New listings reported the highest we have seen so far this year, but overall, we fell short against last year at this time. Buyer activity slumped a bit this week as well compared to March, but with more and more property candidates hitting the market, no doubt this will pick up shortly! Values in both tracked products cooled this week, which seems to be the battle week to week as the playing field continues to level out, so it's a mixed bag at the moment. The annual trend is that the Spring market will always have what seems to be a lot of options, but it is also met with a balanced (or more) demand for products as relocations are in full swing, as well as other folks who need to move for various other reasons. Most like to be settled before Summer hits so they can enjoy it, so the push to be in their new residence really becomes the main focus during the Spring months. As these buyers purchase property and the demand wains, the market cools and we see activity start to slow, usually around Summer. Good news for buyers who are perhaps looking to get into the market, and who don't; want to compete as intensely, but the market is anything but predictable these days so you never know what will happen.
