Turns out that was just an irregular week, because we are back to adding products to the market! The gains aren't huge, but noticeable since we should be headed in the opposite direction around this time of year, thanks to the the above average amount of new listings that poured to market this weekt. Average values in both tracked values continue to reduce, which is common for this time of year, but could also be due to the current market environment. With more listings coming to market, and seasonal tepid buyer activity, sellers are likely not met with the same vigour as earlier this year which will cause prices to kick down to meet the demand, or lack thereof. Single family homes sold, on average, below the asking price, which is something that hasn't been all that common this year but will likely continue to happen as the market cools. Holiday weekends tend to skew the numbers a bit, so perhaps a few of these anomalies can be chalked up to timing, we will need to take a closer look next week to confirm things. Much like last year, there was quite a few ups and downs. Where 2022 had more drastic downs than ups, this year seemed to have more frequent fluctuations, just not as significant in volume as 2022. Last year, the 4th quarter recovered a tad from the huge drop that happened after the Spring with a lot of folks considered the Fall of 22 to be the turning point in the market finally, and predicted that things would continue to cool post Winter and into 23. Well, the opposite actually happened, with January taking off like a rocket ship and not landing until the halfway point of this market year. Another thing that happened this year was the stabilization for prices. Now, don't get me wrong, this is still an ongoing affair with prices, mostly in the "improvement" area, but for the most part, a new value line had been drawn as the dust settled. For a recovery year, however, this year proved to have a rather elusive market. Just when it was cooling, it didn't, and when you thought things were heating up again, it fizzled. Buyers confidence did return this year though, and seeing property sell under asking price started to occur again. The lack of desperation faded as inventory started to climb, and buyers finally started to see tangible metrics to gauge where they should be bidding. There was, and always has been areas and price points of exception, so I think it will be noted that 2023 ended in the closest to a traditional Halifax market as we have seen since 2019. All eyes train to the new year, but we still have some gas in the tank yet, so stay tuned to the blog and see just how the market will conclude this year. Thanks for stopping by! After a rather surprising fourth quarter inventory surge, it appears as though annual trend has taken hold... for this week at least. The reduction could have also been helped along by the significant amount of products that retreated from the market this week, which reported significantly higher than previous months, and also higher than last year at this time. Some of those listings may reactivate this week to lessen the impact, but this is also a natural "ebb and flow" of our market around this time of year. So, all tracked products reduced this week, and values along with them. The gap from last year to this year is still rather large, but not as wide as it has been, especially when it comes to selling prices. Headed into the grey months, so reports will be static and irregular (usually), but there is still time to have a late push to the year. Usually, we see activity slow right down around this time of year, but there are still those making the final push to get into a property before the holiday season. Eyes are starting to train on 2024, and there is lots of speculation on how that market year will report, which is anyones guess at this point, but look to the stats in January to get an indication of how things will go. Last year was crickets around this time, then launched into activity that was surprisingly similar to the pandemic market, to everyones surprise in January, so the question is repeat?. This is one of the fewer times I have seen October report a higher inventory count at the end of the month than what it opens up with, given that October is usually a descending month. The soaring numbers from the Spring usually start their decent end of May / early June timeframe, then continue into the Fall and bottom out during the Holiday season. As mentioned in previous posts, right now is a bit of a secret time to consider your purchase. Remnant inventory still lingers from the Late Spring / Summer months, and new listings are still entering the market. Prices continue to "improve", so revisiting previously aggressively priced property can be considered as well. Buyer activity tends to slow around this time of year as well, making the competition a bit less, and with more options available, a better chance at locking up a property happens. We're not actually too far off from the report from last year at this time, which is surprising given the year it's been so far. Just when everyone had predicted the market would flatten out after the drastic drop mid 2022, it did anything but that starting in January of this year, causing the need for further deflation tactics, to include higher mortgage rates. Eventually things cooled, but we still find ourselves in Sellers market in most key areas of HRM, although it's a shadow of what it used to be. The big question is if we will see a repeat of last market cycle, where we are lulled into thinking the market would cool for the long term, then blast off in the early months of the new market year, or, will it actually cool off this time and get back to a more recognizable Halifax market. Definitely a lot more options to choose from it seems, as new listings pushed up the overall inventory count for a second consecutive week in a row. With more options, a greater attention divide happens, spreading out the pool of serious buyers who are actively looking. As the inventory loads up, the padding of listing values is starting to drop in available listings. Where the first, noticeable price point to see options started to show in the $800k+ value bracket, we are now starting to see padding in the $600k+ range. You are even starting to see properties list and sell in the $400k's, something that has been scarce the last few years. You can certainly tell that buyers have adapted to the current market conditions, and where they used to frenzy over a "new" listing as they appeared, there is a more reserved approach to snatching up property these days. Almost like it was before the pandemic market. Buyers are hesitant to pay much over list these days, especially as the price point increases. Even showing instructions are starting to show the softening of the market, where it was a "no offers will be presented until this specific date" sort of thing, now most new listings have reverted back to a "leave offers open for 24, sometimes 48 