogtable"Hi everyone, my name is Jonah and I am a 1 year old, 10 pound Texan chi mix boy who recently made my way to Nova Scotia looking for my forever home. I was previously posted but some new, very important information about me has come to light that people need to know. You can read more about that below. I recently went on a trial adoption but it didn't go well, a side of me surfaced that my rescuers hadn't seen before. You see, I used to be the chillest little guy but recently, the honeymoon stage has worn off and now I am very protective of my home space so much so that I will charge men and grab their pants and jump and grab their shirts even too. Being returned to my foster home, I'm still perfectly fine with my foster dad. However I'm also a little bit too interested in the kitty now and not as nice. So probably no kitties would be ideal. I will need a confident handler to get over my reactiveness. Confidence classes would most likely be beneficial for me too. Now that I've told you my Achilles heel, let's talk about all my good qualities. I barely shed, which doesn't mean that I'm hypoallergenic. I love to play with my foster fur siblings (and neighbours, I’ve never met a dog here I didn’t like), so a fur sibling for me would be great. I could be happy in a home where I am the only dog as long as I have some furry friends to play at my disposal. I am not intimidated by other dogs, and have even won over my foster brother who apparently doesn’t always like other boys. I haven't met any kids and I don't think that would be wise until I get my attitude in check. I am really not a fan of the cold, and it is hard for me to go bathroom out there sometimes, so I should learn how to use a pee pad (but I haven’t yet because my foster sibling keeps eating them). I still have accidents even on the nicer days so I still need work with house training which is possible with routine, structure, and patience. I’m not really that shy, maybe just the first time we meet I will be a little bit, but when I feel at home I am goofy and cuddly and like Velcro – stuck right onto your lap. I love to snuggle in my foster mom’s arms while she works. I walk well on a leash, though don’t always see the point of just going outside and walking around, when I could be running around the house with all my toys. My favourite toys are stuffies with crinkles in them, followed by small dog-safe chewies. I don’t guard my food or toys from the other dogs or cat. Being a stray, you always worry about where your next meal is coming from. I am still getting used to not having to rummage around looking for food. If you give me the chance I will go through the garbage and climb up onto the dinner table looking for scraps. So keeping these things off limits to me is a must so I don’t accidentally ingest something I shouldn’t. If you don’t want dogs on the furniture then I am not the dog for you: I love to snuggle, climb and cuddle wherever you are sitting. I insist on sleeping with you in bed and sharing your pillow. Sometimes I am a bit clumsy and fall off of furniture so I need help being safe. I may not sleep my first night because of nerves, but once I feel comfy in my new home, that will be a non issue. I am a very good boy in the car, and when I hear “good boy” my whole face lights up 😊. So with lots of praise, I'm sure my couple of issues will be a thing of the past in no time. Finally, some much needed additions to the inventory has buyers hopping, and hopeful that more are on the way! You could see a lot more blue icons on our map this week (indicating active), and quickly checking on various buyer metrics, it appears that the options have decreased individual listing activity. Interest is still there, but the buyer pool had a lot more to choose from this week, dividing attention among the options. Even still, don't expect to pay sticker prices on listings quite yet, with the overbid amounts baked into the market, it has become an expectation... for now. It has been noticed that a few price reductions around the city have happened in the last week or so, and there has also been a few listings that sold at or slightly over asking price, which has been extremely uncommon in the last year. Eerily close in stats to this time last year, which is a good sign since the we have been all of the same buyer activity with half of the inventory. Could this be it? Could we be heading towards a levelling market, or is this just the regular annual Spring market trend? What will be the impact of the new taxes mentioned last week? The Weekly "Adogtable"Our names are Pixie (11 years old, female, 17lbs) and Weavel (7 years old, male, 14lbs) and we are a senior bonded chihuahua mix pair! We started our journey in Texas a few years ago, we thought we found our forever home but it turns out they weren't the ones 😔 we are now hoping this time will be the last! Life can really suck you know. It hasn’t been kind to me, I’m Weavil and I am the perfect example of how resilient a dog can be. My journey started in a kill shelter in Texas, I was homed, and then came back into foster care several months ago. I am diabetic. My sugars have been stabilized by two tiny shots of insulin a day. Insulin needles are small and sharp, I barely notice them, foster mom even stabbed herself once, and she agreed, not so bad. Unfortunately the other side effect of my diabetes is my vision, my diabetic cataracts make it harder to see now. My foster mom tells me not to worry because my vision loss doesn’t make me any less loveable. I love my foster family very much and will whine and wiggle when one of them comes home. In fact I will crawl right up your body to get the hugs I deserve. I am a little leary of strangers, I might bark a bit, but not aggressively. I also love my sister Pixie, we are a bonded pair and hope