It's off to a slow start, but definitely a few more listings this week, pushing over 200 new products to market the highest addition this year so far. This trend should continue as we hit the second quarter, which I'm sure is a welcome sight to current buyers out there scouring options. Last year at this time there was a pause in listing activity for some reason, which caused a heated sellers market for the first half of the year really. Potentially, the backlog was created by the issue that could easily have solved it, more inventory! With homeowners looking to make a local move, there was really no options to allow the property ladder climb. Anyone looking to make a move locally just couldn't find a lot of options, and competing with buyers that didn't have a property to sell likely caused some disappointment. This chunk of missing inventory added to the already measly market offering, solidifying the high prices that didn't have to adjust due to high buyer pressure. It did get better for buyers out there, and the end of the year really showed some promise. The speculation going into 2024 was that we would see a return of typical Halifax market trend, and so far so good. If things continue as predicted, look to the coming weeks to pad the stats, especially in the listing option department.