hour" window. Holding offers actually started in Halifax in 2019, then became the norm all the way up until last year when the market had that small retraction. They returned earlier this year, but the 4th quarter hasn't really needed this tactic, other than the listings that come to market underpriced or in an extremely desirable area. After seeing reduction in the overall inventory count last week for the first time in several weeks, we are back to pumping up those numbers yet again. Not a bad thing I would say, we are still quite far from a balanced market, especially given the time of year, but this Fall has been the closest to a balanced market as we have seen in the last few years. Bit of a sluggish week for both buyer and seller activity, with both new listing and conditional sales reporting lower than the last few weeks, but as we have seen holidays do tend to have an impact on market activity. Thanksgiving long weekend is definitely one of those weekends that folks have other things at the forefront, other than the sale or purchase of a property. The big question will be how this week coming will report, and if we will see a typical downward trending market as things start to cool, or will things start to heat up again? We should see an activity push from now until the end of November as some try to sell or buy before the holiday season arrives, so expect the numbers to kick up and down over the next few weeks while that happens. After a rather long stretch of inventory gain, which was uncommon for this time of year, there was a reduction this week! Perhaps the mediocre weekly inventory gains and sluggish sales, coupled with a slight uptick in buyer activity lately have knocked down the available products. The expired listings reported in volume this week, which helped things along for sure, and with the amount of listings that ended under contract it is not surprising that inventory took a nosedive. Now to see if this will be a continued event, or if this week was an anomaly. Values remain strong again this week, with the average property still settling at, or just over asking price. Both tracked products six month averages are still reporting substantially higher than last year at this time, but it was a different market back then, so I can see why. After an unstoppable pandemic market (2020-2022), the question of when things would taper off was at the top of everyones hot topic list. The answer came in Spring of 2022, when inflation cooling tactics and natural market cooling occurred all at once, supercooling an already slowing market. From that point, there was a significant and swift correction in values across the board, bottoming out around this time last year. With the 2023 Spring response, there was another surge in activity, and although it wasn't pandemic market type of surprises, there was a lot of interesting developments, but still a shadow for the former market. Fast forward to now and it's definitely a mixed bag of activity out there. Some prices and areas are reducing in activity and prices, while others continue to surprise. As mentioned in previous posts, this time of year usually has a slow drain of available stock as we cruise towards the end of the year, but this year seems to be reporting quite differently from previous market years, which may further indicate the continuation of our cooling market. A healthy addition of new arrivals to the market certainly helped things along this week, as Sellers try to take advantage of the remaining market, and possibly have their sale done prior to the holiday season. Buyers are also quite active so it would seem, with a higher than normal pending offer rate, there definitely appears to be more engagement from buyers in the current market. A whole whack of price corrections this week may have also contributed in enticing buyers back to market, as many areas outside of the core continue to soften as sellers adjust to meet the changes. The absorption rate made a return to the blog this week, and during the month long vacancy for numbers to catch up, there has been a surprising 5 week gain in that short time.. The strange reverse inventory trend is likely lending to this report, but to gain 5 weeks on this stat in such a short time definitely indicates something larger is at play here. It will be interesting to see how the last quarter of the market season performs, we may end up seeing an entirely new face to the Halifax real estate market come 2024. Even small increases are a surprise this time of year, as the usual trend is to see products retreat from the market and continue the decent all the way until the Holiday season. Buyer activity remained decent again this week, but just mediocre, which is quite normal for this time of year. Lots of price reductions around the city, mostly at the higher price points and rural areas, but values continue to adjust and find a landing in the new market. Values overall continue to stabilize, but figuring out what area and price points have found that solid group remains elusive. Turn-key property is still commanding the most action, with the opposite condition not getting as much love as its counterpart, and even settling around or even below asking price in competitive markets. It is a really interesting time, that's for sure. Sellers used to hold all the aces at the table, but it seems to be getting down to pairs, sometimes even a bluff! There is still the underpriced and mostly turn-key properties that are seeing big overbids, but a lot of buyers have lost the appetite to compete, and have become more relaxed to wait it out as they know more options will soon arrive to market. Time will tell if the long play is the way to go here, or if taking a bite out of the current market is the way to go. With single family homes leading the charge, there was a 70 unit gain this overall, which is rather surprising given the time of year. Usually, inventory tapers off by this time, and continues to do so until New Years Eve day, ending with the lowest count of the year. With prices cooling and options becoming more available, the Sellers market doesn't have as much bite as it used to, but still packs a punch in certain areas and price points. You could argue that there are other areas and certain price points of the municipality that are in a balanced market, thanks to a cushion of $800k+ stock hanging around, however. The first time home buyer price point is still red hot in most areas of the city, but even that sector is starting to see less activity, unless it is turn-key of course. Interest in the market has temporarily faded a bit, but that can be a seasonal trend factor. This time last year did see many similar statistics, in fact, they look eerily similar this week. Look for things to pick up a bit near the end of the month, then remain steady for October as folks make their final push before the holiday season. For now, the market pushes on, even if it is not the firework show that was the pandemic market.