to stay together forever, she is a sweet little Texas belle. I have a very good appetite, and am very food motivated. This is a small issue in my foster home, they already have a full house, people and critters. I can get a little snappy at food time when everyone is going crazy, so my foster mom separates us, so everyone gets along. The same dogs that I see as competition in the food fiasco are the dogs I might be snuggling with later. I will let out a warning growl to them to know what’s coming, so it is easy to avert. My sister and I never fight, we will even share with each other. In this regard it would make it easier on us if we were the only dogs. The cat is a non issue for me, she doesn’t like dog food. Pixie or the other hand she is curious about the cat so we think it'll be easiest if there are no kitties in our forever home either. We do just fine when left home alone as long as there is a cozy place to snuggle up in together. We would really love it if you let us sleep in your bed with you at night but we will sleep in our bed close by as well. Our perfect home would be a quieter one, we haven't met many kids but think we would prefer an adult only home to enjoy some easy senior years! Easy access to an outdoor space would be ideal. It could be a deck or yard. Even with my vision loss I will get around and do my business outside if I have a safe place to explore. We are house trained if you keep us on a schedule and watch our cues. We will walk on a leash, but we don’t need to do marathons for sure. We don’t mind the car, or the vet. The last couple of weeks have seen a decent amount of inventory hit the streets, and although they are still being gobbled up by the buyer pool, a few more weeks of this sustained activity should result in a cooling effect to the market. Where it was only one or two options in areas of interest and price, buyers are noticing a few more choices in the past couple of weeks showing up, giving them a better shot at locking something up, since the buyer pools attention is divided amongst the options. Still, there has been some extremely hot properties, and extreme overbids on appropriately market priced properties, but how much longer will these situations persist this year? With the drastic value increase Halifax has seen over the last two years, a couple of key groups have been sidelined by this market; entry level property buyers, and folks looking to complete a lateral move locally. Many property owners have contemplated a move, especially to take advantage of increased value they see in their current property, but quickly find themselves on the other side of the coin with a purchase. Naturally, the reluctance to list for local, lateral move sellers is occurring, contributing to the lack of listings in the current market. As out of province buyers continue to descend into HRM, and the outlying areas, prices continue to skyrocket and inventory swallowed up. In an attempt to capitalize on this, Nova Scotia will be passing an "outsiders" tax for people purchasing from out of province. If you are planning to move here, then it appears you will not be affected, but if you are looking to purchase an income property, then you may be targeted. See below: Deed Transfer Tax: Effective April 1, 2022 the province will implement a Deed Transfer Tax of 5 per cent of the value of residential real property purchased by a non-resident of Nova Scotia. The tax will not apply to a transaction where the Agreement of Purchase and Sale was entered into prior to April 1, 2022. An exemption from the tax will be in place for non-resident purchasers who move to the province within 6 months of the closing date of the transaction. Nova Scotia Non-Resident Property Tax: Effective for the 2022-23 fiscal year, the province will implement a Property Tax of $2.00 per $100 of assessed value on residential real property owned by a non-resident of Nova Scotia. The tax will not apply to residential properties that contain more than 3 units nor to residential properties that are leased to individual Nova Scotian residents for a period of at least 12 months. Where a property has multiple owners, an exemption from this tax is provided if 50 per cent or more of the owners are residents of Nova Scotia. Average inventory gains are being met once again by significant demand, which has punched down the the overall inventory level for the third straight week in a row. Annual trend around this year usually sees inventory numbers push up week to week until we hit the peak of the Spring market, then it slowly tapers off for the remainder of the year, but not so much this year so far. Since any new additions to the market are being gobbled up by the increasing buyer pool, there really isn't an opportunity for the current volume of listings to increase, keeping the offer holdover market strategy pretty much standard at this point. As the Sellers market here in Halifax digs deeper, buyers are quickly finding themselves inside of it without a rope, and outside of their initial property expectation, or out of the market entirely as properties here continue to press to record heights. Speaking of, weekly values remained steady this week, however, the 6 month median prices jumped again this week. Single Family Home 6 month listing price gained $20,000 in a short four week span, and the bidding wars have caused the six month median selling price to jump a staggering $26,000 in that time. The worst is not over I fear, as the weeks press on and the median tracking catches up to the current market, which is nothing short of incredible at the moment. Hopefully, by the time that happens we will be into the Summer market, which many are hoping will look a bit different than the one we find ourselves in currently. I will play fetch but I’m still working on bringing the ball back. Balls are fun! I am a little nervous when I first meet people and sometimes will growl but stop quickly, especially if you have a treat for me. I love treats! Children older than 12 are recommended due to my size and age as I can easily knock over a smaller child because I don’t realize my size and strength. I walk great on leash and do not pull at all. I’m also perfect in the car and usually just curl up on the seat and take a nap. My foster mom uses the command “Load Up!” and I jump right in. I am almost housetrained. I do most of my business outside but you have to take me out immediately after I eat/drink any amount of water. If I have an accident it is in front of the door but I don’t make any noise or indication to go out so sometimes my foster parents miss getting me out quick enough and then I will have an accident. I am getting so much better because they keep a close eye on me and know if I head to the door, I need out. Smaller animals are a big NO for me, cats, dogs or other. After almost 2 weeks of living without incident in my current foster home, I grabbed my little fur foster sister, thankfully she is going to be ok, but clearly I can't be trusted with littles. I also don’t think living with a low energy dog is ideal as I don’t know when to quit playtime and it can make another dog upset with me when they’ve had enough. I have no issues with resource guarding at all. I do bark a fair amount so apartments probably aren't ideal for me. I am crate trained for when I’m left alone, although I haven’t had to be in one for a while because my foster momma is home from work right now so I haven’t been alone much. My favourite place to sleep is in bed with my humans. Most times I climb under the covers and use the pillows. I think I’m part human sometimes. I am such a handsome boy, everyone falls in love with me! I hope my forever family is out there waiting and sees how wonderful I am! After a few promising weeks of inventory increase, the last couple have kicked those numbers back to the basement, which is not good news for soon to be Spring Buyers and those currently looking. Not a huge decrease, but we are way off the levels of last year, which was also the trend of 2021. The next few weeks will indicate if we are in for a "scraping the bottom of the barrel" type of year, or if we finally see a correction year. I personally think we are going to see the former for most of the year, but if builders can catch up to the their current projects, there may be a little reprieve for the market on the horizon. With little to no new construction options around, resale residential continues to take a pounding, rocketing prices to new and somewhat worrisome heights. We are still seeing decent new listing additions though, just not enough to make a dent in the current buyer pool. As the Spring kicks into high gear though, opportunities will come, it's just a matter of getting educated on the market and watching current trends on a weekly/daily basis. A good way to do the is by checking out properties on our site viewpoint.ca and favouriting a few that come up for sale that match what you may be looking for in the future. That way you can see the selling price when it is marked sold and see what typical bids are happening over the asking price. Although not a perfect way to gauge what a buyer is willing to pay, it does give some idea on the averages and what a reasonable bid might be should you find yourself in that situation. Of course, having a Realtor on your side certainly helps, since we can help navigate the current market, answer questions and run reports on potential candidates. The Weekly "Adogtable"Hi y'all, I’m Niblet, a 4 year old, 13 lb pug mix boy. I came from Texas to Nova Scotia a few weeks ago to find a forever family that will never abandon me again. I am ready to start my search. I am little and sweet, just like a niblet should be, pretty “corny” right!! I am a very quiet, gentle soul. I have lots to keep me occupied in my foster home, so I watch and listen. Lots of fur friends and lots of foster family. I am a little shy, but not at all aggressive, the type of shyness that goes away as I become more comfortable. I don’t need to be the centre of attention, but I like to be near everybody. I like men and women. I have made friends with everybody, every dog and even the cat in my foster home. I am not very food motivated but if you offer me a treat I will reluctantly accept it. It can get a little harry here at meal times, so I prefer to wait for peace again, and maybe go eat in a quieter place with my foster mom. I am not destructive at all, and I have spent no time in a crate. I am not overly interested in toys, and I have shown no resource guarding behaviour. I don’t mind the car, probably because that means a walk. I LOVE walks. I come to life then, so lets do lots of those!! I am so good on a leash and love the wooded trails we have walked on. I have met a few people and dogs and I am shy and may shake a little, but when encouraged to move on, everything is ok again. I have met a few children walking too. They were asked to be gentle, and it was fine. I love to bop around in my fenced yard too, the outdoors seems to be my happy place. I can really run when I want to, so keeping me leashed at all times, if not 100% confined, is the best way to keep me safe. I am not sure how I feel about the cold though. I have had to wear some pretty crazy get ups lately, let me tell you, but this place is freezin!! I am housetrained but my foster mom does seem to have eyes in the back of her head, and the only time I was going to make a mistake I got the look, and went outside. I am sure this behaviour will stick if I must! I totally associate the outdoors with bathroom time, and will do it quick to get back inside. I spend most of the day following everyone around and I can get a little sad when left alone, so maybe take me with you, always, lol. I have a cozy bed to snuggle in during the day, but at night my foster mom doesn’t want me to be alone so she takes me to bed with her. I will find the one spot left in the bed and snuggle in. I will still be peacefully there in the morning, smiling at you with the cutest little underbite you have ever seen. I have a little cherry eye we have been massaging, but it is hardly noticeable. I cleaned up really well in the bath, and I didn’t even mind it. My foster mom says that I am pretty darn close to perfect!! If I sound like the perfect companion for you, then let my rescuers know. With improvements in some of the key statistics that buyers are extremely interested in over the past couple of weeks (like the inventory levels), the hope was that the trend would continue for the remaining market year. This week was a bit of a setback in that regard, with inventory slightly reducing overall, but the bigger story here is the surging values/selling prices. All weekly average listing prices pumped up quite a bit, but the selling prices jumped up to some extreme heights over the last couple of weeks. Heading into March we are now catching up statistically to the late year inventory void of 2021, leaving buyers behind, and allowing the buyer pool to teem again. This vacancy has caused higher than usual price inflation in a lot of the communities around the HRM, making the buying process not only a challenge but frustrating one to many buyers out there. As we start seeing the overbidding results come into view, the stats in the last couple weeks shine a spotlight on how quickly things have increased in a short six month timeframe. In the last two weeks, single family six month median listing prices jumped almost $13,000 after holding steady at $400k for the last few months. The overbid amounts have boosted the SFH median selling prices $16,000 as well, but I fear that this is not the end of these increases. The condo reports for the 6 month median stats looks quite the same, with major increase in both listing and selling values over the last couple of weeks. Thanks for stopping by! *RECORD BREAKER: Absorption rate hit an all time low of 4 weeks this week The Weekly "Adogtable"My name is Granny and I am 4 year old, female, 75 lb, Bulldog Boxer mix. After my puppies were all sold, the "breeder" decided they would let me go as well so I made my way into the rescue and haven't looked back! I am a strong girl who is a bit larger than I look in photos. I am also very kind, gentle, and haven’t shown any signs of aggression while with my foster family. I am filled with love and want to please people. Treats and praise are good motivational tools for me. I am happiest when everyone is home with me and am good when I am left home alone so you don't have to worry about coming home to a mess. I don’t need a lot of exercise, however one or two 15 min walks a day helps me relax at home. Once or twice a day I get a burst of energy where I like to play, other than that I like to relax and sleep on my bed! I think I’d be happiest either in a home in the country or in a home in a neighbourhood if my adoptive family takes time to help socialize me with other dogs and people. I walk well on a leash although at times I will pull a bit hard, with a quick correction I remember to stop pulling. When on a walk I sometimes bark at people or dogs that we walk past, not an aggressive bark, more of a - ‘I see you there’, bark. I am not a fan of the rain, snow, or cold weather…I need a little encouragement to go outside during these days and won’t stay out very long. My favourite toys are a ball and a toy on a rope that I can throw around and chase. My favourite treats are cheese and soft dog treats. I am not a fan of hard treats. I would do well in a home with other dogs or on my own. I am currently the only dog in the home but I was temporarily with several dogs, big and small, and had no issues. I am housebroken and am good with kids although I’m not always aware of my size or strength and may knock little children over accidentally. I would be happy in a family home or in a home with one person. When someone comes to the door I usually stay laying on my bed or come to the door quietly and greet the visitor. I am good in the car for drives even though it is not my favourite place to be. I have not met any cats so I'm not sure what to think of them. Two weeks in a row where the inventory has gained in strength? You better believe it! Now, it's not exactly the listing dump we could use, but anything at this point certainly helps. This week did see a good amount of products come to market this week, which was a welcomed sight to wary buyers hoping to land a property to call their own. So it's the little engine that could market right now, and the hope is that we will crest the peak in Spring to get us over the buying doldrums the Halifax market currently finds itself in. I have heard rumblings that interest rate hikes could be a contributing factor to the late Winter push, and combine that with the late 2021 listing vacant, it has been a recipe for this super heated market we currently find ourselves in. As more listings come to market, the more buyers attention will be divided, giving a better chance for buyers to lock something up, and perhaps cool the overbid prices a little as a side effect. Speaking of overbids, those amounts crept up again this week on the six month median for both tracked products, which will likely continue to push higher until the market catches up to the current state of things. The last few weeks have been incredibly challenging and competitive for buyers across the board, especially in the entry level price points and anything within 20 minutes to the city. Gains in all tracked products this week, and the largest weekly increase so far this year. Still not enough to do a lot of damage to the demand, but it's a start, and a welcomed sight for weary buyers. As the Spring market approaches, so too does the peak of the inventory year. This gives buyers an opportunity to have the attention of new listings divided amongst the overall active buyer group, lessening the competition by simply having a few more options to choose from. Listings are usually active for a week or so, then offers are presented on a Sunday or Monday. If that is the trending formula and a few new listings are on the same path, then this will divide the group of interested buyers since only one can be bid on at a time. Now, this doesn't happen all of the time, it just seems to be the trend. Values continue their march in the northern direction this week, specifically the overbid amounts. During the late fall last year, those numbers seemed to stabilize for a few months but the listing void left by the beginning of Winter left a vacancy that is slowly starting to fill back in... ever so slowly. The real stress test is coming though, since Spring is not only the busiest time for sellers to list, it is also the one of busiest time for active buyers who are relocating or making a lateral move. Hopefully the pressure continues to lift, giving buyers a fighting chance out there, cause at the moment it's pretty discouraging for a lot of price points and areas. The Weekly "Adogtable"Ellie is a shy little lady, she is very nervous of new people, with that we're asking people interested in adopting her to plan to come for multiple visits to meet her. Once warmed up Ellie is very sweet girl who loves to cuddle, she loves having a nice warm lap to curl up onto. Ellie is a very smart girl and still has some learning to do where she is so young. She does know sit, paw and lay down. She is pee pad trained but we're working with her now to get her use to using the bathroom outside. Ellie likes car rides and is also kennel trained. The best home suited for Ellie is a home with adults only. She would enjoy a lifestyle that isn't too busy, so she can get her cuddle time on the regular with her new family and also so she isn't getting overwhelmed. Ellie would benefit from another friendly confident animal in the household. She can be loud when left alone, as most chihuahua's can be, so an apartment wouldn't be a suitable place for her. Ellie will be limited to how many interactions with possible adopters per day to allow her time to decompress between meetings. Finally, after a few dismal weeks of new listing additions, this week bounces back with a decent volume report, which couldn't have come at a more needed time. Stepping into the year with half of the inventory we had this time last year hasn't helped things, and with demand at an all time high, we find ourselves in a super heated sellers market yet again. Some pretty incredible value increases over the last few weeks, which most people are hoping we are simply in a unique time that is driving these prices to record heights. Starting to see things like zero condition offers, properties under showing siege, and double digit multiple offers, all of which are pouring gasoline on the already well lit market fire. Not only has property attainability become a huge concern for buyers, but so has affordability as well. With entry level homes that list in the $300k's that end up selling well into the $400k's it not only pushes buyers out of the market, but makes it that much more challenging for buyers to figure out just how to lock these properties up without pushing the limits of there budget for a property that may be well over the neighbourhood value threshold. That is an important factor for many buyers, since the next home might not be the last home, and life is always changing so sometimes it's hard to commit to a temporary residence. The biggest concern in that scenario, and for a lot of buyers, is buying over the top end just to see the market turn. FOMO is a real thing for buyers in a buyers market (what if I miss out on the property of my dreams next week? *after getting something under contract), but in this market its more like FONA (fear of nothing available). Condo count dropped a touch this week, and the winner for most significant reduction was vacant land. I mentioned last week that the overall feeling right now was one of buyer optimism, as many shopping in different product categories and locations started to notice more options becoming available. Still, as quickly as they are coming to market, they are still ultra competitive, since the void of new listings over the end of 2021 created another collection of buyers that are supercharging the bidding, keeping this time of year highly competitive. The hope is that listings will continue to march to the market and eventually reduce the buyer count and provide a more level playing field for those still searching. Inventory peaks in the next couple of months, so opportunity is sure to present itself, as long as this current trend maintains. The Median value counts seem to have stabilized for the most part. They have been reporting around the same values for a few months now, with the exception of the overbid averages which seem to be crawling up ever so slightly month to month. Since overbid amounts are somewhat baked into the current market, the question is if the same over list offer percentage is being suggested for properties that are listed to current market. My guess is that it remains the same at this point, since watching the current sales seems to reflect just that. Could be the time of year though, and if the third quarter of 2021 was any indication, the days of these extreme competitions may be tapering off.
